Il Rifugio is a very comfortable home set amongst the centuries-old olive groves and forests on the hills surrounding Lake Trasimeno, in the centre of Umbria. The living areas and two of the bedrooms open onto a large terrace that overlooks the garden and enjoys superb views of Lake Trasimeno and its islands. The interior is flooded with light, spacious and tastefully furnished. The newly fitted kitchen is generously sized and offers all the space and equipment a cook could require. There are 2 large fully tiled bathrooms in the main house plus a third in the ground floor apartment. The front entrance leads into a spacious entry foyer, with kitchen to one side, bedrooms and bathrooms to the other, and the living and dining room directly ahead and opening onto the lakeview terrace. There is separate access to a ground floor apartment that sleeps an additional 3 people, with its own kitchen, bathroom and laundry and opens onto a shaded terrace at garden level, close to the pool.

The lakeview terrace runs the full length of the south-facing wall of the house and acts as a natural extension of the living room, with two large double doors to the terrace, and two of the bedrooms, which each have double doors opening to the terrace. |

All linen is included in the rental and changed weekly; for stays of two weeks or more, a weekly clean and linen change is included. A groundsman cares for the garden and the pool is cleaned weekly. |
Notes on accommodation
The ground floor apartment has its own access from the garden and does not have internal access to the main house. Even if the apartment is not required for extra sleeping accommodation, its kitchen is ideal for preparing poolside meals and storing cold drinks. It opens onto a large, shaded, paved area, perfect for meals and as a retreat from the sun in mid-summer. It is also ideal accommodation for teenagers, grandparents, or a nanny, but it is not suitable for very young children who will need to be in the main house. However, the property is ideal for a family holiday because the large grounds provide ample playing space and are safely fenced. The property has excellent sealed road access, ample parking, including two covered parking spaces, which are a boon in hot weather. There is no passing traffic and the location is very peaceful, yet it is only a short drive to the nearest village, Tuoro, and a little further to the small towns of Mercatale and Lisciano Niccone.

Outside
The swimming pool is for the exclusive use of guests and it is generously sized at 8m in diameter, 1.6m deep. There is a very large sunbathing terrace surrounding the pool, and just a short distance away is a ground-level shaded terrace. The many trees also provide plentiful shade in the garden. There is generous provision of outdoor furniture. There is ample secure parking on the paved, gated driveway. There is easy, level paved access from the parking area to the front entrance of the house. The neighbouring houses are not intrusive because all are set within large grounds, but their presence means that the property does not feel isolated, although the location is very peaceful.
Windows and doors are fitted with shutters and screens, and there are awnings over the doors from the living areas on to the terrace, for summer comfort.
Coast/Beach
Lake Trasimeno offers several beaches, the nearest of which, at Tuoro, is only ten minutes' drive. Other lakeside towns such as Passignano and Castiglione del Lago offer water sports, boat hire and ferry trips to the islands. Many small towns around the lake's edge have seafood restaurants.
Travel
The nearest airport is Perugia (half an hour away) but Rome, Forli, Ancona, Pisa and Bologna are also within reach (approximately 2 hours' drive).

Siena: 90 minutes

Assisi, Todi, Spoleto, Montepulciano, Gubbio, Pienza - about 90 minutes
