Villa Marziali is idyllically situated, 1km from Montefalcone Appenino, with stunning views of the Monte Sibillini, providing exclusive and very private accommodation in a truly magical, unspoilt, undiscovered and non-tourist area. There is a fabulous 16 metre (52.5ft) swimming pool with diving board. The villa has recently been further updated, combining elegance with modern facilities and fittings. The original wine making cantinas with brick vaulted arches, nevertheless have discreet satellite TV and Bose sound. Living space opens on to the south facing upper terrace. Steps lead down to the swimming pool terrace with vines, fruit and figs, truly stunning views and garden furniture for all guests. The villa and garden offer a haven of peace and tranquility in an area often described as Italy's best kept secret. As suitable for 2 as for 12, a romantic hideaway or a perfect setting for family reunions or groups of friends. You can stroll up to the village through our own small wood.

Changeover day
Saturday is the changeover day but can in certain circumstances be flexible, please feel free to ask.
Guests may arrive from 4pm and departure time is 10am on the last Saturday.

Linen and bath towels are provided with weekly change. For 2012 We shall also provide pool towels. The house is cleaned each Saturday. Extra cleaning may be arranged. A professional cook is available, she is fantastic, but please enquire well in advance. |

Notes on accommodation
Villa Marziali is our treasured home in Italy, bought long before regular flights made the area so accessible, but we have been sharing its secrets and pleasures for many years. Formerly the principal home of the landowning Marziali family, the accommodation here is spacious: by converting the ground floor wine making cantinas we have achieved a semi open plan zone of spacious living space which is comfortably appointed and wonderfully cool in summer. On the first floor the two 'main' bedrooms are large and there is an ante room which separates them, ensuring complete privacy for all occupants. A cot could be placed here if required. The second bedroom eccentrically has a piano.The 'family' room on the top floor has a daybed to accommodate two further guests (14). Recognising that parties with children may need extra flexibility, we can provide 2 cots and 2 single mattresses which may be put on the floor if required, however maximum occupancy may not exceed 12 without prior agreement.
Accessibility
Wheelchair users have stayed happily and successfully at Villa Marziali. Although there are no particular modifications, the gently sloping site lends itself (there is paving all around the house)and we will be happy to talk you through all relevant aspects of the accommodation if you would like to be in touch.
Outside
Stunning is an overused word, but the views from here defy both photography and description and are the essential reason we bought this particular house. Truly panoramic views extend from the village of Montefalcone to the east, through to Gran Sasso, often snowclad, 56 kms on the far horizon of the Sibillini mountain range, round to the skiable slopes of Sassotetto in the west. The mountains change colour throughout the day and are fascinating in all weathers.
East and west of the house lies gently sloping garden, to the south the 52ft (16x8m) private swimming pool is the main focus, with a generous vine-clad gazebo to shade children and adults alike.
The upper terrace has iroko dining furniture for 12 and a large Weber barbecue.
There is a small orto growing organic seasonal produce and the west garden, with fruit trees, roses and vines, offers many shady possibilities... Beyond the garden, we also own two small fields and some woodland, so a gentle stroll is always in prospect.
Coast/Beach
The nearest beach is at Pedaso, a quaint resort half an hour away. A few minutes drive up or down the coast will take you to Porto san Giorgio or San Benedetto del Tronto where the beaches are sandier. You can literally have lunch in a chalet restaurant on the beach whilst watching your children play on the sand. There are numerous excellent seafood restaurants as these are all bases for small fishing boats - perfectly matched to the local Falerio or regional Verdicchio wines.
Skiing
Skiing is available at Sassotetto which is within 45 mins. It is an unsophisticated resort with two hotels and restaurants, utterly fantastic views and of course no queues. Skis and equipment can be hired locally.
Travel
The nearest airport is at Ancona, to which Ryanair fly daily from Stansted all year, sometimes twice a day.
From Ancona airport it is an hour and a quarter to Villa Marziali.
Ryanair also fly Monday & Friday May to September from East Midlands to Rimini, from which Villa Marziali is a very easy two hour drive. Ryanair also fly to Pescara.
Flights to Rome and or Bologna are also suitable.
Car hire is virtually essential.
Distances
Montefalcone 1 km. Drive in 1 min or walk by a choice of routes; one direct, passing through our small wood to the road, the other, longer, by a medieval strada passing a religious shrine and with views of the distant sea. Either way its downhill on the way home!
Smerillo 2kms - the next village, walkable, directly or by circular route with excellent restaurant.
Comunanza. Macerata (open air opera festival in July/August).
Ascoli Piceno. Pedaso (nearest beach) 40kms, 35 minute drive.
Further details
Montefalcone has three bars, a small grocery shop, post office, pharmacy and baker. Comunanza, the nearest market town, has every kind of shop, excellent restaurant, pizzeria and Saturday market. The entire area is worthy of exploration but art lovers and walkers will find particular gems here. The 14th century Venetian artist Carlo Crivelli spent most of his productive life in Le Marche and you can construct your own Crivelli trail visiting his masterpieces, several of which are still in their original location, whether in humble parish churches as at Monte San Martino, or in the cathedral at Ascoli Piceno. This historic city is always worth a visit, a stroll round which can begin and or end in the atmospheric Art Nouveau Cafe Meletti found in the beautiful piazza paved in luminous travertine marble. Keen walkers can sit on the terrace at Villla Marziali with maps and binoculars to plan the next day's walk. Try Stanfords for a map of Monte Sibillini (Edizioni Multiraphic, Firenze). Three dramatic gorges are visible from the house and reachable in half an hour's driving. If you walk through the Gola d''Infernaccio and then climb up the wooded spur you might easily meet the hermit monk who lives up there in the church he has built! Serious walkers may wish to visit Lago di Pilate (Pontius Pilate's lake) populated by an ancient breed of fish who turn the water red once a year.
Opera lovers can visit Macerata's open air opera festival which presents Un Ballo in Maschera, Rigoletto and Cosi fan Tutte in July/August 2011. The summer and autumn months are when the local villages hold their festas, always based around local food or drink specialities, accompanied by music and dancing and often fireworks complete the spectacle. There is a host of things to do at Villa Marziali at any time of year, however the place itself is so tranquil and relaxing you may find, like many of our guests, that it is hard to drag yourself away.
Booking notes
A deposit of 25% is required to secure the booking. Balance payable within 8 weeks of start date. A refundable damage deposit of £750 is required.
Central heating is not included in our rates. If your stay is during a cold period please contact us to discuss. Villa Marziali is suitable for out of season holidays as it has underfloor heating and an excellent (newly installed) fireplace.

About the owner
I live in the North of England where an owner-managed business sadly prevents us spending as much time as we would like at Villa Marziali. The frequently grey skies find us longing to spend more time in Italy. As we bought Villa Marziali in 1996 we are very familiar with the area where we have many friends. We will willingly answer any queries potential guests may have. Once a booking is made, guests have my landline and mobile number and may ring at any time about anything at all. The house is a home rather than a rental property. We have recently updated it with new bathrooms - 2 double ended baths and 3 new walk-in showers. We enjoy gardening which explains both the formal garden and the edible orto. Our love of music accounts for the eccentricity of two pianos.

Why the owner chose a home in this location
After four years looking in central Italy we chose Villa Marziali as it has quite simply the most fabulous location of any property we saw. Its impossible to describe the view from its terrace and gardens – a panorama of more than 180 degrees from our own village of Montefalcone to the peak of Gran Sasso, Gola d’Infernacio, Madonna dell’Ambro and Foce, right round to the ski slopes of Sassotetto… The view is mesmerizing at all hours. The mountains change colour throughout the day, by night the twinkling of each hilltop village is complemented by the clarity of the unpolluted night sky. Fantastic stargazing!
This beautiful rural area is still remarkably unspoilt. We love the peace and tranquillity we find here time after time - we go home both physically and spiritually fully recharged
Unique benefits of the property
As we love cooking, the kitchen is particularly well-equipped (2 sinks, 2 ovens) designed not to exclude the cook(s) from the rest of the party. In our organic orto we plant tomatoes, courgettes, aubergines etc every year. Guests often say they are the best they have tasted. Our swimming pool was an indulgence. We are astonished by how many super houses have really small pools. At 52ft long ours is the longest we could have in the area we had chosen! With a serious deep end for safe diving, the length makes it great fun for water games as well as practical for a serious swimmer to get proper lengths in. Marziali is fabulous for stargazing. At 750m the sky is so clear we see changing constellations throughout the year set off by the Milky Way arching overhead every night. Magical.
