San Martino is situated on the elevated site of a 14th century church. It has uninterrupted views of the medieval award-winning town of Montone. The house has been tastefully converted into 2 luxury apartments, one of which sleeps 2/3 people, and the other one sleeps 2/3/4, with there own private access and eating areas. The 2 apartments share a beautiful pool, which is a short stroll from the house and is set amongst the vines. Olives and vines dominate the garden and both are very productive. Linda and Ben, the two English owners, encourage the guests to experience the delights of their home-produced wine and the olive oil as well as the seasonal fruits, such as figs and cherries. The garden is home to many beautiful birds and butterflies during the summer months and the fire flies are a bonus in the evening.

This ground floor apartment is on one leveland is suitable for a couple or a couple with child.The large bedroom has an arched window enhanced by stone work, old beams and is furnished with an antique double brass bed This room is large enough to accommodate an additional single bed whilst being able to provide an haven for those wanting to read in peace. There is a seperate en-suite bathroom with shower, toilet/bidet and washbasin. The bedroom leads through a brick arch into the main living/dining room, which is furnished with sofa plus dining table and chairs. There is a DVD/CD player together with a selections of DVDs plus a small library of books including relevant guide books to the surrounding area. The kitchen is a modern, efficient kitchen providing a dishwasher, gas hob, electric oven, fridge-freezer. micro-wave plus all the necessary utensils required. A terrace at the entrance doubles up as an al-fresco eating area and has elevated views over the Carpini valley. |

Notes on accommodation
All the properties are self contained, have their own seperate private access and outside sitting/eating areas. Each property has gas central-heating, for the off peak seasons when it is a delight to visit Rome or Florence.We have commune water, to which we have added a water softener and plenty of hot water on demand. There is a communal washing machine in the cantina, with adequate outside drying space and each apartment has its own clothes drying rack, iron and ironing board provided. A complimentary generous welcome pack is provided (normally approx. 14 items) on arrival with all the ingredients to make a tasty meal plus a bottle of wine to help you get into the holiday spirit.
Baby equipment such as cot, cot linen, pushchair and baby chair are also all available if required at no extra cost.
Accessibility
The apartments Anna and Amelia are on the ground floor all on one level.
Car parking is in close proximity to all the units. The path from the apartments to the pool is again on the level.
Outside
The garden is mostly vineyards and olive groves but also contains fruit trees such as cherry and figs. The pool is a big attraction (12 metres by 6 metres), being completely private and not over looked; it is set amongst the vines,surrounded by lavender hedges and provides an idyllic setting for relaxation. Again the views from the pool side over the well manicured countryside are stunning. Good quality outside furniture is used throughout the property and has tables and chairs for the guests enjoyment. There is a barbecue to complement al-fresco-eating for the visitors use. Bikes are available for hire and the internet and phone are available on request at reasonable rates. We organise trips to local trattoria where real Umbrian cuisine can be experienced. This is popular and often the highlight of our guests holiday. Baby-sitting service is available with a qualified experienced professional, at affordable rates. An inflatable paddling pool is available for very young children.
Coast/Beach
Lake Trasimeno has small beaches, it is 45 minutes by car.
Golf
There are golf courses in the area for those wishing to play.
Travel
The 2 nearest airports are Perugia, and Ancona which are all serviced by Ryan-air from Stanstead. Perugia is only 30 minutes whilst Ancona is 1.5 to 2 hours away. Rome,Bologna and Pisa, which are serviced by low cost airlines from most regional airports in the UK are approx.2.5 hours away. A car is essential. Cars can be hired from all main dealers at the airports, it is recommended to take out full car insurance and to check all cars body work thoroughly before embarking on an agreement.
Distances
Montone 2 miles, 5 minutes by car. Umbertide 6 miles, 15 minutes by car. Perugia 25 miles, 35 minutes by car. All other tourist attractions such as Assissi, Sienna, Piaenza, Montepulciano, Cortona, Lake Trasimeno, Perugia,Todi, Sansepolcro, Orvieto, Deruta, Gubbio. Spello, Montefalco, Arezzo, Urbino, Rimini and the Adriatic are within easy driving distance and can be discussed with the two resident owners. Whilst it is possible to catch trains to Rome and Florence for the day.
Further details
Montone,is a beautifully maintained medieval award winning town "Uno dei Borgo piu belli d'Italia", and provides most of the basic amenities which is only a 5 minute drive from San Martino.
There is a post office, bank with cash machine as well as a number of restaurants which offer a variety of ways to dine to suit all pockets, and 3 grocery shops which offer most commodities, one offering porcetta panninis, a local delicacy on Tuesdays.
There is also a bakery, butchers, tabac, hairdressers,haberdashers and a petrol station.
The "Aries" bar serves delicious coffee and homemade Italian ice-cream and is situated right on the main square.
In addition to these local services,Montone is home to many special festas that take place in this ancient town, mostly in the main Piazzo Fortebraccio.
In early July, the Umbria Film Festival is staged and is run by Terry Gilliam of Monty Python Fame. Every night, for a week, there are films made all over the world to be seen on a large open air screen erected specially in the main Piazza.
For a week in the middle of August there is a special festa "Donazione Della Santa Spina" (A thorn that is supposedly from the crown that Jesus wore at his crucifiction) and here the 3 quarters of Montone compete for a victors banner. Each quarter stage a play, have there own taverns and there are crossbow competitions etc included in this Palio.The whole town transports itself back in time to the middle ages with music and stunning costumes.
In addition there is the Fruits Of The Forest celebrations at the end of October and other events such as Jazz and Brass Bands Festivals which are held throughout the year so that the Piazza always seems alive with fun.
Umbertide is 15 minutes by car, a much larger town with bigger supermarkets and all the facilities that a larger town does provide.

Bookings can be made by email or by telephone. A 30% non-refundable deposit is required at the time of booking and the final payment of 70% plus a refundable £100 breakages deposit is made 8 weeks prior to occupancy. Due to increased banking charges we prefer electric transfer of funds in euros as payment to our Italian bank when the breakages deposit is waived.

Cumbria To Umbria!
Linda and Ben, having spent most of their working lives in professional positions in the Lake District, decided to change their life-styles and moved to Italy 13 years ago.
This is their 2nd venture, and San Martino was purchased in 2003, the location being everything.
7 years on the house has been lovingly restored into 3 apartments, and hopefully we now offer a relaxing haven for you to visit and spend some quality time in this very beautiful area of Italy.
