Recently restored stone built cottage within walking distance of San Giustino, a lively little town on the Umbrian-Tuscan border, with many bars and restaurants. The cottage is set in a private garden in a very quiet setting, there are 3 terraces, 2 of which look out over the river. Although completely restored the inside still has all of the original features including exposed beams, a stone staircase and open fireplaces. The cottage is furnished with many antiques which add to the romantic atmosphere. The charming walled cities of Sansepolcro and Cittą di Castello with full facilities are only 10-15 minutes away.

Outside
There is a terrace leading from the living room suitable for a small table and chairs. Another terrace is outside the main entrance with table, chairs, umbrella etc, and another terrace on the upper level. Private off road parking available. Private access to the river for swimming.
Coast/Beach
The Adriatic coast including world famous beaches such as Rimini and Cattolica are 1 1/2 hours away. Mediterranean coast including Tuscan coastline, Roman and Sorrento coast 2 - 4 hours away by car.
Golf
18 hole course at Perugia (1 hour away). 18 hole course at Pierantonio (45 mins). 9 hole course near Cittą Di Castello (20 mins).
Travel
Total driving distance from the UK approx 20 hours. Nearest airports: Perugia, Bologna, Florence. Car hire advisable but San Giustino does have public transport connections to Arezzo and Perugia.
Distances
Walking distance to San Giustino. Easy driving distance to Orvieto, Todi, Siena, Gubbio, Perugia, Assisi, Arezzo, and Lake Trasimeno. Rome is 2 1/2 hours by train from Arezzo, Florence 45mins from Arezzo.
