It has a cosy sitting room with mezzanine TV area and a well equipped kitchen/diner. Located in the medieval centro storico of a mill village with spectacular mountain views down the Argentina valley. The area is ideal for walking, climbing and mountain biking. Friendly village with good eating facilities and amenities.

Prices are for the property in UK pounds. We are happy to discuss flexible pricing for long stays of 6 weeks or more.
Changeover day
We are flexible according to availability. We do not let for periods of less than 4 nights.

| Bedrooms: |
Bedroom 1 is twin bedded with en-suite shower room. It has a wooden ceiling and marbled tiles. There is ample storage space. Bedroom two is a double bedded room in the eaves of the house with wooden floor and ceiling and furnished in a rustic style. |
| Bathrooms: |
En-suite shower room to bedroom one has a large walk in shower and is tiled in soft cream mosaic tiles and terracotta floor tiles. The ground floor bathroom has shower, basin and toilet. |
| Kitchen: |
The kitchen/diner has a small farmhouse style table and chairs. It is fully equipped with gas cooker (powered by bottled gas, housed in utility room), and fridge. There is a lovely view down the valley from the kitchen window. |
| Utility Room: |
Located on the ground floor, this has a washing machine and tumble dryer. |
| Living Rooms: |
The living area is divided into two separate spaces. There is a mezzanine TV viewing area with DVD player and satellite. There is a CD player, DVDs and CDs. There is a 3 seat sofa and chair. The lower seating area has a wood burning stove. |

There is a small patio garden at roof height with delightful views over the village and valley. Garden furniture is provided. |
Cleaning/towels/

Towels and linen are provided. The house is cleaned at the end of each stay. There is no maid service. An English speaking neighbour will help when necessary. |
Notes on accommodation
The house is built over 3 floors and is not suitable for people with mobility issues or with small children (U5's).

Accessibility
This part of the village is pedestrian only with cobbled streets. There is car parking behind the house some 100 metres away.
Outside
The patio roof height garden is accessed from the back of the house. It has table and chairs and two sun loungers. It has spectacular views of the surrounding area/mountains.
Coast/Beach
The coast is 30 minutes away by car and an hour by bus. The beaches are sandy and suitable for children. They are supervised by lifeguards.
Golf
There are two golf courses - one in Albenga (90 minutes drive) and one in San Remo (45 minutes drive).
Travel
Nice airport is the nearest (90 minutes drive) and Genoa is a little further away at 2 hours drive. There is a regular train service from both Nice and Genoa to Arma di Taggia on the coast from where a bus can be caught to the village. However, we would recommend a car in order to explore the beautiful hinterland.
Distances
The house is located at the top of the village where a car can be parked. It takes two minutes to walk down into the centre of the village where you will find shops, bars, restaurants, post office, ATM, pharmacy, gymnasium, tennis court. There is a natural river swimming pool in the village. Nearby villages of Corte, Andagna and Triora offer short walks with spectacular views.
Further details
Supermarket shopping is available on the coast. Arma di Taggia and San Remo offer weekly markets for local produce. San Remo also offers designer shopping and a casino and marina. Local eateries are excellent and reasonably priced. Most produce is locally grown. All the local villages have festivals or 'sagre'. Molini's is in September and celebrates the local delicacy of snails! Also in September is the mushroom festival in Triora. Badalucco celebrates the bean! There is a locally run 'ramblers group' in the summer months and also mountain biking trails. There is also rock climbing, mountain pool swimming (complete with waterfalls) and bungee jumping.
Booking notes
Full payment required prior to arrival (usually a month). Deposit taken at time of booking. A cash damage deposit is due on arrival (150 euros). 50 euros will be deducted from this at the end of your stay to cover cleaning costs. The property is non smoking and pets are not allowed.
