This beautifully restored farmhouse, comprising 2 apartments (Verdi & Rossini) is great for a beach holiday but also for walking, hiking, cycling and even paragliding in the Appenine mountains. You are surrounded by amazing walled villages such as Palazzo, Piticchio, Corinaldo and Mondavio, with Urbino, the stunning centre of Renaissance Italian culture, just an hours drive away. There are numerous wonderful restaurants within a short distance, offering delicious local homemade food - excellent value and child friendly; while good wine and olive oil can be bought from nearby vineyards and farms. Food shopping is a delight and, surprisingly, a designer clothes outlet is just a few minutes away by car! Views from all the rooms are stunning and the terraces are ideal for an evening drink as you watch the sun go down after a day's sight seeing, enjoyable activity, or relaxation on the beach. You can hear delightful birdsong, nightingales and blackcap amongst others, as you unwind.

Notes on prices
Prices are for the property per week in UK pounds.
A heating supplement of £45 per week is payable in the Low Season for Apartment Verdi
A discount on all lets can be negotiated for periods of 3 weeks or longer.

Changeover day
The preferred changeover day is Sunday. Depending on other bookings, there is some flexibility with this. Arrival should be after 5.00pm and departure by 10.00am

Accommodation
Apartment Verdi (3 Bedrooms, Sleeps 6)
Bedroom 1 has a double bed and optional baby cot
Bedroom 2 has a double bed and optional toddler bed
Bedroom 3 has 2 single beds
All these rooms have a stunning view.
There is a large bathroom with sink, bath, separate shower, wc, washing machine, iron & ironing board
The open-plan kitchen has a double sink, cooker, hob and fridge/freezer
The dining/sitting room is well furnished and has retained the original floors, traditional fireplace and beamed ceiling. It has a TV/DVD and music player as well as locally made chairs and tables.
This leads out onto the terrace where you can enjoy your evening drink or meal while watching the sunset.
There is outside storage for garden furniture etc.
This apartment can be rented completely separately or together with the downstairs apartment - Rossini - which sleeps 4. The dining/sitting room area downstairs is large enough to accommodate 10 adults. Perhaps you could share the house with friends and eat meals together.


Apartment Rossini (1 Bedroom, Sleeps 4)
The bedroom has a double bed and there is a double sofabed in the sitting room.
The beds and furniture are made by local craftsmen.
There is a large bathroom with sink, bath, separate shower, wc, washer/dryer, iron & ironing board
The kitchen has a double sink, cooker, hob and fridge/freezer and some Italian cookery books!
The very spacious dining/sitting room has 3 seating areas and a large dining table, TV/DVD and music player, traditional fire-place, holiday reading, maps and games.
This room leads out to an arched porch where (another) large table makes it an ideal place for all meals. On one occasion a deer stood and watched for a short while!
There is outside storage for garden furniture and a simple portable barbeque.

Notes on accommodation
The house is ideal for children who can play in the large garden area. The pool is fenced for safety. A baby cot, baby changing table with bath, high chair and toddler bed are available as well as two potties!
The house can be rented as two completely separate apartments with their own locked entrances - as described above - sharing the swimming pool - or as a house sleeping 10 (plus 2 children), in which case you have a private pool.
There is central heating for warmth in early spring or late autumn and there are usable open fires both upstairs and downstairs. The cost for the central heating, when used, is £45.00 per week. This only applies in the early spring, late autumn or winter. The downstairs apartment is not available during these periods. Free standing fans are provided to keep you cool(er) in the summer.
Each apartment has a separate patio area and patio furniture.

Accessibility
There is car parking area at the front of the house with a small step leading into the main room There is a shallow step into the kitchen and bathroom areas and 2 steps into the bedroom. If the sofa-bed were used, the latter could be overcome. My sister finds walking difficult but manages the downstairs area quite well. With adequate warning, a ramp could be constructed for wheelchair use.

Outside
The garden is looked after by my agents, who also maintain the pool. The swimming pool is fenced for safety and is approximately 12 x 18 ft.
There are two patio areas (one for each apartment if rented separately). There is a simple portable barbeque for each apartment as well as garden tables and chairs (2 for small children). There are loungers for the pool and simple outdoor games - badminton and quoits.
There is parking for at least 2 cars with a turning area to make life easier. The road leading up to the house is a typical 'strada bianca' which can be interesting and is best approached in 1st gear! Not a problem, but no racing!
The house is set in farmland and children may be able to get a ride in a tractor (my grandchildren have!).

Coast/Beach
The nearest town on the Adriatic coast is Senigallia, with its numerous well-maintained beaches, about a half hours drive away. There are beaches almost all along this coast-line with many interesting places to visit.
Roman Fano boasts marvellous fresh fish and beautiful shops.
The coastline south of Ancona is stunning and Portonovo, a pretty cove, has one of our favourite fish restaurants. The fish soup is a tradtional favourite all along the coast.

Special interest holidays
Italian language and cookery classes are available at a nearby villa by arrangement locally. Please let me know if this is something you would like, in advance, and I will check availabiltiy and prices.

Travel
The nearest airport is Ancona (cheap flights with Ryanair from Stansted).
Car hire is absolutely essential. Casa Rosini is an hours drive from the airport, with a large supermarket on the way to stock up with essentials!
Flights, often cheaper, are available to Bologne (Forli) but this is about 1 1/2 to 2 hours away.
If you have time, you could drive through France and Switzerland. I have done it in 2 to 5 days depending on how long I stop in wine-growing areas! Return with Italian wine!

Distances
This is a very beautiful area with many medieval walled villages in the varied and picturesque countryside. The jewel of Le Marche is Urbino, an important centre of civilization in Renaissance times and the birthplace of Raphael.
If you appreciate wine try Verdicchio, a wonderful white, or Rosso Conero, the best known red of the region. There are great wineries nearby, a favourite only 20 minutes away.
Local shops are 5-10 minutes away by car, with a great weekly food market 20 minutes away.

Further details
There are several local restaurants all within a half hours drive - all good and reasonably priced. They stay open late and welcome children! Sophisticates can find something more formal - a favourite is in Corinaldo, another in San Lorenzo in Campo.
Festas abound celebrating onions, truffles, wild boar, wine, olive oil, polenta, sausages, opera, arts and crafts, history etc. Anything for a celebration!
Opera lovers are well served with Pesaro just up the coast for Rossini fans (Rossini Festival) - Pavarotti had a house here - and the opera season in Macerata in July and August.
Castelleone di Suasa is the nearest town with small supermarkets as well as good cakes and pastries, organic vegetables and produce and remarkably - being in the middle of the countryside - a designer clothes outlet. Here you will also find the necessary Bank, money machines, chemist etc and a restaurant where the owner serves what she has made that day. San Lorenzo in Campo is a half hrs drive away with a large supermarket and a great weekly food market - also a beautiful old theatre.
Large hypermarkets/shopping centres are worth a visit - about an hour away, or to be visited on the way to the house from the airport.
Fano dates from Roman times, with great shops, fantastic sea-food restaurants and a busy fishing port - also the best icecream and pizzas in the area - so I am told!! Enjoy a Campari in the market square.
'Must sees' are Urbino, Pesaro, Fano, Jesi (Verdicchio wine), Frasassi (spectacular caves) and further afield (under 2 hours away) Assissi, Gubbio, Cortona, Perugia etc.
Walk, hike, climb or paraglide in the Appenines with beautiful spring flowers and dramatic scenery. There is even skiing at times in the winter.
Join in with a cycling group - a favourite activity.
There is so much to do and see, you will want to come again!
My local agents (friends) will tell you all you need to know and look after your needs. They speak English!

Booking notes
50% of the total cost is payable when booking, the rest to be paid 1 month before the rental period.
A deposit of 200 euros is retained by the agent in case of damage or breakages, to be returned when checking out, if all is well. Cleaning fees of 50 euros per week per apartment must be paid directly to the agent on departure.
Towel and linen costs are included but beach towels should be brought or can be rented for 10 euros each.

Guest comments
This is a new entry, but family and friends have a great time and a newly-wed couple were 'over the moon' about the place an want to return as soon as possible.
