Il Mulino di Ferraia is a romantic 500 yr old watermill in a peaceful setting in the heart of the Tuscan countryside, 50 kms Florence, 30km Arezzo, 4km from the bustling market town Reggello - famous for its fine Tuscan olive oil. Bordering Chianti. In this "once upon a time" place the atmosphere and hospitality offered are what the owners look for themselves when travelling: that elusive old-fashioned estetic charm and luxurios comfort. The house is large but because we wish our guests to experience the atmosphere of tranquility and intimacy we make only 3 bedrooms available. Inside, the original wood beam ceilings, terracotta floors and 4 log burning fireplaces provide the atmospheric backdrop to antique furnishings, paintings and rugs, and soft enveloping sofas which invite to sink into to read, listen to music, to the birdsong and rippling river. With log fires roaring, soft lighting and candlelit dinners in a variety of settings, the house takes on a fairy-tale atmosphere.

Large kitchen dining room arched and beamed ceilings, ground floor - the heart of the house - with long wooden dining table, large marble table for preparation of home-made pasta and home-grown vegetables. Adjoining atmospheric room in Tuscan stone with original mill-stones now used as wine cellar and for home-made conserves and also as another dining room served by the adjacent wood-burning bread\pizza oven and grill. First floor access to attractive hayloft overlooking the garden and river for intimate candlelit dinners Three bedrooms on 2nd floor. Beamed ceilings, terracotta floors, antique furnishing and pictures Double, en-suite shower - The Mulberry Room. Two singles, en-suite bathroom - The Nightingale Room. Notes on accommodation
The house is equally comfortable in autumn-winter as well as summer. Central heating, four log-burning fireplaces and electric blankets on all beds ensures cosiness and magical atmosphere. Not suitable for hildren under 12. A shared passion for Tuscan home-made food and wine is welcomed. Cookery sessions are offered on request. Accompanied walks to "secret places" also offered. Painting courses with well-known Florentine artist offered on request. Charming informal riverside garden, offers plenty of areas for sitting out relaxing in the shade of mulberry and walnut trees or in the sun. Large attractive shared swimming pool in neighbouring property with additional sitting out areas in attractive garden. The setting of the house approached by private Roman bridge, the river, the stone structure and lawns and planting around the house make it an ideal place from which to paint. Horse riding facilities nearby.
Accessibility
The property is on three floors with original stone steps. The original structure of the house has not been altered including the one stone step up to the main door. The terrain surrounding the house is undulating. Bathrooms are on the second floor and there is a WC on the first floor. The ground floor has no wc or bathroom.
Outside
The half acre informal garden around the house is flanked by the river Resco, numerous trees, stone walls and the wooden garden gate. Parking is in the gravel courtyard outside the garden area. The approach to the house is 500metres from the tarmac road down a gravel incline and over the private Roman bridge. The large and attractive shared swimming pool is in the large garden of the neighbouring property at the top of our private road. In the large garden surrounding the pool there is lots of garden for sitting out including covered areas, pool and garden furniture. The mill garden is very pleasant for sitting and relaxing under mulberry and walnut trees or in the long covered porch. Garden seating and sunloungers are provided. Tea and cakes and aperitives are often served on the old millstones in the garden.

The owners have founded an association to maintain local traditions and customs - especially those of the culinary variety - home-made Tuscan cooking of the local housewives "Academy Once Upon A Time" By arrangement the following may be organized: Hands on country Tuscan Cooking sessions, Painting courses by well-known Florentine artist, Olive oil tastings by olive oil specialist, accompanied visits to local producers of local produce such as - Pecorino sheeps cheeses\ wood oven baked bread\ wine estates\ olive oil producers\ the much prized traditional local mountain chestnut floor, visits to wine and olive oil producers and wine tastings - Reggello and Chianti, accompanied walks to experience the magic of the Tuscan countryside in corners that are difficult for anyone other than locals to know and that often end in a fantastic unsung hidden away family trattoria, wine tastings in the house by one of Italy's well-known Sommeliers.

Figline Val D'Arno - fantastic market Tuesday mornings 5 km San Giovanni Val D'Arno - birthplace of Masaccio (Masaccio Museum) 12 km. Casentino area - beautiful and undiscovered - from 20km.
