Casa Lola is located in Le Marche, Italy, near the beautiful hill top village of Monte San Martino, Casa Lola is a traditional 5 bedroom farmhouse with exceptional views, swimming pool, large terraces and pergola. On the top floor (2nd floor) there is a double and a twin bedroom, with an adjoining shower-room. On the 1st floor there is a large double bedroom, and 2 twins, along with a big family bathroom. The ground floor houses the kitchen and sitting / living room, with an additional lavatory. The 1st and ground floor is separated by an external staircase - a typical Italian feature of the area. The house has WIFI internet, a dishwasher, washing machine, flat screen TV, DVD and CD player, (please bring your own music, however we have an extensive collection of DVDs for you to watch) 2 cots and a camp bed. The kitchen is well appointed & spacious and adjacent to it is a stylishly furnished 30ft long yellow stone walled sitting-room housing an attractive Danish wood burning-stove.

Kitchen: 90 cm smeg cooker, 5 burner hob, dish washer, large fridge/freezer, toaster, hand blender, coffee percolators, teapot, lots of differing sized pots and pans and serving dishes, double sink, granite worktops. 10 seater table and chairs.
Utility Room: Washing machine - in next door cloakroom. Also microwave stored there and lots of baby equipment.
Living Rooms: 1 x double sofa bed, 1 x small sofa, 32' flat screen TV (only DVDs of which there is a large collection for you to enjoy catering for all tastes and genres). Stereo for CDs (please bring your own), soft chairs x 4. Contemporary Danish wood-burning stove.
Other: There is a huge farm building located away from the villa that houses games and toys galore, from a 14ft netted trampoline to table football and ping pong, as well as train set and dolls house, village shop, easel to name a few for smaller children.
Cleaning/towels/
linen/maid service:
Linen is included as are pool towels - as is a cleaning service on changeover day pool towels. Guests will get a clean set of linen mid-holiday if they stay for 2 weeks. The house is cleaned once a week.

Notes on accommodation
The house is excellent for families with children and designed with this in mind, the farm building housing lots of games. There is a fenced pool away from the house but parents must still make sure that they do not leave minors unattended.

Accessibility
Owing to the hilly nature of the property and landscape I am afraid to say that I think it unsuitable for wheelchair users although not impossible as the upper floor bedrooms can be accessed via a path as well as stairs.

Outside
There is a large landscaped garden (with gardener John and crew who will water the plants when necessary and mow the grass). By the pool there are loungers and smart pool chairs, also 2 big umbrellas and shady pergola. There is a terracotta terrace outside the kitchen (and one down by the pool) also with wisteria pergola and table perfect for lazy lunches. This is a rural area that is immaculately kept with working farms close by. Our local farmer Umberto has rows of apple trees and vines, along with fields of corn & barley planted on the hilly fertile land. 100 metres from the house there is farm building, Casa Pollo, which houses ping pong, table football, a huge netted trampoline, plus more games. There is no electricity in this building.

Coast/Beach
The closest beach is 50 mins - 1 hour from the house by car. The beaches are sandy, well organised and very pleasant. Most have loungers and bars attached to them where you are served drinks / food on request. They have loos, showers and are a very enjoyable day's outing. We like the 'beach' in the mountains at lake Fiastra. Like the coast but fresh water and less crowded.

Golf
We are informed that there is a golf course approx' an hour's drive from the house at Conero - details can be looked into on request.

Skiing
There is a small ski resort called Sasso Tetto which is just over 1/2 hour drive from the house. The skiing is great fun but not particually demanding. Great fun for a day or 2.

Special interest holidays
The house is located close to the Sibillini National park and the many wonderful walks it provides - there is information about this in the house or contact the owner for details. There is a riding school in the valley and we can arrange for a wonderful local cook to come in and cater for you, she makes wonderful local dishes (on request). Also we have a lovely local baby sitter we can recommend. The walking in the region is outstanding both locally and in the mountains where there are refuges and paths to be found.

Travel
The closest airport is Ancona - an hour and a half away by car, or Pescara 2 hours drive. Ryanair fly to both locations from Stansted. Car hire is essential and easily organised through holidayautos.co.uk. Rome is approx 3.5 hour from the house - driving through the magnificent Gran Sasso in Abruzzo.

Distances
Our nearest village with a shop is a 2km drive away - Monte San Martino, which has some of the most beautiful works of art in the region - housed in the local church and painted by the Crivelli brothers. Guided tours are happily given by the warden. The hill top towns of Amandola and Sarnarno are both a 15 minute drive away, and for excursions Ascoli Piceno is about 50 mins by car - an undiscovered wonderful 14th C city in the south of the province.

Further details
There are a plentiful supply of banks in the towns that accept UK credit cards. There are many wonderful restaurants in abundance, 4 of which are close to us, all listed at the house.

Booking notes
On booking a 25% deposit will be required. 10 weeks before the holiday commences the balance will be needed; along with a £250 fully refundable breakages deposit if the house is left as found.

About the owner
We live in London, have 3 children (2 small ones - hence the effort to make the property very child friendly) and busy working lives. I have a design business and my husband is a journalist. Casa Lola is one of our great joys and we hope those of you who stay there enjoy it with the same degree of pleasure that we do.

Why the owner chose a home in this location
I fulfilled a lifelong wish to buy a property in Italy when I bought Casa Lola. The property must have some of the best views in the country in one of the most beautiful places I have seen. Located quite close to the mountains it's still near enough to the beach for a day trip, or the lakes for an adventure into the heartland. The landscape is rugged, hilly and beautiful and the mountains are wild and quite magnificent. Even though it is becoming popular as a holiday destination you rarely hear an English voice in the supermarkets so we feel it is still special and undiscovered. It is the place I feel most at ease in the world.

Unique benefits of the property
Great food, peace and quiet, friendly locals, stunningly beautiful and clean environment. Some of the best views to be experienced anywhere. Almost total privacy without isolation, incredible pool views. Hot sunny summers and snowy winters. The house is comfortable and well designed without being prissy so it's easy to relax and enjoy. The sunsets and dawns are incredible, it's worth getting up early to see it, the drama of the landscape is breathtaking.
