The house is on a slope thus entrance is easy from the upper and lower sections of the house. The main living area is upstairs and consists of one big open plan space divided into kitchen and living area by being on different levels. In addition the upstairs contains two large double bedrooms and a family bathroom with seperate shower and bath. Downstairs, can be accessed internally or externally and consists of another double bedroom with a second bathroom as well as a large playroom that can double up as a bedroom and has 3 single beds. The house lies in an approximately 20 acres of land with two small vineyards and approximately 100 olive trees. The location is extremely peaceful. The nearby village Manciano is a lively town and a 10 minute (uphill) walk away.

Accessibility
Unfortunately the property is not suitable for people with mobility problems.
Outside
Large garden (1000m2) plus 20 acres with vineyard and approx. 100 olive trees. Patio area accessible directly from kitchen and living room with large table for outdoor meals. Private swimming pool and BBQ.
Coast/Beach
Orbetello is the nearest seaside resort (approx. 30 minute drive). This is on a peninsula ienclosed by two strips of land called Feniglia and Giannella where tourists can find kilometers of delightful sandy beaches, pine forests for walks or bike rides (bike hire available). Feniglia and Giannella link the main land to the promontory Monte Argentario characterized by high and rocky coastlines leading to more isolated beaches. From Santo Stefano boats leave for day trips to Giglio island.
Special interest holidays
Lots of activities are available to keep yourself occupied (horse riding, quadbiking, canoeing, bird watching in the parco del Monte argentario etc) in the nearby area, lists of which are available in the house. Pottery courses are also held in the nearby town of Sorano.
Travel
The nearest airports are Rome (Fiumincino) an hour and 40 minute drive to the house, Rome (Ciampino) 2 hr drive and Pisa airport a 2 and a half hour drive. To visit the area we wholly recommend car hire.
Distances
The house is on the outskirts of Mancaino. A 20 minuute drive takes you to Saturnia with its sulphouous hot springs “cascatelle” and spa or Pitigliano built on top and within Tuffa rock and Sovana the medieval capital of this southern tuscany region. Orvieto is approximately an hours drive away. Rome can also be visted by car (1h 40 minute drive) or by train that leaves hourly from Orbetello.
Further details
All the restaurants in Manciano are very good, visiting cards of our favourites are found in the house. There are also 3 supermarkets and many local shops.
