Situated only 35 minutes from Ancona airport. 2km from local hilltop walled town. Wonderful beaches 20 minutes drive away.

Changeover day
Tuesday. It is helpful if the guests do not arrive until mid afternoon, giving the cleaners time to be ready.

| Living Rooms: | The living room is 1000sq.feet and combines the large kitchen area with granite topped island, a beautiful granite table seating 12, sofa and armchairs for 6. TV area with marble table, 4 leather chairs, books, games, DVDs and satellite TV. |
| Other: | Upstairs is a snooker room with a full sized snooker table dividing the 4 bedrooms and 2 bathrooms making it ideal for 2 families. Downstairs is an office with phone/fax PC with internet connection and printer. |

Linen and towels provided including beach towel. All linen is white with duvets for cooler weather. Weekly linen/towel change and clean. |

Accessibility
Wheelchair friendly. Down stairs is all one level with a bedroom opening onto it's own terrace, double doors, and a bathroom with shower, basin and W.C. The salon being large gives easy access to cooking, eating and relaxing. Easy access to pool, garden on one level.
Outside
The villa, garden, pool and drive are totally private and not shared by others. Covered area for table and chairs. Sunbeds for the pool area. Large heated pool. BBQ. 2 large grass lawns for children to play on. Herb garden, olive trees and beautiful views.
Coast/Beach
Senigallia beach is approx. 20-25 mins drive away. It is famous for its velvet sand. As with all outstanding beaches in Italy seating, umbrellas, play facilities for kids and WC plus cafe and restaurants are there. It is important to note that this is an un-touristy region, all the sea-side resorts are really tastefully presented.
Travel
Airports: Ancona 35 mins. Bologna (Forli) 1 hour 10 mins. Bologna (Main) 2¼ hours. Rimini 2 hours. We recommend you hire a car, we are situated in a perfect position for travelling, being only 20 mins. from the A14 which travels North to South along the Coast to Venice, Milan and the far South. We are also 20 mins from the A76 to Assisi 1½ hour's and Rome 3 hours and up to Umbria and Tuscany. We are mid-way between the mountains and the sea.
Distances
The nearest small town Ostra Vetere is 2km distance. We are surrounded by wonderful hilltop villages and towns to visit.
The amazing and famous Frassassi Caves are Ihr drive away.
Truffle Centre Aqualagna is also 1hr drive. Marche has 2800 shoe factories and wonderful factory outlets for clothes too!
Further details
There are many local restaurants and the town has everything in the way of shopping, hairdressers etc. We can arrange for guided tours covering historic places, local crafts, food, wine and oil production.
An authentic Italian meal will also be cooked in the house by the girls if you wish. Their prices are very reasonable.
Booking notes
A £500 is required upon booking to secure the Villa. The remaining amount is due 4 weeks before your arrival date.
