The farmhouse sits in nine acres of countryside and has been restored to the highest standard using traditional materials. The 12m x 6m pool has an infinity edge looking over the valley to the south-west. The property is totally secluded and private with access from the village of Castel Rigone 2.8km away via a country track. Inside, the house is fully furnished and extremely well equipped with everything required for a relaxing and peaceful holiday. Many of Italy's most beautiful towns such as Cortona, Arrezzo, Siena, Assissi etc are within easy driving distance. The local village of Castel Rigone is a typical Umbrian hill-top village of largely medieval stone houses with breathtaking views of Lake Trasimeno some eight km distant. The village contains basic amenities such as small supermarket, pharmacy and two bars. Nearby Passignano on the shores of Lake Trasimeno contains a range of excellent restaurants and there is a regular ferry service to the islands on the lake.

Changeover day
Preferred change-over day is Saturday but we can always discuss other options if required. Guests are requested to leave by 10:30 and to arrive not before 4:00.

Kitchen: The kitchen is superbly equipped with a range style cooker with gas hob and twin electric ovens, fridge, dishwasher, espresso machine, toaster. There is a full range of cooking equipment, crockery and cutlery as well as an extensive range of glassware.
Utility Room: The Utility room next to the kitchen has Belfast type wash basin and there is a fully automatic washing machine, and store cupboards.
Living Rooms: The living room has a large antique open fire, marble flagstone floor and heavy chestnut beams and terracotta tiles to the high ceiling. There are two leather settees, a range of subtle lighting and a hi-fi system an flat screen television and DVD Player.
Other: Outside there is an annexe with a further fridge/freezer, a built-in barbeque and wood fired bread oven. There is always an ample supply of logs.

Notes on accommodation
The property is heated by underfloor heating on the ground floor with radiators upstairs. Approximately 3 acres of the grounds are securely fenced.

Accessibility
Access to the property is by a track which for the fist 2 km is rough in parts therefore not suited to low slung vehicles. A four wheel drive is the preferred option especially in Winter.

Outside
Outside the house is a large patio made from reclaimed Roman Road, and this year a large veranda has been added to provide shade for alfresco meals. The 12m x 6m pool is totally private and has stunning views from it's infinity edge. Approx 3 acres of ground have been securely fenced and there is an ancient Olive Grove in which to wander. The area immediately next to the house is lawned and there is a herb garden close by. There is also a vegetable plot tended by an Italian friend and guests are welcome to sample the produce.
Near the pool is an annexe which has a built in barbeque and wood fired oven, ideal for pizzas or more adventurous dishes such as porchetta! The countryside around the property is stunning and there are numerous paths and mule tracks through the surrounding woodland where guests can take anything from a short stroll to a serious walk. The local woods are famous for mushrooms in the early autumn.

Coast/Beach
Umbria lies in the heart of Italy so a drive to the coast would take up to 3 hours, however a 15 minute drive takes you to Lake Trasimeno and the numerous small towns and villages on it's shoreline. Passignano in particular is a delightful town with numerous restaurants and bars.

Travel
The nearest airport is Perugia (Ryanair from Stansted) which is a 45 minute drive away, however Ancona, Bologna Forli and Rome are only a 2 hours drive. Use of a car is essential due to the track to the house from Castel Rigone.

Distances
The nearest village Castel Rigone is 3 km up the track but notable towns such as Assissi, Perugia, Cortona etc are within an hour's drive and Siena within 2 hours.

Further details
Basic necessities can be obtained from the village supermarket, however for larger shopping needs there are large supermarkets, hardware shops and department stores in nearby Magione. Village markets such as at Magione and Tuoro are open on various days to supply top quality local produce. The are 3 "Cantinas" close by where you can buy excellent local wine at a range of prices direct from the producer!

About the owner
We are Bill and Margaret Marsden. Bill is a consulting engineer in the Oil and Petrochemical Industry and between us we run a Bed & Breakfast from their home in Northamptonshire. We bought Elceto as a complete ruin and used a local company to undertake the restoration.

Why the owner chose a home in this location
We bought the house in Umbria because of the rural nature of the area, the peace and tranquility and the fact that it is less heavily "touristy" than Tuscany. Having said this however we are only just over the border from Tuscany and many places of interest such as Cortona, Arrezzo etc are only a short drive away. The local people in common with most Italians are extremely friendly and hospitable and the produce available including food and wine is invariably top quality. Over the years we have become friends with many families in the area which we regard as a particularly special privilege, especially with Alfio and his family who look after Elceto when we are away. Another friend Gianni who built the wrought iron gates to the property was the last person to be born there.

Unique benefits of the property
Elceto is in a rural setting off the beaten track and it is therefore extremely quiet and peaceful. We enjoy 360 degree views and no matter how many times we go to the house we never tire of the views over the valley in front and the hills beyond. There are around 60 olive trees close to the house and a stroll through the olive grove is a very happy and rewarding experience. It takes around 10 minutes to drive up the track to the village of Castel Rigone which is a beautiful typically Umbrian hill top village with spectacular views over the surrounding countryside and lake Trasimeno and also has a magnificent church. The music festivals in the village and also at nearby Preggio have provided some memorable moments too. In short Elceto is a magical, beautiful oasis of tranquility.
