Collinella No1 is a large two bedroom apartment which has been sympathetically restored and now offers a high standard of accommodation whilst retaining lovely features such as vaulted ceilings with chestnut beams and terracotta tiled floors throughout. There are stunning 180 degree views from every shuttered window across rolling countryside and wooded hills. Outside you have your own private garden with terrace, the vine covered gazebo gives shade from the Tuscan sun and the garden has uninterrupted views of the Tuscan countryside. The shared pool is 7x14m and there is also a large covered gazebo and sun loungers. Our guests tell us that they have had wonderful holidays here, the comments in our guestbook are testament to this and many come back every year.

Payments can be made in Sterling, Euros or US $. Prices include final cleaning, linen, towels, water, electricity and gas. From March to April there is a supplement of €30 per week for central heating. From October to November there is a supplement of €30 per week for central heating. From December to February there is a supplement of €60 per week for central heating.

Changeover day
Changeover day is flexible. Long weekends may be considered, please ask. Keys are accessible by way of a key safe at any time.

Bedrooms: Master bedroom: large bedroom with king size bed, with handmade wardrobe.
2nd bedroom: 2 deluxe single beds, wardrobes have been made by local craftsmen using local materials. Leather sofabed in living room.
Bathrooms: A large luxury bathroom consisting of bath, toilet, wc and bidet.
A second luxury bathroom consisting of shower, toilet, wc.
Both bathrooms decorated with Italian stone & marble tiles, a traditional Tuscan Cotto tiled floor, and high beamed ceilings.
Kitchen: Brand new kitchen with black Italian granite work tops, cooker with gas hob and a fan oven, kettle, toaster, fridge/freezer, all needed utensils, pans, crockery and cutlery iron/board.
Living Rooms: A bright and spacious living area with high beamed terracotta ceilings, stunning views to south/west and north/east. Leather sofa bed (double), dining table and chairs.
Other: There is a small veranda leading from the living room, were one can sit and take in the fantastic views.

Notes on accommodation
The apartment has air conditioning and there is a log fire for winter use, in addition to gas central heating. All the furniture is of a high quality, with very comfortable beds ensuring a good nights sleep. The rooms are spacious and light and airy, children are most welcome, and there are two cots and a high chair available. Please note that the pool is not fenced.

There is a radio/CD player, LCD TV and DVD player, together with DVDs for your use and a small selection of books for you to read.

Accessibility
The apartment is within easy reach on a 3km olive trees and Mediterranean brush lined private 'white' road (original farm track) by car from the main road. It is not allowed to tarmac the private roads in Italy. There is private parking, and only apartment owners and holiday guests can enter the gated estate with key code.

Outside
The shared pool is 7x14m and 1.5m deep (open late May to September), there is large covered gazebo, sun loungers for use by the pool and has stunning far reaching views. The apartment has a private south facing garden with lemon, fig, apple, peach, and olive trees, a sitting area shaded by a gazebo with grape vine and uninterrupted views, you can also see medieval hilltop town of Volterra, fantastico! Also the external stairway to the property is child friendly with a child gate.

Coast/Beach
Lovely beaches at Bibonna, with tourist information centre, beach bars, shops.

Golf
The nearest golf course is Castelfalfi estate Golf club which is a 25 minute drive away. Castelfalfi golf course is an 18 hole, 6,645 metres long, has a Par 73 and it has been designated as one of the most challenging in Italy. It's the perfect place to play golf, during your holiday in Tuscany!

Special interest holidays
San Gimignano is famous for its medieval architecture, especially its towers, which may be seen from several miles outside the town, it has also been declared by UNESCO as part of the World's Architectural Heritage. It has many restaurants to suit all budgets. To the south west is another ancient walled town, Volterra, with its Etruscan, Roman, Medieval and Renaissance architecture, there is a good selection of restaurants as well as a Saturday market. Siena is a beautiful walled city, famous for the Palio, a horse race in the main square II Campo piazza which is lined by numerous restaurants. Florence is full of museums, churches and great shopping and plenty of restaurants is less than an hour away. Pisa, with its world famous leaning tower of Pisa and Lucca another walled town are an 1 hour away.

Travel
Pisa and Florence are the nearest airports and is less than 1 hours drive to Podere Collinella. Budget flights available from Ryanair and Thomsonfly from Bournemouth and Stansted, Coventry and Doncaster; Easyjet from Bristol and Gatwick; Jet 2 from Manchester, Leeds and Newcastle. Fly to Florence from Gatwick or Heathrow.

Distances
Podere Collinella is 20 mins drive to San Gimignano, 20 mins to Volterra, Monteriggioni 30 mins, about a 35 minute drive to Siena, 45 mins drive to Florence and 55 mins to Pisa.
