Casa Lisa is only 10 minutes walk from the Tuscan village of Sassofortino famous for its chestnut forests and castle. Set high above the plains of the Maremma stretching out towards the sea and island of Elba. A recently restored old Italian farmhouse set in its own vineyard of Sangiovese grapes. The property has taken four years to renovate and offers a peaceful location to enjoy the countryside, food and wine of the region. Despite its rural location beautiful beaches are only 35 minutes away by car and the ancient city of Siena 45 minutes. The airports of Pisa are 1 hr 40 min and Rome 2 hr 30 min away by car. The farmhouse is set in its own private estate of 5 hectares which visitors are free to roam. Rentals are weekly from Saturday to Saturday,750 - 1200 Euros see pricing table. Pets are welcome with prior consent from the owners.

Notes on prices
All prices are in Euro's and subject to exchange rates at time of booking and time of final payment. A 30% deposit is payable on Booking and final payment is due 6 weeks prior to start date. A changeover/cleaning charge of Euro 30.00 per person per week is collected at final payment stage.
Changeover day
Changeover days are normally on a Saturday but we can be flexible. Guests are requested to vacate the property by 11am and new guests arrival after 4pm but again this can be flexible if arranged in advance.

| Utility Room: | This is located within the techno room including a sink and washing machine. |
| Living Rooms: | Two living rooms to ground floor one having plasma TV and Sky, antique Indian day bed/settee. An additional folding bed is avialable for a guest. |
| Other: | 'Snug' includes original open fireplace Victorian pine bench and 'captains chair'. The 'Studio room' come dining room is part of the new modern build designed with large aluminium sliding doors leading out to the main courtyard and breakfast balcony. |

Accessibility
Unfortunately due to the properties rural location wheel chair access would be extremely difficult.
Outside
Casa Lisa sits in its own grounds facing south. A grass and paved courtyard adjoins the house with alfresco dining area. Steps lead down to the garden area and vineyards, barbecue, and outside furniture supplied.
Coast/Beach
Washed by the clear blue water of the Tyrrhenian sea, the Maremma coastline's long sandy beaches are bordered by dunes decked with green bushes and flowers where thick pine groves meet the sea. The long sandy shore runs from Punta Ala which is 35 min car journey from Casa Lisa down through the Maremma National Park. It is a coast line among the most beautiful with isolated and untouched beaches alternate with the best equipped to satisfy everyone's needs.
Golf
Golf corse are available throughout the area in Punta Alla. Fallonica and Grosetto. All within 30 minutes of Casa Lisa.
Skiing
From December to March, Mount Amiata is one of the most organized winter ski resort in Central southern Italy. From the mountain top, on north windy days, you can enjoy a superb and vast panorama. 15 ski facilities are available at Prato della Contessa, at Prato delle Macinaie, at Marsiliana and at Cantore. There are 15km of ski slopes suitable for beginners as well as for advanced skiers; all the slopes are fitted with the most modern facilities. Besides there are several cross-country slopes and snowy cartroads where you can have pleasent excursions with you skis and sticks. Mount Amiata is 45 minutes drive from Casa Lisa through wonderful countryside.
Special interest holidays
High Maremma is the green heart of southern Tuscany with tens of thousands of hectares of woods traced by a network of trails within nature parks and protected areas for wildlife. This makes this a great destination nature and open air sports lovers. Local horse riding and mountain bike trips are booked locally. The area offers wonderful simple food where quality and taste are in abundance. Travelling along one of the many wine routes you can also sample some of the best wines to come out of Italy and many wine farms have tasting cellars to tempt the wine buffs.
Travel
Casa Lisa is located in Southern Tuscany and serviced by air from Pisa Airport (1 hr 40 min), Florence (2 hr) or Rome (2 hr 30 min). By car you can take the Calais to Nice car/rail service and drive past Nice and Provence up though the Corniche and down into Italy.
Distances
Although in a rural location the village of Sassofortino is only 10 minutes walk away from shops, bars and restaurants. The main cities of Siena are 45 min drive with Grosetto on the coast 35 min. Many lovely villages are dotted across the mountain regions overlooking the sea including Massa Maritima, Scansano and Roccostrada.
Booking notes
A 30% deposit is required at the time of booking, except when booking less than 6 weeks before departure in which case the full rental amount will be due. If you have paid a deposit, the balance of payment for your holiday rental will be due 6 weeks before your rental period begins. We accept payment by cheque or Chaps payment. Prices are in Euro's and payments made in UK pounds at the exchange rate notified on the date payments are due.

About the owner
We are Mike and Lyn Pettet and have a daughter Jody three Labradors and one Parklands terrier. We are fortunate to live in The Costwolds and have a lovely farmhouse in Italy where we can enjoy beautiful scenery great wines and food. We love the countryside and walking our dogs and have filled our home with nice things which our guests will appreciate. We hope the people who come to say at Casa Lisa enjoy the area as it offers a very quiet setting but close enough to the local village to be able to walk to everything and join in the evening entertainments and village way of life in rural Tuscany. We also love the beaches and visit Siena regularly to sit and watch the world go by. We think the area is still unspoilt and a great base in which to explore The Maremma and surrounding area.
Why the owner chose a home in this location
During a visit to Italy in 2004 we came across Sassofortino a little Hillside village overlooking The Maremma. We love to walk and thought the chestnut forests which the area is famous were lovely. During a walk down the side of the hill which the Fort of Sasofortino sits we came across an old farmhouse that was built around a 100 years ago. It had not been lived in for over 10 years and was owned by a brother and sister from the village. We made enquiries and bought the house and set about its restoration which we completed in 2008. The reconstruction was a major project as the house had to be brought up to date and yet we wanted to retain the original charm and feel for the way Italian village life was and is still run.
Unique benefits of the property
We love the area which is so typical of a way of life we miss in England where quality of life is more important than worldly goods. We like our life in the Cotswolds which is also very beautiful but we are more relaxed in Casa Lisa. The quality of the food and taste is a considerable step above even our organic food and combined with high quality wines is for us a great pleasure. More importantly is the knowledge of the food and small family run restaurants which create such a great welcome to visitors. Casa Lisa is fortunate to be on the edge of the village but not remote so a 10 minute walk from the house will take you into the heart of the village where you will find a restaurant and pizza/restaurant and various bars.
