A semi-basement unit comprising two individual self containing sections both opening onto a communal leisure centre with a bar/recreation area, sauna and steam-bath. One unit has a room with double bed-settee, fully fitted cooking area. Separate space with double bed (140cm). Bathroom with bath/shower, toilet and bidet. Large outside communal patio area with built in barbecue, table and chairs, steps up to pool. The other unit offers 1 large living/dining-room with double bed settees, dining table and chairs. French doors lead to a large communal area with all the facilities described elsewhere. Habitable kitchen with fridge, dishwasher, oven, coffee maker, microwave, dishes, glasses, cutlery; leading to bathroom with bath/shower, toilet and bidet. Main bedroom with double bed (140cm.), opening to a dressing room onto an en-suite bathroom. Second bedroom with two single beds. Sheets and towels are provided (towels not to be used outside please use your own beach towels). Laundry facilities are available. Terrestrial and satellite television.

Outside
Every apartment has table and chairs for outdoor meals. Ample deck chairs and sun beds around the communal swimming pool area including tables, chairs, sun umbrellas and a barbecue. A separate built-in barbecue is located in a dedicated area. Outside and inside showers and changing rooms plus laundry washing and drying facilities.

Coast/Beach
The villa is located at 2km from Lake Bracciano cradling the interesting towns of Anguillara and Trevignano and 6km from Lake Martignano both of which offer boating and swimming. The picturesque seaside resort of Santa Severa is only 20km away.

Travel
Bracciano is connected to Rome, its airports and surrounding region by a modern road system, as well as by public transport. Fiumicino International Airport is 30 mins away. Ciampino airport 40 mins. There are regular buses that pass 200m from the villa and a train service (10 minutes away) that links up to Rome’s underground/subway system. However, for maximum convenience and accessibility to all the region has to offer, including Rome’s vibrant nightlife, we recommend that you have a car.

Distances
Rome centre (36km) Viterbo (the Papal city) with its amazingly therapeutic mud and hot water, mineral baths, 45 mins further north, the picturesque towns of Umbria are an hour away. Tuscany is 1 1/2 hours away. To the south, Naples, Sorrento, the Amalfi Coast and Capri are 2-3 hours away.
