Years ago, 10C San Mamiliano, a tiny, hill-top, walled village, was a castle and resting place for the Pope. Within its walls, Il Castello and L'Arco both have sensational views of the mountains and valleys from all their windows at the back and from the large terrace of Il Castello. The few remaining San Mamilianese have retained their traditional way of life as land-owning farmers producing wine, olive-oil, tomatoes and various fruits for local shops and providing the local eateries with fresh truffles. The land around San Mamiliano is “wooded” much of the year and the huge logs are brought down the mountains by packs of mules and delivered to all the neighbouring villages. All these activities are to be evidenced throughout the year and make for extremely picturesque viewing – however, if you were to offer to help chop the wood, pick the olives or the grapes, be sure you mean it as your offer will be enthusiastically seized upon ! As yet, we’ve always preferred to watch!

1 bed/sitting room with 2 large matching sofas (one of them a sofa-bed), a large double bed and Sky Sat TV with many English speaking channels..... BBC, CNN, many film channels, sitcoms, pop channels, soaps etc. 1 half-sized bath/shower room/WC. Hair-dryer provided. Fully fitted seperatekitchen with cooker, hob, fridge, fridge-freezer, microwave etc. Ironing facilities. 1 very pretty patio/garden that leads off from the large double doors of the kitchen. Towels and linen are provided free of charge. Changes of bedding/linen etc are available on request, once a week. L'Arco is a nicely designed apartment and makes maximum use of its space. About 60 sq metres with an internal 14C stone arch in the hall-way, a beamed kitchen and a very attractive, large bed-sitting room, L'Arco offers the ideal accommodation for 2 persons + child. Its garden/patio, created amidst the mediaeval architecture, is a very attractive feature in which to sit or to simply gaze upon from the kitchen/diner. |

Notes on accommodation
Il Castello is suitable for children. Some toys, games and videos etc. Fabulous local pool with luxury facilities just a few minutes down the hill.
In Both Properties : Room fans. Sky satellite TV with many English speaking channels: BBC, CNN, Sky etc plus many, many film channels, pop channels, FTV, Discovery etc. Also, many books and videos to suit a wide range of tastes.
All utilities e.g. gas central heating, unlimited hot water, linen, towels (beach towels on request), cleaning etc are all provided free of charge.
A dongle provides WiFi internet for both Il Castello and L'Arco - please request.
In the colder months, the large wood-burning fireplace in Il Castello made of old, pink Tuscan stone is a wonderful experience, the crackle of logs, a glass of Montefalco red and, if you also have good company, this is Heaven! The wood is provided free of charge.
As for L'Arco in the winter, it is cosy and warm. A very comfortable apartment indeed. And, for less than half the price!
Outside
Il Castello and L'Arco are positioned in the mediaeval centre of 10C San Mamiliano, boasting an architecture rarely found today. Tunnels and arches at every twist and turn. A joy to peruse. And, a place that takes one back in time.
Our large private pool is available to you, free of charge. Albeit 20 miles away, Villa Marianna is 7 miles above central Spoleto, so it makes a great day out, driving through the most spectacular lansdcape, higher and higher, electrifying views at every turn.
We offer specialist meals with home-grown fresh produce eg truffle, pasta and pizza meals, subject to demand, at our Villa Marianna. We also offer a tiny farmer's market there on Wednesdays OR you can pick your own !
The large terrace of Il Castello is not overlooked and in the summer months, guests tend to virtually live on it !
The patio/garden of L'Arco is captivating - like something out of a Harry Potter film! A setting to enflame the imagination!

Coast/Beach
The Adriatic is a 2 hr magnficent drive. Bolsena lake is about a 1 hr drive and Trasimeno lake is about a 1 hr 30 mins drive.

Travel
Rome and Ancona airport are 75 mins drive - Perugia is 30 mins. Most of the places further than 1 hour by car can be quicker to get to by train and it can be a lot less hassly eg taking a car into Rome or Naples would not be everyone's first preference and our local train station provides an excellent and regular service to almost everywhere you'd wish to go. Places like Assisi, however, are not that far and never really get that busy so that's a place where it's best to take the car.
Distances
Our exact location is the middle of Italy - just slightly to the left ie our nearest ocean is the Adriatic. We're in the Appenines. By car and driving normally, it takes 20 mins to Spoleto, 90 mins to Rome, 45 mins to Asissi, Montefalco, Trevi, Foligno, Todi etc, 65 mins to Perugia and Orvieto, 2 hrs 30 mins to Florence (depending on traffic), 3 hrs 30 mins to Naples (also depending on traffic), the Amalfi coast and Pompei. And, Castellucio and the famous Gran Piano is just over 1 hour away.

We provide a generous Welcome Pack for our guests free of charge that consists of wine, fruit, bread, milk, tea, coffee, all the condiments...sugar etc, pasta, olive oil etc. Enough for a light evening meal and breakfast. This is so that our guests can settle in first without having to be immediately concerned about food shopping and can leave it until the next day. Laurie and I are always being told that we have thought of everything that enables our guests to feel totally comfortable. However, we encourage our guests to tell us if they have any special requirements as we will go out of our way to do whatever will increase your creature comforts! We aim to please! A car is essential since while the roads are good and there are shops, bars and restaurants close by, the local bus doesn't go to San Mamiliano. Days booked in addition to a week are costed at the weekly pro-rata rate/bookings less than a week are costed at the weekly pro-rata rate + extra daily tariff. The rate includes all utilties...towels, linen, c/h, wood and unlimited hot water. Parking is free and easy in the piazza just 2 minutes walk from Il Castello + L'Arco.
