This attractive 3 storey farmhouse has recently been beautifully restored by its English owners to a very high standard. Matilda is set in a peaceful 3 acre meadow in the foothills of the beautiful Sibillini mountains. It has a large private pool which is set in a stunning elevated position overlooking the house and meadow. Matilda is well suited to families, with a children's large playframe and trampoline available for guests use. The pretty hill town of Penna is just 5 minutes drive from the house and provides local services including a great pizzeria. The nearest large town is Sarnano, which has a thermal spa and is a ski resort in the winter. Good restaurants are located near the house in San Angelo in Pontano and Monte San Martino. The unbroken sand beaches of the Adriatic coast are a short drive away. The nearest resort being the marina town of Porto San Giorgio, just 40 minutes away. Ancona Airport is only approximately 1 hour and 15 minutes drive from Matilda.

Seperate quotes can be provided for shorter stays/smaller groups in low/mid season at the owners discretion. Gas and electricity included in the cost of the villa. Central heating available at an extra charge of £50 per week in the cooler months (end of Sept to end of March).

Changeover day
Bookings will commence from Saturday in high season -departure time by 10am and arrivals after 3pm. The owners will consider midweek changeovers out of the main July/August booking periods to enable clients to benefit from cheaper mid week air fares.

Bedrooms: 1st floor - Master bedroom with 4 poster double bed plus en-suite bathroom. Twin room with 2 single beds. Children's bedroom with 3 single beds.
2nd floor - Double bedroom plus en-suite bathroom. 2 large sofa beds in TV room which can sleep 2/4 people.
Bathrooms: 1st floor - family bathroom with bath, sink, wc, bidet, separate shower.
Large en-suite to master bedroom with bath, h/basin, wc, bidet, seperate shower.
2nd floor - en-suite to double bedroom with h/basin, wc, shower.
Grd floor - cloakroom wc, basin.
Kitchen: Well equipped modern kitchen with high quality base/wall units and working surfaces including - SMEG oven+hob, dishwasher, American style fridge freezer, microwave, toaster. Good quality crockery glassware, cultery provided in dresser. Farmhouse table.
Utility Room: Modern washing machine and sink is provided in the garage for guests own laundry. A clothes horse is available for drying clothing. An ironing board and iron are available.
Living Rooms: Large open lounge with attractive fireplace and terracotta floor tiles. Wrought iron fire grate and fire tools are available for guests use. Large 3 seater sofa, a 2 seater sofa and single sitting chair are provided along with a dresser and a glass table.
Other: Dining room including farmhouse pine table/chairs which is linked by arches to the lounge and kitchen. Stunning loggia for alfresco dining + built in brick BBQ. Seperate TV room on the top floor with 2 large sofa beds, TV+DVD player available for guests.
Cleaning/towels/
linen/maid service:
Towels and bedlinen are provided for each bathroom/bedroom. The house is cleaned by the owners excellent local cleaner Rosanna before each guests arrival. A further clean halfway through a 2 week stay and change in linen/towels can be organised locally.

 

Notes on accommodation
Matilda has been tastefully renovated by it's English owners who have a young family of 3 small children. It has been carefully planned to cater for their own children and is therefore suitable for families as well as adult groups. The house is in a very quiet spot near to the Tennacola river. It is set away from other farmhouses and is set in its own peaceful 3 acre meadow. The fantastic pool is larger than most villa pools at 15 x 5m and is set in an elevated position overlooking the house and gardens. It is 1.3m deep with a diving area with a depth of 2.7m at the head of the pool. Access into pool is via steps at the shallow end. The pool is surrounded by a chesnut pole fence and lockable gate. The steps from the garden to the pool have a wrought iron gate at the bottom as further barrier to protect children. A large wooden playframe (swings/slide+climbing rope) and a large trampoline are provided in the meadow for guests use. Sun terrace is available adjoining the master bedroom.

Accessibility
Matilda is unfortunately not particularly suitable for guests with mobility issues. The bedrooms are on the 2nd/3rd levels and the pool is accessed via a relatively steep flight of steps.

Outside
The fantastic pool is large at 15 x 5m and is set in an elevated position overlooking the house and gardens. It is 1.3m deep with a diving area with a depth of 2.7m at the head of the pool. Matilda benefits from large gardens. The area immediately adjoining the house is lawned and enclosed by an attractive wall which seperates the garden from the surrounding meadow which is laided out with grass and provides a large open area for ball games+outdoor play for older children staying at Matilda. Playframe and trampoline are set in this area and clearly in view from the loggia+ pergola/dining room and kitchen area. The brick BBQ is built into the garden wall and provides a great area for outdoor cooking close to the terracotta tiled covered loggia which has a large oak dining table that seats upto 14 people comfortably and is a great place for alfresco eating. A large pergola is also set out at the rear of the house adjoining the lounge. All areas are provided with good furniture.

Coast/Beach
Italy's unbroken white sandy beaches of the Adriatic coast are only 50 kms from Casa Matilda. The owners favourite resort-Porto San Giorgio is 40 minutes drive from the house and is a marina town with a great beach with safe swimming conditions for families plus a wide range of lovely restaurants and bars on the sea front. Other popular beaches include the beautiful resorts on Monte Conero of Sirolo and Numana plus the palm lined promenade and designer shops at San Bennedetto del Tronto.

Skiing
The nearby town of Sarnano is a ski resort in winter serving the ski runs at Sassotesso and is 20 minutes from Matilda(15km). It also has a thermal spa.

Travel
The main airport serving Le Marche is Ancona airport which is 90km from Matilda (c.1.25 hours). Flights from Stansted and Liverpool fly regularly into Ancona. Car hire is essential and Hertz/Avis and Europcar all operate from Ancona. Alternatively guests can fly into Pescara (140km), Rimini and Bologna (Forli). Croatia can be reached by ferry/hydrofoil from the main port in Ancona.

Penna San Giovanni 5 minutes (by car).
San Angelo in Pontano 13km (restaurants).

Further details
Penna San Giovanni is a short drive away. Penna is a pretty little hill town with a medieval defensive wall and gate. Vistors will find a full range of local services including a general stores/pharmacy/bank/tobacconists and 2 bars. The lower bar also has an excellent pizzeria which is very popular with locals and vistors alike. There is a great children's play area at the top of the town for guests travelling with children. There are larger supermarkets in Piane di Falerone 15 minutes away and a large hypermarket at Piedripa/Macerata Sud on the route from Ancona. There are a number of excellent restaurants in the area including the owners personal favourites in San Angelo in Pontano-Duila and Pippo's.
