The interior is stylishly and comfortably furnished. On the entry level, there is a living room and a formal dining room, both of which open onto a large, well-furnished terrace. In the hottest months, the terrace benefits from the shelter of a full-width motorised awning. A modern, comprehensively equipped kitchen opens to the rear of the living room. Also on this level is a master bedroom with en-suite bathroom. The small town of Tuoro is only 3km away for shopping and restaurants and there is easy road access for exploring Umbria and Tuscany.

Good quality towels, linen and pool towels are supplied. The house is cleaned and linen is changed weekly (included in the rent). The pool is cleaned weekly. |
Notes on accommodation
We regret that the property is not suitable for toddlers because the opening to the stairway down from the living room could be a hazard, as could the stairs between the outdoor terraces and the pool area.

Outside
The house offers wonderful indoor/outdoor living with a choice of outdoor areas for sun or shade and good flow from the house to the terraces. The living area opens through wide, shuttered doors onto a large, private terrace, generously supplied with outdoor furniture and sheltered by part-height walls, topped with potted plants. Views from this terrace are excellent and a motorised awning provides shade when needed. The tastefully furnished limonaia/conservatory, extending the full width of the ground floor, opens through four arched glass doors onto paved areas on all sides, with barbecue, outdoor table, and potted herbs. Steps from this area lead to the extensive terracing that surrounds the pool, where loungers and umbrella are provided. There is a further paved area to the side of the house, enhanced by a row of olive trees in giant terracotta pots. The front entrance has a covered terrace and to the side of the house, stairs lead down through the beautifully maintained garden.
Coast/Beach
Lake Trasimeno is nearby and offers water sports, beaches and ferry trips to the islands. The larger island has walking trails, historical sites, a lace museum, a few shops, beaches and restaurants so it makes a pleasant outing, just a short ferry-ride from Passignano, one of the lakeside towns.
Travel
Perugia is the closest airport (served by Ryanair from Stansted) but Rome Fiumicino, Rome Ciampino, Florence Peretola, Bologna Forli and Pisa are also within reach.
Distances
The nearest small town, Tuoro, is just 3km away and has food stores and other shops, restaurants and cafes, banks, post office and tourist office. Just below the town is access to the Siena-Perugia highway which gives fast, easy connection to the A1 and the E45 for touring Umbria and Tuscany.
Further details
The location is perfect for touring without encountering heavy traffic. A guest book gives details of a selection of restaurants in the area and information about places to visit, such as Assisi, Siena, Deruta, Sansepolcro, Castiglione del Lago, Montepulciano, Pienza, Montalcino, Spoleto, and Todi. Rome and Florence are good day trips by train.
