Self contained private apartment within a charming, secluded farmhouse. Set within 4 acres of grounds with olive trees, flower gardens, and fish ponds with panoramic views over the Sibillini mountains. This is a virtually tourist free agricultural area. To eat and shop in local villages is like stepping back in time with local produce and old fashioned service. The little house is self contained with freedom of the garden, barbeques and pool area. It has a sitting room\kitchen downstairs and double bedroom with on-suits upstairs. Its is well equipped and comfortable. The house lies between the Sibillini National Park and the sandy beaches of the Adriatic with its many fabulous fish restaurants. Both sea and mountains are half an hour drive away.
Nature lovers will also enjoy the wildlife, badgers foxes hares abound and there also deer, wild boar, martens and my friends the porcupine who have a great taste for flower bulbs.

Prices are for the property per week/per night in £ sterling.
Euros are accepted at agreed rate. A 30% deposit is required on booking. balance 2 months before arrival.
We ask for a 100 euro security deposit on arrival. The prices include fuel for the wood burner. 5% discount for two week stays. Last years prices for returners.

Bedrooms: There is a quiet and simple bedroom with a big double bed in this little house. It is bright and airy with windows in 3 sides, all with pleasant views over the garden and landscape. It has a high, beamed ceiling and polished wood floor.
Bathrooms: The en suite bathroom has a large enclosed shower, vanity unit and toilet, beautifully finished with tiled walls and polished wood floor. There are always plenty of fresh towels and hot water. Soap, toilet rolls and hairdryer provided.
Kitchen: There is a well equipped kitchen with oak worktops. It is fitted with oven and hob, fridge/freezer, microwave, toaster etc. Crockery and utensils for 4 people. Guests are also welcome to use the outdoor summer kitchen and BBQ beside the pool.
Utility Room: The little house is not equipped with a washing machine but guests are welcome to use the washing machine in the main house. Iron and ironing board are supplied.
Living Rooms: Combined living room, kitchen/diner with table and chairs for 4, sofa and easy chairs, television and DVD player. It is simply furnished but comfortable and interesting. It has a wood burning stove for those cool evenings early or late in the season.
Other: Casa Vicino Rita used to be the cantina to the main farmhouse. It has been completely restored to its original design with high beamed ceilings, lots of windows and tiled floor. Its character has been retained without compromising comfort.
Cleaning/towels/
linen/maid service:
All linen and towels are included. Fresh bedding is provided weekly and plenty of towels, including beach towels, are provided. Cleaning is done at changeover although more frequent cleaning can be arranged at extra cost if required.

Notes on accommodation
Casa Vicino Rita is a quaint and homely little house, an annex to my own farmhouse, but completely self contained. Set in a sheltered hollow it has 4 acres of garden and olive trees and panoramic views. This is virtually a tourist free area agricultural area (mainly olives, sunflowers and corn). To shop in local hilltop villages and eat or drink in the bars and restaurants is like stepping back in time with traditional Marche dishes at at old fashioned prices and helpful and friendly advice. The little house has it's self contained eating area outside eating area, although guests are welcome to use the whole garden and splash pool.

It has kitchen/sitting room downstairs and double bedroom with ensuite shower room up. Photographers, painters, readers, writers, walkers, historians, gardeners, gastronomes and dreamers will be happy here. As will shoppers as there are the many factory shops offering world renowned designer shoes, knitwear etc nearby.

Outside
The garden at Casa Vicino Rita is 4 years old, reclaimed from neglected meadow and building site. It has olive trees, fruit trees, an old stone well and a growing collection of Mediterranean and other plants. There is a 'wild' natural pond with goldfish atc. and a more formal and well planted carp pool wih large carp, lilies, carp and all sorts of wildlife.
A decked area with an outdoor kitchen and BBQ provides a secluded sunbathing / relaxing spot and there is also a private eating area for guests. There are seats and tables all around the garden so visitors are sure to find a comfy place in sun or shade to relax in. There is a small (4 meter diameter) pool for those who want a cool, refreshing dip.

Coast/Beach
There are lovely beaches, and excellent fish resaurants within easy reach. Within about 45 minutes you have a choice of several with all the usual seaside delights.

Special interest holidays
Olives are very important to life here and the local variety is especially renowned. Almost everyone has a few trees to ensure supplies of good quality oil for the family. The olives are usually picked at the end of October. I have 25 trees and many neighbours who are grateful for help with the picking. Visits to the local presses can be arranged.

Pruning takes place in Spring and is interesting and diverting. It is skilled work as the plants must be trained into a specific shape to produce good yields. Learn as you work or have personal tuition.

Of course everyone speaks Italian, but all my neighbours as well as shops and restaurants are endlessly patient with those who do not. Why not learn a little of the language whilst you have chance to practice? Lessons can be arranged and are not expensive.

Other activities. This season we have made a small craft studio and will have facilities for small hand craft including pottery, at extra cost.

Travel
The closest airport (about one and a half hours and an easy drive) is Ancona. Pescara is a little further and some people choose to fly to Rimini or Forli. All are served by the budget airlines, Ryanair or Easyjet. You will almost certainly want to hire a car.

Distances
The house is near to the medieval hill town of Falerone, famous for its Roman remains which include a restored amphitheatre. It lies between the Sibillini National Park and the sandy beaches of the Adriatic. The Sibillini mountains are snow capped for much of the year and are a stunning backdrop the the natural beauty of the area. Country lovers will be fascinated by the wildlife including porcupines, wild boar, martens, deer etc. All within a drive of half an hour or so.

Further details
We are between 2 villages, either will meet all your daily needs such as post office, bank, baker, butcher, grocer etc.
There are excellent restaurants and friendly bars.
At Sevigliano, 5 kms away ther is a lovely little night market on Mondys in July and August. All of the little hill towns have a weekly market.
A bit further afield that are larger towns such as Fermo. Here, as well as excellent shopping there are many interesting and beautiful building such as the 1st Century underground cisterns, the Piscina Epuratoria, akin to a flooded Cathedral, which supplied the Roman fleet with fresh water. Every Thursday evening in Summer there is an outdoor antiques market with lovely little restaurants serving dinner on balconies overlooking the street.
In the other direction is Macerata, famous for it Opera House and with a great street market on Wednesdays.
We must remember the Outlet shops. Many world famous designers have workshops in Le Marche and fashion addicts could spend their entire holidays seeking out the incredible bargains in shoes, bags, knitwear and other garments at astonishing reductions.
Also in summer months many towns and villages hold Palio, horse back competitions in medieaval style, and re-enactments of the courts of those days in superb period dress. These really are an experience not to miss.

Booking notes
Guests are asked to pay one third deposit on booking and the balance two months before arrival. Although the prices are in £ sterling euros are very welcome and exchange rates can be agreed at time of payment.

About the owner
Hi, I have lived here for about 5 years, the house was derelict when I bought it so I have seen a lot of change here. It has been an enormous taks but it is so pretty and comfortable now it has all been worth it. Le Marche is such a relaxed and friendly place. Even if you don't speak Italian the people are so kind you never want for help. I live here by myself except for a cat who came from England with me a couple of 'outside' cats. I have 3 grown up children still living in the UK who love to come to visit. I spend quite a bit of time gardening but now that the restoration is all done I am training myself to go to the beach a lot more and to the mountains especially in winter. I have also made a little pottery and hope to get more proficient at that this year.

Why the owner chose an apartment in this location
We used to come to Italy camping as children, I always loved it, but never thought I would come here to live. When my bank sent a magazine with an article about Le Marche I had to come and look. I had never heard of it and there was not a single town or City with a name I recognised. I was enchanted and bought a house that same week. Of course the restoration took longer and cost more than I had ever dreamed. I love it here, the countryside, which always seems green even when the weather is hot, the food, always fresh and seasonal, the sea, the mountains but most of all the people

Unique benefits of the property
Everyone who comes here is delighted, many return. They love the area and especially the house. Although the house is quite small it is comfy and well equipped and they like the fact that the garden is large and there are lots of different places to sit and relax. Mostly they love the tranquility and privacy of the place yet it is not remote. A couple of kilometes give you a choice of bars, shops, restaurants. Not very modern but all the more fun for that. There is so much going on in the summer, little night markets, parades and competions in the mediaeval style, festas, fireworks, traditional food in the town squares, music and dancing.... but only for those who like it.
