Changeover day
Preferred changeover day is Saturday. Arrival time is no earlier than 4pm. Departure time is 10am. It is possible to request an alternative day of arrival.

The lounge/dining area is open plan. There are comfortable sofas, a fireplace, TV, DVD and music player. DVDs and CDs are provided. The dining table seats four comfortably and there are other outside seating areas. |

Accessibility
The property is all on one level.
Outside
The gardens surround the property, the swimming pool is private and has panoramic views. There are sun loungers and chairs, pool lilos and various tables and chairs for outside eating. The gardens are mature with fruit trees and lots of shady areas.
Golf
Golf course available at Antognolla about 20 minutes away or Perugia about 30 minutes away.
Travel
Perugia airport is 40 minutes by car. Rome airport is 90 minutes by car.
Distances
Nearest village is 15 minutes away. Umbertide which is a main town is also 15 minutes away. Lake Trasimeno which has many water sport facilities is 15 minutes by car. Perugia is the capital city of Umbria and there are many hilltop towns such as Gubbio, Montone, Panicale etc.
Further details
There are many good restaurants in the Niccone Valley and there are also wine and olive oil tours. During the summer months there are many festivals such as the Perugia Jazz festival, Blues festival at Lake Trasimeno, Palio of Siena etc. We provide welcome packs and meals on request, please contact us for details.
Booking notes
25% deposit when booking is made and balance to be paid 60 days before arrival. The owners will ask for a security deposit of 100 euros to cover any breakages and/or extra cleaning. This should be made directly upon arrival. Cancellation and alterations must be made in writing. Penalties apply.

'I have been to this property a number of times and find it wonderful every time! The view from the pool is fantastic and the house is very homely for what you would want from a holiday home. Facilities are great! The pool is huge and is very child friendly with the large step that young children can play on. The step is shallow and wide enough for children too young or unable to swim in the deep end. The view is just wonderful - it is your own personal view! Perfect, secluded and very private. Don't need to worry about disturbing the neighbours. There are none around! The house has everything you may need or want and there is a selection of books, games, music and DVDs for entertainment if you just want to lounge around the house on a hot/cold day. There are information leaflets and books which help to let you know what is around, which is very useful.'
