Think Tuscany without the crowds... Built at an altitude of 200m, the generously-proportioned flats (1 on ground floor, 2 on first floor) are in a detached house in the country with views of hill-top medieval villages, down the valley to the sea and inland to Sibbilini Mountains. 1 mile to Carassai village, with small shops and supermarket. Well above the hustle and bustle of the coast, and yet only 20 minutes by car to a safe, sandy beach, which is not overcrowded even in August. 30 minutes to palm-fringed beach at San Benedetto. 1 hour to airports in Ancona or Pescara. The flats are perfectly situated for beach holidays, for exploring medieval villages (each with its own summer festival), and for hiking in the highest mountains in the Appennines. There are plenty of good, inexpensive restaurants in the locality - one of them, with a fantastic fixed-price menu, is easily accessible on foot. Yes - think Tuscany - without the crowds, and without the high prices.

Changeover day is usually Saturday (Sunday by arrangement).

Accommodation
Flat 1 (Sleeps 4/6, 2 Bedrooms)
The ground floor flat has a large living/dining room, with comfortable sofa which doubles as a double bed if necessary, dining table, chairs and colour TV.
The kitchen is fully equipped for six people, with gas cooker, fridge, freezer, espresso machine etc.
Each bedroom has twin beds and wardrobe for storage. Pillows and woollen blankets provided.
Modern bathroom with hot and cold water, shower and bidet.
Cool tiled floor throughout the flat.
Outside is a roofed terrace providing shade throughout the day. Outdoor chairs and table, barbecue facilities.
Please bring drying-up cloths, sheets and pillow cases and your own towels.

Notes on accommodation
All three flats are suitable for children, and there is space outside to run around. There's a swing in the garden, available to all three flats. Extra child’s bed can be provided at no extra cost. No dogs please.

Accessibility
You can drive right up to the house. One step up into the ground floor flat. Stairs up to the first floor flats. Level, tiled floors within the flats.

Outside
The ground floor flat has a terrace, and each of the first floor flats has its own veranda with outdoor chairs and table, and barbecue facilities. Views down to the sea from each terrace / veranda. The house is surrounded by a small garden with trees affording some shade. Stunning views over the countryside: hills, orchards, vineyards, and hill-top villages. Views westward to the mountains. The house is reached on a single track asphalt road which serves a few farms.

Coast/Beach
15 mins by car to a safe, sandy beach used mainly by Italians and not overcrowded even in August. 20 mins by car to fashionable palm-fringed riviera in San Benedetto, with superb sandy beach, lined with 13 different types of palm trees – more than 7000 of them!

Travel
1 hour from either Ancona or Pescara airports, where cars can be hired (you will need a car). 15 mins by car from the motorway. Train station at San Benedetto.

Distances
1 mile to Carassai. 5 miles to the sea. A few miles to walled hill-top villages such as Ripatransone, Moresco, Montefalcone etc. 8 miles to San Benedetto. 20 miles to the medieval gems of Fermo and Ascoli Piceno. 30 miles to the heart of the Sibbilini Mountains.

Further details
A fantastic feature of this area is that every town and village, no matter how small, puts on its own festival in summer, with music, mime, pageantry - and cheap, good quality outdoor meals put on for the whole village. Share in the famous local sausage feast in local Carassai, watch the race of locally-built go-karts in Petritolli, or marvel at the dignified procession of the townspeople in fine medieval costumes in Fermo. The procession goes on for almost two hours, and it's followed by a horse race through the town's streets!

The valley below the house is so fertile that it produces tomatoes, olives, peppers, peaches, apricots, grapes, etc. Buy them, fresh and tasty, and at incredibly low prices straight from the farm.

Local Campofilone produces its very own sort of pasta, Carassai is known for its sausage, and your neighbours make (and sell) their own red wine, as well as Vino Cotto, which makes a very tasty aperitif. You can't get more local than that!

Your children will love the ice cream - and you will too. It's not only made from real ingredients, but served in enormous portions. The area is known for the manufacture of shoes - a large warehouse near the coast sells them at very low prices. The local village of Carassai has its own (very good) butcher's and baker's, a post office and a small, friendly supermarket. There are larger supermarkets - as well as cash machines that accept British bank cards - along the coast road.

There are cafes and restaurants in every town and village, and a you can buy great take-away pizzas in Montefiore del Aso. Whatever you do, don't miss having a meal in the next house but one: it's a country restaurant which serves a one-menu meal with a stunning variety of mouth-watering dishes, with wine and water included in the very reasonable price.

Price: 400 euros/week plus 40 euros final cleaning for up to 6 adults, no summer surcharge, additional child free. Reservation made on payment of £150 deposit by cheque or bank transfer. Remainder to be paid on arrival in the flat.
