2 recently restored stone houses are part of Il Pero, a historic estate dating back to the middle ages, being a religious hospice for pilgrims on the route to Santa Caterina of Siena. Now a private estate producing oil, wine and fresh seasonable organically grown vegetables, it still keeps an aura of total peace and rest. Totally isolated, off the main routes, yet near the main places of cultural interest, not mentioning near the wine routes and the thermal resorts of the area. The 2 houses share a private pool and each has a covered pergola to enjoy alfresco evenings. Walking routes within the estate offer amazing resting views of the nature around. Birdwatching and fishing available. The interior of the houses has been tastefully decorated with restored old furniture, keeping the old doors, tiles and stones where possible. The house provides modern facilities keeping a rustic feeling. The near villages of Radicofani and Contignano offer daily grocery shopping.

Notes on prices
Prices are for the properties per week in euros. Summer rents offer 10% discount for two or more weeks. Winter lets offer 25% discount for two or more weeks.
Changeover day
Weekly bookings are from Saturday - Saturday, with arrivals on Saturday afternoons from 3pm and departures the next Saturday morning by 10am. However do not hesitate to ask because when available, reservations with a minimum of 2 nights stay are welcome.

Bedroom 1 with king size bed. bedroom 2 with twin beds. Cot bed available with pillow and sheets provided. 2 bathrooms on ground floor, one with shower, second with bath and shower. Both have wc and bidet and limestone floors and panelling. Dining room with extra single bed dressed with pillows, old wooden table and cupboard. Highchair available. Large live-in kitchen with cooker, gas oven, microwave, kettle, american coffee maker, dishwasher, washing machine, fridge, freezer. Iron and ironing board available. Sitting room with sofa and armchairs, table, TV, satellite, DVD player, CD player, immediate view of the outside nature. Covered pergola outside the kitchen with table and chairs to enjoy the summer evenings. All rooms are simply but beautifully decorated and have just been recently renovated. |

Notes on accommodation
Children's toys and games provided and to be used on location. Magazines and picture books provided. Heating is available but at extra cost. Logs for fire also provided on arrival but later at added cost. Extra from the price maid service available on request, as well as food shopping, and cooking. Baby sitting available on request. Dogs are welcome at owner's risk because no fence is present and at additional cleaning fee weekly.
Outside
The houses are not fenced as guests are able to walk anywhere as they are on a private estate of 350 hectares. Each house has an outside covered pergola with table and chairs, as well as a covered area for parking cars. The swimming pool is communal to both houses and is 7m x 12m. Deep end is 1.90m, and shallow end is 1.20. A covered gazebo provides shade, sunbeds and deck chairs are provided.
Coast/Beach
The Tuscan coast is reachable in 1.30 mins driving. Either Grosseto or the Argentario are reachable at the same time.
Golf
45 mins away driving (50 km) from us is Golf Club Lamborghini Panicale. Always open.
Special interest holidays
Birdwatching and fishing at guest's pleasure. No specific tools offered, to be brought by guests or bought locally. Three natural lakes are present on the property, with hills, valleys, and 'calanchi senesi' (natural typical clay formations of the landscape).
Travel
Rome Fiumicino airport is 2 hours away (180 km) and offer standard airline flights. Ciampino airport is 2.30 hours away (200 km) and offer cheap Easyjet and Ryanair flights as well as Pisa airport offering Ryanair flights and is 3 hours away(240 km). Florence airport is 1.30 hours (150 km). Perugia Airport is 1.15 hours (90 km). From all airports car hire is recommended so as to visit sites in Val d'Orcia.
Distances
Contignano and Radicofani are 7km away, driving there is 10 mins and provides daily grocery, newsagent, cashpoint and bank, petrol station (Contignano only), utility shop, excellent butchery and cheese shop, local pub and restaurants.
Montepulciano is 20 mins; Pienza 20 mins; San Casciano dei Bagni and Cetona both 1/2 hour; Bagno Vignoni 20 mins; Montalcino 35 mins; Chiusi 35 mins (train station and large supermarket); Chianciano 25 mins; Siena is 1.15 mins. All destinations require driving.
Further details
An initial complete food hamper is offered to guests, including one bottle of organic red wine and organic extra virgin olive oil produced on the estate.
Booking notes
Bookings may be made by email and they will be held for a week. After that, a deposit of 50% will be required. The remainder of the amount will be transferred 8 weeks before arrival date. A deposit of 300/ 250 euro will also be required at that time, and will be refunded if no breakages occurr at the end of the stay. All bank details will be sent at given times. Any additional cost (heating, maid, cook service, final cleaning) can be paid locally in cash.
Guest comments
The most common comment has been: 'how quiet and peaceful it is here!'. 'You can almost hear silence' you guest commented. Guests have generally been happy to stay, but mostly have been so busy visiting the nearby places of interest. They loved our wine and oil production.
