The roof terrace

Peacefully set on a vineyard lane with scenic walks, the house is 10 minutes on foot to the nearest village, Petrignano, with a good shop, post office and bar. On the edge of a small cluster of buildings my lovingly restored farmhouse retains charming original features, such as beamed ceilings, arches, kitchen fireplace and external bread oven. Divided into 2 apartments (I live on the ground floor during the summer) the rental apartment is on the 1st floor and is accessed by a traditional external staircase. It is tastefully furnished and well equipped. I have a list of many additional items, from towelling robes and hairdryers to novels and a scrabble set, which will reduce the weight of your luggage. The complete privacy of the roof terrace offers an unrivalled opportunity for relaxation and sunbathing.

Notes on prices
Prices shown are for the property per week in UK Pounds. £70 per week additional charge for a fifth person. Reductions for lets longer than 2 weeks. Daily rates available for lets of more than 1 week.
Changeover day
Preferably Saturdays but I am happy to be flexible whenever possible.

| Bedrooms: |
Bedroom 1 has an "English" double bed. Bedroom 2 has a larger "Italian" bed plus a single bed. Both rooms have wardrobes, drawer units, bedside tables with lamps and chairs. |
| Bathrooms: |
The one bathroom has a toilet and bidet, a full size bath with shower fitment and a large wash basin. There is an alcove with washing machine/tumble dryer, electric water heater, ironing board and iron. |
| Kitchen: |
The kitchen has a gas cooker with 4 burners and a full size oven. There is a separate small eletric oven/grill. Fridge with a freezer compartment. Belfast style sink. Large cupboard, table with 2 stools and a chef's trolley. |
| Living Rooms: |
The dining room has a 1930's oak dining suite plus a desk. Wall mounted gas convector heater. The sitting room has a large corner settee and matching armchair & foot stool. Two occasional tables. A woodburning stove. Record/radio/tape deck and a CD/radio. |
Cleaning/towels/
linen/maid service: |
Towels and bed linen are provided and changed weekly. The property is cleaned for each new tenant and by arrangement during a rental period of over 1 week. |
Notes on accommodation
All rooms have individual heaters and the bedrooms have portable fans. The beds are protected by nets. There are external and internal shutters and window nets. The house is child (and pet) friendly and although the garden is open to the lane and surrounding countryside the absence of vehicles makes it a safe setting.

Outside
There is a roof terrace with glazed and shuttered doors from both bedrooms. It is fully equipped for al fresco dining and has sunloungers, an umbrella and wall lights. The garden is paved, planted and terraced down to the vineyard. Visitors have open access to the garden and are welcome to pick the fruit and herbs. Tables and seating can be moved around the garden in the search of either sun or shade and the optimum view. There is a small portable barbecue and unlimited pine cones to burn on it.
Coast/Beach
15 minute drive from Lake Trasimeno with safe, shallow bathing. The beach areas have cafes, play areas, sun loungers and umbrellas. There is a large, public swimming complex with indoor and outdoor pools just 5 minutes away.
Golf
There are 3 golf courses approximately 30 mins drive away. Customers can also use the swimming pools and restaurants.
Travel
By road: The house is 15 minutes easy drive from the A1 Autostrada, exit Valdichianna. Once on the motorway Florence is 1 hour, Pisa and Rome 2 hours. Both the Mediterranean and Adriatic coasts are 2.5 hours. By rail: The airports of Rome(2), Florence, Pisa, Bologna(2) and Ancona are well served by the cheap and efficient railway system. The nearest mainline station is Terontola, 10 minutes drive from the house. A car is essential. Hire should be arranged outside Italy.
Distances
Petrignano, Umbrian border, and nearest shop 1 km. Valiano with nearest restaurant 3 kms. Castiglione del Lago and Lake Trasimeno 10 kms. Cortona 15 km. Montepulciano 15 km. Using the superstrada or autostrada, Siena, Perugia, Assisi and Orvieto are reached in around an 45 minutes Day trips by train to Florence and Rome take approx 1.5 hours each way.
Further details
This is an area of exceptional artistic and cultural interest. From ancient Etruscan burial grounds to splendid cathedrals and religious works of art. Hilltop towns each have their own distinctive charm and throughout the year there are festivals and markets which create a lively ambience. During the summer there are a wide range of open air concerts from Umbria Jazz and Trasimeno Blues to Opera in Cortona and Montepulciano. Local activities include swimming, fishing, cycling, walking, horseriding, birdwatching and of course wine tasting! The many restaurants are reasonably priced and serve local specialities.
Booking notes
Booking deposit 25% with the balance a month in advance of the booked dates. A refundable damage deposit of 100 euros should be lodged with me on arrival.
