This pretty apartment is situated in the idyllic medieval hilltop village of Monte Santa Maria Tiberina, on the border of Umbria and Tuscany. It has a large terrace with stunning views over miles of unspoiled hills. The village is small and extremely quiet, with no other holiday apartments. Florence, Siena, Assisi, Arezzo and Cortona are all within easy reach. The property is looked after by a delightful Italian couple who run a superb local restaurant.

Notes on prices
Prices are for the property per week in UK pounds.
A discount price of £800 pcm is available for a long let between October and March.
Changeover day
Saturday, but this can be flexible depending on other bookings.
Guests are kindly requested to arrive after 3pm and leave before 11am.

The bathroom is a generous size, with a newly fitted shower and WC and a window with wonderful views. |

The kitchen has an electric cooker, a gas hob, a new fridge freezer, a dishwasher and all the standard cooking conveniences. There is a washing machine in the bathroom. |
| Living Rooms: |
The living room is comfortably furnished with a sofa and two arm chairs, one of which extends into a bed. There is also a TV with a DVD player. The living room window faces out onto the terrace. |

The terrace is large, and is fullly equipped for outdoor dining with a table seating six, and a barbecue. There are also sun loungers, and a large wind-down sunshade. |
Cleaning/towels/

The property is cleaned once a week, before each new set of guests arrive and is equipped with all the necessary towels and bedlinen. For guests staying 2 weeks, there will be a further clean mid-stay. |

Accessibility
Given the hilly nature of the village, the apartment is not suitable for wheelchair access or for the infirm.
Outside
The apartment has a large terrace which is fully equipped for outdoor dining, with a table seating six, and a barbecue. There are also sunloungers, and a large wind-down sun awning. The terrace has an exceptional view over the surrounding countryside.
Coast/Beach
Lake Trasimeno is approx. an hour's drive away and has beaches, water sports, boat trips to the islands and opportunities for bird watching. The coast can be reached in about an hour and a half. Nearer to home, we have an arrangement with a lovely local restaurant whereby guests can use the restaurant pool.
Travel
A car is essential. The nearest airports are Perugia (50 mins by car); Florence (2 hours by car); Pisa (2 hrs. 30 mins by car); Forli (1 hr. 30 mins by car).
Distances
The nearest town is Citta di Castello, which is about 10 km away.
Further details
The major attractions at Florence, Siena, Cortona, Arezzo, Assisi and Perugia are all within easy reach by car. There is also an excellent train service from Arezzo with is particularly useful for Florence and Rome.
Booking notes
To reserve the apartment a 20% deposit is required, the balance to be paid 6 weeks before the arrival date. There is also a £100 breakages deposit, which will be refunded, less any deductions, within one month of departure.
