Villa Rosa is a lovingly restored Italian villa set on a ridge leading down into the Tiber Valley from the ancient hill-top village of Castello delle Forme, right in the centre of Umbria. It has spectacular views all round and especially from the guest rooms and roof terrace. We have a swimming pool in the ornamental gardens. Stunning views across the Tiber Valley and the surrounding hills. All rooms have original beamed ceilings, white-washed walls and old terracotta floors. There is a guest lounge with log fireplace, large roof terrace, and all bedrooms are en suite. Home-grown fruit, olive oil, vegetables, eggs, and locally produced wine. Hi-speed internet access.

Changeover day
As a B&B we have no changeover day or minimum stay.
Notes on accommodation
Breakfast is served either in the dining room or on the roof terrace with a choice of Full English Breakfast, fruit, cereals, tea, coffee, fruit juice etc.
The guest lounge has beamed ceiling and old terracotta floor with a traditional open fireplace. There are plenty of books, videos, and games. We have free wireless broadband Internet connection and offer you free use of a laptop if you wish to access the Internet or send and receive emails, or we can provide you an access code to use your own.
Accessibility
Villa Rosa is currently unsuitable for the disabled as all our accommodation is above ground level, with no lift. Plans have been passed to convert the stables on the ground floor into an apartment and this will then be suitable for those with limited mobility.
Outside
Beautiful gardens with swimming pool, olives, vines, duck pond, small orchard and plenty of seating areas. On the first floor we have a panoramic south-facing roof terrace 8m x 5m overlooking the Tiber Valley where breakfast is served if the weather is fine, which it usually is! Outdoor table tennis.
Coast/Beach
We are 20 mins from Lake Trasimeno, the fourth largest lake in Italy, with many beaches both on the shore and on the islands. Within 2 hours drive you can reach either coast for a day at the sea.
Golf
There is a driving range 1 minute away and two 18 hole golf courses within 30 minutes drive.
Special interest holidays
Horse riding 5 minutes away. Fishing lake 1 minute away. Light aircraft 1 minute away. Tennis court 1 minute away.
Travel
By plane and train:
Fly to Rome then take a train to Papiano Stazione (see www.fs-on-line.com for timetables)
By plane and car:
Fly with Ryanair from Stansted to Perugia, which is 20 minutes from Villa Rosa. Fly to Ciampino Rome (2hrs), Ancona (2hrs), Bologna (3hrs) or Pisa (3hrs) then hire a car at the airport. Bullet-proof directions with photos and even satnav co-ordinates can be provided.
Distances
Villa Rosa is ideally located for exploring Umbria and Central Italy - 30 mins to Perugia, Assisi, Todi, Gubbio, Deruta and Lake Trasimeno - 2 hours to Rome, Siena, Florence and either coast - 10 mins to several excellent local restaurants, pools, bars and shops - 20 mins to Perugia airport (Ryanair) and within 2 mins of local railway station and bus services.
Further details
A supermarket and several excellent restaurants are only five minutes away by car and three public swimming pools are within ten minutes drive. A short walk gets you to the friendly local bar in Castello delle Forme. There is an excellent supermarket within three minutes drive and a full range of shops and services can be found in the market town of Marsciano, a ten minute drive away. Market day is Monday. Although we are a B&B we are happy for guests to spend the day at Villa Rosa - at the pool, or relaxing on the roof terrace or guest lounge. We cannot provide lunch or evening meals but there are bars and restaurants very close by from which you can get a take-away too. You can also borrow our barbecue.

Balance to be paid in cash (euros) immediately on arrival.
We will accept last minute bookings subject to availability.

About the owner
Villa Rosa is owned and run by Graham and Lin Lane. It is an old Italian villa set on a ridge leading down from the ancient hill-top village of Castello delle Forme into the Tiber valley, right in the centre of Umbria. When we bought it in 2000 there were four pigs living in the ground floor and it hadn’t been inhabited for thirty years. We moved in six months later with no kitchen, no heating, no working toilet and had only replaced the crude electrical system. Now, ten years later, it's hard to believe this lovely villa was once home to pigs, pigeons, mice and assorted insects! We look forward to giving you a warm welcome to this most beautiful and interesting part of the world.
