This traditional Umbrian villa near Todi is located on a hilltop 600m above sea level surrounded by fields, woodland and olive trees with breathtaking views over the Tiber valley and towards the Apennines. The shaded terrace outside the main reception is scented with aromatic herbs and lavender creating a relaxing environment for leisurely dining or just relaxing with a book. Enclosed within a fenced landscaped garden with private pool, lush lawns, flowers and scented shrubs, the villa provides a perfect sanctuary for our guests. Our villa is perfect for a family holiday or for a group of friends looking for a location from which to explore Umbria and beyond - Assisi, Spoleto, Perugia, Orvieto and Rome and all easily accessible from here. The splendid panoramic views from the large covered terrace and the pool, will keep you spellbound. Make good use of the barbecue and wood burning oven and sample some of the delicacies from the local Macelleria and Mercato, live the life.

Changeover day
Guests should arrive on the Saturday between 3.00pm and 7.00pm and depart at 10.00am on the date of their departure. Extensions and flexibility in start dates may be available depending on the time of year.

| Living Rooms: | Tastefully furnished with antiques, the villa's downstairs reception has a large working open fireplace, comfortable seating and a spacious dining area adjacent to the kitchen. Stereo, dvd/tv and broadband access are supplied. |
| Other: | In 2012 smaller parties will be able to enjoy our wonderful home in low or mid season. Certain rooms will be locked up to reduce the bedroom accommodation and therefore reduce the weekly rent and short stays (min 3 nights) will also be possible. |
| Cleaning/towels/ linen/maid service: |
The villa is cleaned every Saturday with a full change of linen and towels. A housekeeping service is available during the week at an additional cost of Euros 15 per hour. Babysitting is also available with notice. |

Notes on accommodation
The villa has central heating which is chargeable in the winter months and fans in every bedroom for the summer period.
The private pool is opened at the beginning of May and closed in October. Children should be accompanied at all times by an adult while playing by the pool.
The villa's main appeal is it's seclusion and views, it is located on a private road off a white road and whilst this is maintained every year, it is also used by farm machinery so can be uneven and rutted in places.
Accessibility
There is a double bedroom on the ground floor of the villa with an adjacent bathroom. However, all accesses have a step into the house.
Outside
The private pool is 12m x 6m with 8 sunloungers provided. There is a shady pergola beside the pool providing dappled shade in the heat of the day. Pool is opened in mid May. A table and chairs is provided on the terrace for outdoor dining, and guests can use the barbeque and pizza oven during their stay.
Guests are encouraged to make use of the herbs and fruits growing in the garden as they ripen and mature.
Golf
Golf is available in Perugia about 40 mins away by car.
Special interest holidays
The villa would make a good base for courses at the famous art school in Monte Castello di Vibio near Todi.
Also, there are a number of food, music and antique festivals in Todi during the summer months.
Travel
Rome has 2 airports - Fiumicino and Ciampino which are both about 135kms from Todi, on the A1 auto strada followed by the E45, approx 1 hr 30 minutes to the villa.
Perugia is the closest airport, 45 mins, check flight times as there are only a few flights a week. Ancona is 145kms, but the road is not as good. Pisa and Florence are 3 hours and 2hrs 30 mins but convenient if visiting Siena en route for Todi.
Car hire is essential as there are lots of great activities locally for all the family.
Distances
The villa is only 15 minutes from Todi. 10 mins from Monte Castello di Vibio. 10 mins from Doglio (local village). Perugia and Orvieto are 40 mins by car, Assisi is about 50 mins.
Further details
Todi is an ancient Etruscan hilltop town with many beautiful squares and churches. It is crammed full of antique shops, craft shops and galleries. During the summer, it has a music festival and a food festival. This location is very popular with wealthy Romans who weekend here year round. Umbrian cuisine is delicious and is well represented in the local restaurants.
Tennis is available in Todi. Horseriding and canoeing are also available year round.
We provide all our guests with a small starter pack of provisions on arrival. However, there are two excellent supermarkets about 15 mins drive - one just off the motorway in Ponte Rio and the other in Todi itself.
Late arrivals should contact us prior to arrival so that arrangements can be made for access. Generally, the housekeeper will wait until about 7.00pm on the start date.
Booking notes
Bookings should be made well in advance. On booking, a 30% deposit is payable. The balance should be paid 6 weeks prior to the holiday start date.
A further refundable deposit of 300 euros will be requested on arrival to cover any breakages. This will be refunded on confirmation from the housekeeper that nothing major has been damaged.

This villa has something to offer everyone and it is close enough to Todi, Orvieto and Perugia that it is easy to spend the morning by the pool and lunch at a fabulous restaurant.
