The villa consists of four bedrooms, all with private bathrooms, it has two separate indoor lounges and a covered patio with wonderful views over the umbrian countryside adjacent to upstairs lounge. The Villa is laid out in the following way, situated on the upper floor are two master bedrooms with private bathrooms, one of these master bedrooms also has a large private roof terrace. On this floor is the main upstairs lounge and a fantastic outdoor roofed terrace with wonderful views over the large pool and surrounding countryside. Downstairs you will find two twin bedrooms again with their own bathrooms and large doors leading outside. Furthermore situated on this floor is the kitchen and another smaller sitting area leading outside onto another terrace for outside dining again with wonderful views of the surrounding countryside. The property has a very large 16x6m saline pool situated on a terrace one level below the house. The property is set in beautiful tranquil countryside.

Notes on prices
Discounts:- given on av. during the months of Sept. and October. Early Bird disc. on bookings take for 2012. During the months of July and August prices are stated per week at an occupancy of 8 persons. During any months outside of July and August it is also possible to rent the property in its entirety for a minimum of 3 nights, or to rent on a room and bathroom basis, or on an apartment basis for prices of these please contact owner. It is also pos. to rent the property for longer periods.
Changeover day
Saturday to Saturday, in some cases flexible at owners discretion. The property is available from 4pm on the day of arrival, to leave luggage prior to this time is not a problem however, the villa is not ready prior to 4pm.

Notes on accommodation
Wi fi internet access available. The entire property has been restored to a very high standard using local craftsmanship and materials. All the ceilings have been restored in the traditional umbrian style with terracotta tiles and chestnut beams and all floors are terracotta keeping it cool in the summer months. The entire property has central heating and therefore may also be used in the winter months. The property has several sitting rooms, one downstairs and two upstairs (one of which is a covered terrace outside) and is very adaptable to groups who may not wish to spend every moment together. Although the property is situated in wonderful tranquil countryside within a radius of 1/2 hour you can reach a number of lovely small towns and villages. The pool area is very visible from most of the house as it is situated one terrace below the property, hence you can keep an eye on children also from the property itself. Naturally very young children need to be supervised at all times.
Accessibility
The property is situated on a white road which is very good, hence a normal car is fine and the white road is not too long and not too far from a tarmack road so that getting around is easy. The white road only services a couple of properties (3) and is not a through road and therefore is extreemely quiet and private.The property is situated right on the border to Tuscany (300 metres) you can literally walk to Tuscany which makes it the perfect location for visiting both of these areas.
Outside
The property is surrounded by private gardens landscaped with mediterranean herbs such as Rosemary, Thyme, Sage and Camomile. There are several terraces landscaped into the hillside. Directly outside the property and outside the kitchen is a large terrace for dining and relaxing with the barbecue and a large table seating up to 10 with a huge umbrella to give shade on this suntrap. One level down surrounded by terracotta tiles, lavender, hibiscus and a lawned area is the wonderful above average sized saline pool (no chlorine) which is 16x6m and is great for swimming and playing alike. And another level down is a grassed area where we have set up a badminton net and then beyond is the oak wood which is private to the villa. Most of the villa and patios overlook the pool which means that it is also safe for children. Although the property is right in the middle of the countryside it is close to a good road with easy access to many lovely places to visit.
Coast/Beach
The villa is mid way between the coasts. Each is about 1.5 hours drive away. Nearest beach is Fano, which is o.k. but not great. However just south of Ancona are some very nice beaches approx. 1hr 40 minutes away.
Golf
There is a very good and very beautiful golfcourse ca. 30 minutes drive away, set in beautiful surroundings. Friends of ours manage the site and if you wish to go this can easily be arranged.
Special interest holidays
Should guests wish to undertake cookery classes, italian classes, motorcross, organized cycling tours whereby you are taken out for the day to visit the local countryside, horse riding excursions, any of these can be arranged should you so wish. Babysitting can also be arranged with prior notice.

Rome airports 180km - 2,5 hours drive.
Ancona airport 130km - 2 hours drive.
Perugia airport 45km - 40 minutes drive.
Bologna Forli airport 100km - 1.5 hours drive.
Car is necessary.
Distances
The small village of Petrelle is 1 km away with the larger town of Trestina 10km. The lovely town of Citta di Castello is approximately a 25 minutes drive away. The province capital Perugia is approximately 40 minutes drive away and Assisi roughly 50 minutes. The beautiful town of Gubbio is around 40 mintes drive away and Montone, a lovely hilltop town 20 minutes drive away. To go to lake Trasimeno will take you around 30 minutes and Cortona approx. 25 minutes drive across the mountains.
Further details
The upper Tiber Valley or 'Valtiberina' is a wonderful part of Italy still very unspoilt and very Italian. Umbria has an array of wonderful places to visit with towns such as Perugia and Citta di Castello, Assisi, Gubbio and more wonderful hilltop villages and towns then you can possibly visit. Being right on the Tuscan Umbrian border it is ideally situated for visiting both of these areas. The upper Tiber Valley is historically quite a wealthy area through tobacco farming and crafts such as carpentry for example and here the towns are very well preserved and looked after. From May to November there is an array of festivals happening in the region, which is still very traditional and proud of its roots. During the spring and summer there are flower festivals and music festivals happening throughout the region and in October and November the autumn festivals with local produce such as wild boar, porcini mushrooms and truffles. The area is excellent for combining a countryside holiday with culture as the area provides you with more lovely places than you can possibly visit.
The property is situated 10 minutes drive to the nearest largeish town of Trestina where you can find shops, banks and restaurants. Within 5-10 minutes drive there are several very nice restaurants to be found situated in the countryside and naturally further afield in Citta di Castello many more. There are tennis courts in Trestina should you be interested in tennis. A great outdoor pool in Sansepolcro (30 minutes drive) with good waterslides for young and old alike. Up the E45 near Ravenna (1.5 hours) drive away is the fantastic amusement park Mirabilandia with many excellent rides.
Booking notes
In order to secure your booking you would need to pay 1/3rd of the total amount straight away with the balance to be paid 60 days prior to arrival. A security deposit of £200 is to be payed with the balance and will be returned at the end of your stay usually in the form of a sterling cheque within 10 days after your stay, naturally unless damage has occurred. Payment may be made in Sterling into an account in the U.K. or in Euros into an Italian account whichever is preferable to you.

We have managed to see quite a bit of the lovely cities around but almost had to drag the children from the fantastic pool. We definately hope to come back. What a great fortnight in Italy. We have had young and not so young here. We have visited beautiful towns and villages, Citta di Castello, Sansepolcro, Arezzo, Cortona, Perugia....We've eaten like lords and had too many ice-creams and Proseccos at the Petrelle bar and have loved the pool. So one big Grazie from Sophie and Martin plus family / England.
We all had an excellent and very memorable time staying at Villa Quercia. Thanks to you and Richard for creating such a lovely property in such beautiful surroundings. About the owner
We are a family of four consisting of two adults Richard and Christina and we have two children a girl and a boy aged 11 and 7, we also have two cats Atilla and Esmeralda who we also consider to be family members. The children and I live in Italy all year round and the children go to the local school in Trestina. My husband travels to and from Italy for work reasons however, tends to spend large chunks of the summer in Italy since the Italian school summer holidays are very long, 3 months. We very much love living here and have made some fantastic friends both Italian, English and other nationalities.

Why the owner chose a home in this location
When we first saw the property we immediately fell in love with the wonderful sweeping views. We loved the fact that the property was up a white road (not too long) and therefore private without however, being too isolated as we wanted to feel part of the local community and see some signs of life around us. Hence Petrelle was ideal, the countryside is completely unspoilt with wonderful views onto the village below and the mountains in the distance. One of my personal favourite times of the year is on a crisp sunny winters day with views far beyond onto snow capped mountains in the distance. The property just provided the perfect combination of being right in the countryside however, with easy access to a good road, a lovely local community and some larger places within easy reach.
Unique benefits of the property
Villa Quercia is located a short distance up a relatively good white road, it is very quiet and has the most fantastic views over the countryside. There is a very large covered patio which everyone that comes immediately falls in love with as it basically is an outdoor sitting room overlooking the beautiful Umbrian countryside. Some of our guests have called our swimming pool the best pool they have ever experienced since it is a saline pool as well as being exceptionally large which means that guests can all be in it at the same time and play games such as water polo for example. The area is still very traditional and still very unspoilt, incredibly peaceful and exceptionally beautiful. At the same time it is within easy access of many towns and villages of great beauty and interest.
