Santa Chiara is set in a quiet rural valley among 2 ½ acres of mature terraced olive groves and landscaped gardens. It has magnificent views of the valley and surrounding hillsides and is an idyllic place for guests to unwind. This traditional Umbrian stone farmhouse has been carefully restored using original and antique materials wherever possible and converted into 3 luxury holiday apartments. Each apartment has its own independent entrance and private outdoor dining space with A BBQ. On a secluded sun-trapped terrace is the 10 by 5 metre swimming pool which is designed to be child friendly with stepped entry and a shallow ledge around its perimeter. The area is fenced with access via a gate and has a large patio with sun loungers. The English speaking owners Paul and Anita live on site and are happy to help answer any questions you may have.

Changeover day
A normal week is Saturday to Saturday. Please contact us if you wish to discuss alternative days, we will be happy to try and accommodate you. Guests should arrive after 4.00pm and vacate the property before 9.30am. Storage of luggage can be arranged.

| Situated on the first floor this apartment has a wonderful private south facing terrace shaded from the sun by a pergola, its an ideal place to enjoy the unspoilt views of the valley while taking an al fresco meal. Leading from the terrace there is a garden with childrens play area. Steps lead to the first floor (built in wooden stair gate) from the terrace. There are two large double bedrooms, one master suite with king sized bed and en-suite shower room, the other with twin beds and a further family bathroom with bathtub and separate shower cubicle. Throughout this apartment there are barrel vaulted ceilings and handmade terracotta floors. In each of the bedrooms and the lounge the windows have built-in mosquito nets. The living space in Rancale is particularly spacious and light, benefiting from a south westerly aspect and a total of four large windows. An archway connects the comfortable lounge to the open plan and luxuriously appointed kitchen/dining area. | |

This apartment is ideal for a couple, or couple with a young child in a travel cot. It has a large twin bedroom with exposed stone walls and terracotta floor. Serving the bedroom is a large en-suite shower room. There is a light and spacious lounge dining area with dual aspect windows. As well as the dining table with seating for two there is a comfortable sofa, LCD TV with DVD and satellite receiver and a wood burning stove. This room also includes a fully equipped kitchen with fridge freezer, oven, 4 ring hob and microwave. There are patio doors leading to a private terrace with outdoor dining table and wonderful views of the olive groves and the valley beyond. Pietramelina can be rented in conjunction with one of the other apartments to accommodate larger groups, in which case a discount will be applied. |

Coast/Beach
Lake Trasimeno has several life guarded beaches, the best of which is at Passignano which is a 30 minute drive from Santa Chiara.
Golf
Antognolla Golf Course is an 18 hole Robert Trent Jones II championship golf course situated in the heart of Umbria, only 15 minutes drive from Santa Chiara.
The course is open 7 days a week and has a driving range, practice ground, club house, changing facilities, restaurant and bar.
There are a range of golf clubs, buggies and cars to hire.

Travel
Situated in Northern Umbria close to the borders of Tuscany and Le Marche, this is an area of particular beauty and unspoilt scenery, ranging from the dramatic peaks of Monte Sibillini, to the rolling green hills around Assisi and Perugia. The olive groves and forests of beech, holm oak and chestnut create a wonderful backdrop to a wealth of famous historic hill towns and settlements. Accessed via an excellent white road, Santa Chiara is set in a quiet rural valley.
Booking notes
Prices are inclusive of all linen, towels (not pool towels) for a maximum of 4 people, there is an extra charge of euro 100 per person for extra occupants. A 150 breakages deposit is required on arrival, this will be refunded at the end of the holiday less the cost of any damages or breakages or more than reasonable cleaning. An additional charge will be made during the cooler months for heating and fuel and rates will be advised at the time of booking.

About the owner
We gave up our busy jobs in London 7 years ago to come to this wonderful part of Italy to buy and restore the farmhouse and set up a business. Seven years on we have two children both born here in Italy, they are both at school and completely bi-lingual.
Year purchased: 2004
Why the owner chose a home in this location
We loved the quiet situation of the house in a valley with a small river running down the centre, but also the convenience of having the village of Pierantonio only 2km away and the E45 highway allowing easy North South access through the region.
