Casina di Rosa is a cosy holiday letting in Tuscany and a wonderful opportunity for the independent traveller seeking privacy and a pleasant atmosphere. This holiday villa is perfect as a base for sightseeing trips or to relax and experience daily life in a traditional Tuscan village. The house consists of 4 rooms and is furnished with original pieces and new items in traditional Tuscan style. The kitchen has all major appliances (including washing machine) and a working fireplace. The vacation rental is located in a small village that lies in the hills between the Tuscan Maremma and the Colli Senesi and is home to 350 people. The surrounding area has been declared 'Distretto Rurale Europeo': it remains one of the few areas in Europe in which nature still comprises the major economic resource. Fabulous views over the valley and Mount Amiata.

Changeover day
In high season it is only possible from Saturday to Saturday, but in the other seasons we can be more flexible.

Accommodation
Bedrooms: The bedroom is furnished with a king-size bed, a large armoire and a chest of drawers for use by our guests. It has great views over the Banfi Castle near Montalcino, where the Brunello wine is produced.
Bathrooms: The bathroom is new and outfitted with fixtures from Ideal Standard: WC, sink, bidet and shower.

Kitchen: The kitchen is fully equipped to allow our guests to be self-sufficient. It contains a gas stove, electric oven, refrigerator, toaster and electric kettle. There is a stone fireplace to warm the room up in the chilly autumn evenings.
Utility Room: Washing machine available in the utility room.
Living Rooms: The sitting room has been recently renovated and furnished in a rustic style. It has two sofas, one of which is a sofabed, coffee table, side tables and a stereo. A small library with a selection of guidebooks and a book-crossing section is available.
Other: There is a small loggia at the entrance to the house, which is ideal for sitting outside or for cooking on the barbeque or sitting outside and watch the locals go by.
Cleaning/towels/
linen/maid service:
Towels for the bathroom and for the kitchen, linen and final cleaning are included in the rental price, along with utility expenses.

Notes on accommodation
The house has no central heating: in winter, it is heated by a gas stove, the fireplace and an electric space heater. Hot water is available throughout the house. The house is particularly suitable for couples, also with one young children. All major services are available in the village (corner stores, bakeries, post office, doctor, bank machine, pharmacy, etc.) but we recommend you rent a car. There are however buses connecting the village to Grosseto, Siena and Florence, although not too frequently. The house is ideal for the people who wish to experience real Italian life away from the tourist crowds and to find at home away from home.

Accessibility
The house is accessed through a set of stairs (20 steps). We are very sorry, but it is not suitable for wheelchair users.

Outside
There is a small sitting area with garden furniture just outside the house at the top of the stairs.

Coast/Beach
The village is very conveniently located to visit the most popular and diverse locations in Tuscany. The nearest coast towns are Marina di Grosseto and Castiglione della Pescaia (40 mins) and the beautiful beaches of the Maremma such as Marina di Alberese in the Maremma nature park (50 mins) and the Argentario. For spa lovers, the hot springs of Petriolo are 13km away and Saturnia is 50 minute away by car.

Golf
The nearest golf course is in Gavorrano, a 40 minute drive.

Skiing
The nearest ski-runs are on Monte Amiata, a 30 min. drive.

Special interest holidays
We provide a wide range of activities upon request, such as wine tasting, olive oil tasting tour, lavender tour, honey tour, cooking classes, visits to cheese and traditional cured meat producers, horseback riding and horseback trekking, mountain biking and much more. We provide all these services at a very competitive price to our guests, but we can arrange these activities at full price for external guests as well.

Travel
We do recommend that you rent a car. The nearest airports are Florence and Pisa. Florence is te nearest, but Pisa is only 2 hours away and it is more convenient, and definitely a better airport. Plus many low cost airlines fly there, which can be good for European travellers. Direct flights from New York have recently started too. The nearest train station is Civitella-Paganico on a minor line between Siena and Grosseto. Several buses to Siena and Grosseto (and Florence via Siena).

Siena (35km), Grosseto (32km), Massa Marittima (45km), Montalcino (30km), San Galgano Abbey (25km), Petriolo Hot Springs (13km), Pienza and the Val d'Orcia (45km), Florence (120km), Pisa (170km), the coast (45km), Chianti (45km), Monte Amiata (30km), Pitigliano, Sovana, Sorano (70km).

Further details
The village has all major services, even though the two larger supermarkets are in the next village down the road (6km).

Booking notes
Casina di Rosa is exclusively non-smoking. 50% reservation deposit at the time of reservation (bank transfer, paypal, credit card), 50% upon arrival. Weekly rentals only. Pets allowed. Cancellation policy: 30% is non refundable. The security deposit is nonrefundable if the reservation is cancelled less than 60 days before arrival.

Guest comments
The location of Casina di Rosa is fantastic. It is in a very small village south of Siena. Civitella Marittima still retains the true essence of Italy and has not been spoilt by tourism. The people are friendly from the owners to the shopkeepers and the lady who waved each morning from a nearby window. Civitella Marittima is also well located for visiting other places in Tuscany. In our week long stay we visited Montalcino, Montepulciano, Pisa, Lucca, Pienza, Castiglione della Pescaia and Siena. By Carleen and Richmond from New Zealand
