Notes on prices
Prices are per week and are fully inclusive of linen, towels, pool towels, gas, water, electricity, welcome pack and final clean. Rental charges can be negotiated for longer lets of more than 2 weeks. Short breaks available March/April/May via flights to Perugia.

Marcello (2 Bedrooms, Sleeps 4)

This 1st floor apartment has 2 large double bedrooms, which can be either king-size or twin bedded rooms. They are divided by a bathroom, which has a full size bath, shower, bidet and toilet (the loo with a view). The spacious living/dining room is furnished with old pieces, such as a grandfather clock and an antique oak bedding chest, as well as wing backed chairs for comfort. There is a small library of cultural books appertaining to Umbria and places to visit, including Rome and Florence, as well as relevant entertaining books. We have a DVD and video machine with a selection of material. The kitchen is well equipped with all a good chef should need, a gas hob, oven, dishwasher, fridge/freezer, and of course all the necessary utensils. The kitchen has a small terrace for eating al-fresco, which has a panoramic view. This apartment is available to let for 2 people at a reduced cost.

Anna (2 Bedrooms, Sleeps 4)

This is a ground floor apartment with 2 bedrooms both en-suite, suitable for 4 people. These 2 rooms can either be king-size or twin-bedded rooms and have individual characteristics. The master bedroom has an arched window and beams whilst the other one has stunning views from the front of the house towards Montone. The living /dining room is spacious and opens out onto the kitchen, which is well equipped with new units and appliances, including a gas hob, oven, fridge-freezer and dishwasher. There are numerous utensils for the discerning cook. The kitchen has an arched patio entrance where guests can eat either in the shade or in the sun; again the views are amazing.

Amelia (1 Bedroom, Sleeps 2)

This ground floor apartment is for 2 people and can be a king-size bed-room or a twin-bedded room. This large bed-room has an arched window enhanced by stone-work and an en-suite shower room. The room is large enough to provide a haven for those wanting to read in peace. The main living/dining room has an integral modern, efficient kitchen with all modern conveniences. A terrace at the entrance doubles up as an al-fresco eating area and has views over the Carpini valley.

Notes on accommodation
All the properties have central-heating, for those colder days when it is a delight to visit Florence or Rome. There is a laundry room which is fitted with a washing machine and ironing facilities, and there are out door drying areas. There is ample parking area. We provide a welcome pack to tide our guests over until they are able to shop for their own provisions. A cot is available for hire for young babies.

Outside
The garden has many secret areas to sit and relax. The pool is a big attraction, being completely private and not over looked; it is set amongst the vines with panoramic views of the Umbrian countryside. It is also a delight at night when it is lit up. The pool is 12 metres by 6 metres. The garden is well equipped with good quality garden furniture and has tables and chairs for the guests enjoyment. There is a barbecue for the visitors use. Bikes are avalable for hire and the internet and phone are available on request at reasonable rates. We organise trips to local trattoria where real Umbrian cuisine can be experienced. This is popular and often the highlight of our guests holiday. Baby-sitting service is available with a qualified experienced professional, at affordable rates. An inflatable paddling pool is available for very young children.

Coast/Beach
Lake Trasimeno has small beaches, it is 45 minutes by car.

Golf
There are golf courses in the area for those wishing to play.

Travel
The 3 nearest airports are Perugia, Bologna (Forli) and Ancona which are all serviced by Ryan-air from Stanstead. Perugia is only 30 minutes and Forli and Ancona are 1 .5 to 2 hours away. Rome and Pisa are also 2 hours away.
A car is essential. Cars can be hired from all main dealers at the airports, it is recommended to take out full car insurance and to check all cars body work thoroughly before embarking on an agreement.

Distances
Montone 2 miles, 5 minutes by car.
Umbertide 6 miles, 15 minutes by car.
Perugia 25 miles, 35 minutes by car.
All other tourist attractions are within easy driving distance and can be discussed with the two resident owners.

Further details
All basic conveniences such as banks, post office, small shops are available in Montone, 5 minutes away. Larger supermarkets are available in Umbertide 15 minutes by car.

Booking notes
Bookings can be made by email or by telephone. A 30% non-refundable deposit is required at the time of booking and the final payment of 70% plus a refundable £100 breakages deposit is made 8 weeks prior to occupancy. An additional charge during the cooler months will be made for fuel and heating.
