Accommodated on the 1st floor over cellars and garages, it is set in its own rustic land of vineyard and orchards, surrounded by olive groves, with inspiring views up to the hill top town of Acuto. The villa offers the opportunity for comfortable country living with all the shops, restaurants and street festivals of local historic and tourist towns only 10 minutes drive away. The area provides fantastic opportunities for walking in national parks, serious shopping of Italian fashion in the nearby Fashion District of Valamontone and designer shops of Fiuggi, an 18 hole golf course with outdoor pool, plus a public olympic size pool both in Fiuggi 5 minutes away. The ski resorts are 45 mins drive away from the villa and the AI motorway and Anagni train station is only 15 mins drive to allow day trips to Rome, Pompei, other attractions and historical sites be within easy reach.

Notes on accommodation
Built 20 years ago as a typical country house the living area is across one floor above its own cellars and garages where animals would have originally been over wintered. Set in its own land there is ample space for children to play on the terraces, in the orchards and pasture. The villa is set in a rural area and a car is essential to get around. Outside
Ground floor - Secure hardstanding parking area for several cars. Wood store with outside sink for cold clothes washing. Rustic wood burning pizza oven with wood available. Unfortunately no hardstanding for garden furniture available yet on this level to sit and eat. Rustic pasture with chicken shed leads up to orchard with fig, cherry, walnut and olive trees. Please help yourself to fruit when in season. First floor accommodation level: Large covered and outside terraces with table and chairs for outside dining or sun loungers for sun bathing. Small formal garden, vineyard and orchard with persimmons, plum, apple, peach, pear and walnut trees. Large edible prickly pear plant at top of vineyard. As the Villa is in the countryside to prevent mice etc coming into the house we need to keep cats. We do not put poison down due to the number of children that stay in the villa and enjoy playing in the land. Farm cats are a safe and reliable vermin control.
Coast/Beach
The resorts of the Thyrrenian coast which include Terracina, Sperlonga, Sabaudia, Nettuno and Anzio are all within one and a half hours drive. The coastal national park of San Circeo is near Sabaudia and is the smallest but one of the most beautiful in Italy, includes a beach area, sand dunes, four lakes, an ancient forest, hot springs, many archeological remains and caves, among them the Grotta Guattari, where the skull of the prehistoric Circeo man was found dated 60,000 years ago.
Golf
Fiuggi golf club five minutes drive away is set at 621 meters above sea level in a wonderful natural park that dominates the countryside. Fiuggi golf course is one of the oldest in Italy, having been developed in 1928. It offers to those keen on golf a magnificent 18-hole course (5884 meters) par 70.
The naturally undulating slopes and rich vegetation make the course highly engaging and extremely enjoyable. The course winds through lovely, natural scenery, spaced out greens and well kept fairways that offer the golfer a sensation of freedom. The club have created a practice area where beginners can take lessons from instructors - either individually or in small groups. Golfers and non-golfers can relax in the scenery of the Club and enjoy the various facilities such as the outdoor pool, tennis courts and the restaurant.
Skiing
Campo Catino - approx 45 mins drive away. Campo Felice - approx 1.5 hours. Campo Staffi - approx 1.25 hours. Monte Livata - approx 1.25 hours.
Travel
Although served with local buses the use of a car is essential as buses run infrequently. The villa is accessed from the A1 motorway (Rome-Naples) exiting at Anagni / Fiuggi about 15 mins drive away. Rome airports: Ciampino 45 mins drive and Fiumicino 1 hour. Central Rome can be reached in one and a half hours by catching the train from Anagni station. Trains run approx every hour and a Birg ticket costing approx 9 euros includes train fare and day pass on Romes public transport system.

Further details
Local shops, supermarkets, banks and many restaurants are only 10 mins drive away. Local Pizzeria (2 mins drive). The spa town of Fiuggi (10 mins away) provides you with opportunities for shopping, eating and relaxing in the many spa facilities. With its leafy piazza and many bars enjoy sitting with a cool drink people watching. This Italian tourist town is famous for its healing waters and gained early renown in the 1300s as a spa town, when Pope Bonifacio VIII claimed that he was cured of kidney stones after visiting the mineral waters that gushed from Fiuggi's spring. Today, its waters are known to cure renal calculosis, gout, and urinary tract infections. The resort is also renowned for its lavish gardens and unspoiled chestnut woods. The whole area known as the Ciociaria boasts many hilltop towns and cities such as Anagni, Alatri and Fumone. Explore the cobbled alleys and city walls and enjoy the calm and coolness of cathedrals and castles. The regional cuisine is served in the numerous family owned trattorias which can be found as you explore the streets. The town of Piglio gives its name to the local wine 'Cesanese di Piglio' which can be bought direct from the cantina. The country lanes around the villa make for a wonderful and peaceful place to walk and for the fitter amongst us cycling. Discover the medieval tower, the natural springs where sheep to this day are watered and the country churches as you meander through olive groves and vineyards. The national park of Lago Canterno 10 mins drive away provides you with excellent picnic spots and views across the lakes to the mountains beyond. The mountains behind Acuto and further afield in the Abruzzo National Park provide excellent walks and trails to completely immerse yourself in nature. The area has one of the longest bicycle routes in Italy, linking Fiuggi to Paliano, using the tram line that used to unite the thermal springs to Rome.

We had an excellent time. We couldn't ask for a better place to stay. Everything was just perfect from a very well equipped kitchen and comfortable bedrooms to stunning views and beautiful weather. The trips to Rome and Naples completed a great holiday. I wish it was longer. We will try to come back. Thank you very much.

About the owner
Living in London we love visiting our second home, Villa Giannina, to be close to Sandras family and childhood friends. Sandras mother was born in the hilltop town of Acuto where many of her relations still live today. We love the contrast from busy anonymous London to the quiet friendly streets of Acuto. Taking a walk in the streets around town, always takes longer than planned as we have to stop and say 'ciao' to all, catch up with the local gossip and find out when the next 'festa' is taking place. There is always a 'festa' - this is Italy where people love to eat, drink, dance and sing.

Why the owner chose a home in this location
We wanted a home where we saw ourselves living in our retirement. We love nature, plants and animals so wanted space for this and enough rooms for lots of visitors. Villa Giannina was perfect for us and even gave Stuart a few rows of vines to tend. Being close to Rome and many other towns means we can still enjoy shopping, restaurants, architecture and many cultural places and events. Villa Giannina gives us the perfect balance of peace and beautiful scenery with easy access to some fantastic, vibrant cities and towns.
