At nearly 2,000ft above sea level, Casa Preggio enjoys breathtaking views across the Niccone Valley. This 15th century house was built into the hilltop village's perimeter walls with its front door near to the village square and its garden and living rooms facing outwards towards the valley. The house is very tastefully furnished internally whilst retaining its traditional features. The village of Preggio boasts a delightful restaurant called La Castagna, serving Umbrian delicacies, a cafe/bar and small shop with internet connection. The surrounding area has a wealth of fascinating places to visit including the ancient towns of Perugia, Cortona, Gubbio, Montone, Castel Rigone, Assisi, Sienna and slightly further afield, Florence, Pisa and Rome, all easily reached either by car or train for a day trip. The lake at Castiglione del Lago is 40 mins away. There are many wonderful places to eat nearby, ranging from local agriturisimos to pizzerias and local restaurants.

Changeover day
Changeover day Saturday but can be flexible on a Friday or Sunday depending upon bookings, with long weekends negotiable out of season.

Bedroom 3: small with twin beds & 2 chest of drawers.
All rooms have spectacular views.
Bathrooms: Large bathroom on first floor with bath/shower attachment, washbasin and bidet. Again, spectacular views.
Kitchen: Kitchen with butler's sink, cooker, cupboards, microwave. Small breakfast table and 4 chairs. Fully equipped with cutlery, crockery and glasses. Small window overlooking the terrace with restricted views over the valley.
Utility Room: Large utility room with upright fridge/freezer, washing machine and dishwasher.
Living Rooms: Living room with a 3 and 2 seater sofa and armchair, TV, DVD and CD player with large arch window overlooking pool arched opening to dining room with table, 6 chairs and wood burning stove. Large glass doors from dining room to terrace and pool.

Towels/linen included, changed on a weekly basis. Property cleaned weekly.

Accessibility
Not suitable for the disabled. Guests with small children need to be aware of steep drop beyond the edge of the terrace although this is protected by a high wrought iron fence.

Outside
Large terrace with private swimming pool 3m x 5m with constant depth of 1.2m. Outside table with 6 chairs under shady vine covered pergola together with plenty of space for sun loungers. The terrace, which is surrounded by wrought iron fencing for safety, is highly suitable for al fresco dining, and enjoys an elevated position to provide outstanding views of the surrounding countryside and filled with terracotta pots providing a glorious display of colourful plants. Outside shower. Gas fired barbecue.

Coast/Beach
Lake Trasimeno is about 40 minutes drive away and has several good beaches for swimming or sailing.

Golf
18-hole golf course at Antognolla golf club 30 mins away. 9 hole golf course at Lambourgini golf club at Panicale 40 mins away.

Travel
Ryanair flies daily to Bologna (Forli) 1 3/4 hours away and flies to Perugia which is 30 minutes away on a Tues/Thurs and Sunday.
Ryanair also flies to Rimini and Ancona (about 2 hours). British Airways fly daily to Pisa, Bologna and Rome, all between 2 and 2 1/2 hours away.
Easyjet flies to Pisa. A hired car is essential.
Alternatively the journey can be made easily by car from Calais using the motorway system with 1 overnight stop.

Distances
Perugia, Cortona, Montone, Gubbio, Castel Rigone and Lake Trasimeno are all within 40 minutes drive. Sienna and Assisi are within an hour and Rome, Florence and Pisa are within 2 and 1/2 hours, the latter accessible by train.

Further details
There is a wide range of activities on offer in and around Preggio.
The region is a food and wine lover's paradise with a great variety of wonderful restaurants to choose from and opportunities to go winetasting and explore beautiful vineyards or to take cookery lessons at the local agriturismo, cooking with (and then enjoying) local produce and creating Umbrian specialities. Umbria is also famous for its food festivals throughout the year.
For those who enjoy outdoor pursuits, there are some amazing walks and cycle routes in and around Preggio during which the spectacular views from the village can be truly appreciated. Fishing, tennis and golf are also available within a half hour drive of Casa Preggio as well as watersports at Lake Trasimeno, 40 minutes drive from the house.
As far as shopping goes, Preggio itself offers basic facilities and has a little shop, a post office and a pharmacy. Umbertide, northern Umbria's largest town, holds a weekly market and also has a supermarket, bank and other shops. Many of the nearby towns have a good selection of interesting shops and boutiques, stocking everything from leather goods, clothes, paintings and books to a selection of wines and local specialities for taking back home as a reminder of your trip!
