Set amongst fields of cherry, oak and truffle, it enjoys views of rolling hills, distant mountains and the medieval hill-top town of Penna San Giovanni. Access is by private white road, ensuring privacy and tranquillity. The river Saline is just a short walk away. Beautifully located, it has been described as 'paradise' by the local mayor. The house is an imposing stone house comprising 400 square metres of living space over three floors. It has traditional exposed stone walls, tile and beam ceilings and a stylish, contemporary finish. All the rooms are spacious and generously proportioned, with high ceilings and plenty of natural light. The house facilitates the flow of indoor/outdoor living, with open-plan spaces extending to outside terraces and gardens.

Notes on accommodation
The accommodation is arranged over three floors. The top floor is a wonderful family space consisting of two double bedrooms, an adjoining children's bedroom and a luxury bathroom with double-ended bath and separate shower. The second floor comprises three double bedrooms all with large en-suite shower rooms. The second floor library and TV room has a vast selection of books and numerous walking, travel and local area guides, and leads out to the west-facing upper terrace. The ground floor is spacious and open-plan. The living room with log-burning fire leads to the kitchen and to the dining room, with seating for 12/14 and double doors leading to the garden. The fabulous stainless steel kitchen has an open fireplace and two sets of double doors leading to the garden and covered lower terrace. A separate utility room, entrance hall, cloakroom and wc are also located on the ground floor.
Outside
The outside space includes a covered terrace, providing shaded outdoor dining area. The west-facing upper terrace overlooks the pool and mountains. The garden is south-facing with mature trees for shade. Large gravelled car park. The enclosed swimming pool is 10m x 4m with Roman steps, and a depth of 1.0 to 1.4 metres. The area around the pool is tiled, with wooden cushioned loungers and a large umbrella for shade.
Coast/Beach
The long sandy beaches of the Palm Riviera are 30 minutes away, and the fabulous coastline of the Riviera del Conero is less than an hour's drive.
Golf
There is a golf course an hour's drive away at Conero. Club hire available.
Skiing
You can ski at Sassotetto, in the Sibillini Mountains about 40 minutes away. Full and half day passes, ski and boot hire and tuition available at very reasonable prices.

Travel
Ancona airport is an hour's drive, Pescara one and a half hours, Bologna three hours and Rome four hours. All are supported by Ryanair.
Distances
Local villages of Sant Angelo in Pontano and Servigliano are a five/ten minute drive. There you will find restaurants, bars, food shops and banks. The picturesque towns of Amandola and Sarnano, with a weekly market, thermal spa and luxury health spa are 30 minutes. The county towns of Macerata, with its renowned open-air opera, and Ascoli Piceno are 30/50 minutes respectively. The Sibillini Mountains and the Adriatic coast are 30 minutes. Assisi and Urbino are two hours, and Rome is four hours.

Casa Olivia is an ideal location for enjoying the outdoors. There are easy walks from the house, and complete freedom to roam and explore in any direction. You can spot the local wildlife – birds of prey, wild boar and deer are a common sighting. Paddle or dam the river. Collect wood for a barbecue. Don your Wellingtons and walk across the river for lunch at local restaurant, Tre Querce. Or relax by the pool and enjoy the view. Should you ever wish to leave the house, there is Renaissance art and architecture to be admired and ancient hill-top towns to be explored. You can trek or climb in the mountains, ski, dive, sail, horse ride, mountain bike, quad bike or hang-glide. There are vineyards to tour, local markets to meander and sumptuous restaurants aplenty. We are baby, toddler and child friendly - we have a fully enclosed swimming pool, trampoline, sand pit, swings, garden toys, ride on toys, indoor toys, games, books, DVDs, stair gates, bed guard, cots and cot linen, baby monitor, microwave, steriliser, high chairs, booster seats, hand blender, plastic plates, cups and cutlery, potties, plastic steps, changing mat, non-slip bath mat, bath toys, bouncy chair, night lights, socket guards, pram, carry cot, car seat, washing machine and tumble dryer. And if there is anything else you need - please ask!
Booking notes
The property is rented on an exclusive use basis, with full use of the house, garden and pool. A booking deposit of £500 per week is payable at the time of booking. The rental balance and a refundable damage bond of £500 are payable eight weeks prior to occupancy. Weekly cleaning, linen, towels and pool towels are included in the rental price. Additional cleaning and heating by arrangement.
