Our recently refurbished (by local artisans) Italian home is in the centre of this quintessential medieval village. It is stone built, we reckon some of the foundations date back some 1000 years, though the main house was probably built in the 16thC. Chestnut beams and terracotta floors are juxtapositioned with fully modern facilities, this 3-storey house built into the side of the mountain is cool in summer and snug in winter (central heating throughout). In the summer find yourself lounging on 1 of the 2 balconies or on the spectacular terrace below. Or curl up in winter by one of the log fires. All bedrooms, kitchen and living room have stunning views of Mt Coronata. The village delicatessen and 2 bars (2 mins walk) are in the piazza (heart of the village) and provide for every need. On some days there is a butcher and a post office. Bagni di Lucca is just 20 mins by car where you will find a stunning swimming pool complex plus banks, restaurants, supermarkets, shops, etc.

Notes on accommodation
Cot available. Central heating throughout (from pellet stove in living room. This 3-storey house sits on the side of a mountain; there are secure balconies (though the views and drops are spectacular) and the terrace has protective railings around it.
Suitability for children: given the situation and aspect of the house we would suggest it is most suitable for adults and families with babes in arms and sensible, well behaved children.

Accessibility
The house is 5 minutes walk from the car park on steep cobbled lanes. It is built into a mountain; the ground floor is in the middle of the house, with the study up a few steps on a mezzanine floor leading on up further stairs to the 1st floor bedrooms. The lower ground floor (master bedroom, shower/laundry) is reached via a stone staircase from the ground floor. The terrace is a floor below the lower ground floor and is reached via a spiral staircase. Some of the stairs are quite steep.

Outside
Large, private, south east facing terrace with table, chairs and parasol. With spectacular views over the valley and village to mountains beyond, this is the perfect spot to eat, read or just relax with a glass of wine.

Coast/Beach
Just over an hour's drive to Viareggio with its superb beaches.

Skiing
45 mins by car (subject to traffic), Abetone is one of the best Italian family skiing resorts; extremely friendly,with English speaking instructors and 45 kilometres of pistes - a perfect resort for all the family. The beauty of it is that you can look from the balcony of the house in the morning and see the conditions on the mountains above Abetone and decide whether to ski or take a walk locally.

Travel
Pisa airport: 1.5 hour's drive away.
UK flights to Pisa from Gatwick, Stansted, Bournemouth, Bristol, Coventry, Doncaster, Glasgow, Liverpool, Manchester.
Car hire is essential.

Distances
Pisa: 1.5 hour's drive.
Bagni di Lucca: 20 mins drive.
Florence: 1 hour.
Siena and San Gimignano : 1.5 hours.
Lucca : 45 mins drive.

Further details
Montefegatesi is in a conservation area of outstanding natural beauty on the edge of the Orrido di Botri National Park. Activities available from the village include: huge range of delightful walks through chestnut woods, an extensive network of mountain paths leading to alpine meadows and higher mountains beyond, the Orrido di Botri itself (famous mountain gorge, one of the deepest in Italy). There are numerous picnic sites and shady spots to relax. There is a panorama walk around the village with spectacular views over the surrounding countryside. Bagni di Lucca is a traditional spa town, favoured by Byron and Shelley and their compatriots, with a superb swimming pool complex, bars, restaurants, spa treatments, banks, English church, tourist office and other facilities. Lucca is a delightful medieval walled city which fine architecture and many places of interest plus superb shops and restaurants. The Lucca festival in July 2008 boasts famous artists such as Sheryl Crow, Alicia Keys, Mick Hucknell and Leonard Cohen - all at exceptionally low prices (ie from Euros 26). The surrounding countryside is famous for its wines (Colline Lucchese) and country houses, a number of which are open to the public. Lucca is the southern gateway to the Apuane mountains, a National Park of outstanding diversity with many historic places of interest. Other towns within easy reach include Pistoia and Barga (famous for their jazz and other music festivals). Carrara (famous for Italian marble) is just 1.5 hour's drive away. Via Buia 5 is a non-smoking house.

All water, electricity and gas are included in rent. Central heating pellets are charged according to use.
