A beautifully restored stone farmhouse. The property is located just a few minutes drive from the medieval hilltop village of Force (25 mins North of Ascoli Piceno) and enjoys good access for exploring Le Marche. Inside, you will find a luxury fitted kitchen, breakfast area, formal dining room, and a large lounge. The furnishings are to a high standard offering a clever mix of contemporary and traditional. The rooms offer outstanding views of countryside and nearby hilltop villages. There are two king size rooms with en-suites containing walk in showers. Their situation at opposite ends of the house affords a high level of privacy for holidays with more than one family. There are a further two bedrooms, plus an upstairs lounge with double sofa bed and a family bathroom. Outside, there is a large private pool, landscaped gardens with fabulous views, several terraces with a fantastic outside dining and BBQ area under a beautiful brick built pergola. Changeover day
Changeover day is normally Saturday. However we are aware of the cheaper midweek flights and so this is open to negotiation, particularly out of season. There may be extra charges for midweek arrivals.

Notes on accommodation
All upstairs rooms and some downstairs windows have fly mesh panels at the windows so you can enjoy the breeze. All windows are double glazed. Fully central heated at additional charge. Pool is min 1 metre to maximum 2 metre depth. Please note the swimming pool is unfenced.

Outside
The large landscaped gardens provide an excellent vantage point for the stunning scenery. Several different terrace areas around the house offer excellent spaces for alfresco dining. The luxurious 10 x 5 metre swimming pool with Roman end offers the perfect spot for a cool down! There is a variety of outside seating, dining furniture, parasols, a BBQ and nine foot traditional farmhouse table with seating for ten.

Coast/Beach
Adriatic coastal resorts famed for their long sandy beaches, family friendly facilities and well priced fish restaurants are 35 mins away. Some of the nicest are at Porto San Giorgio and San Benedetto both of which are an easy drive from the house and offer excellent facilities as well as beautiful towns.

Skiing
Skiing is available at Sassotetto near Sarnano. It is fairly cheap and not usually busy. There are about seven ski runs of varying degrees of difficulty.

Travel
Cheap flights are available with Ryanair to Ancona or Pescara airports (from London Stansted, Stockholm, Dusseldorf, Frankfurt, Paris, Oslo and Brussels) - both 1hr 15mins drive. The house is an easy drive from both of these regional airports.
Ryanair also fly to Rimini (from London Stansted, Liverpool and Frankfurt) - 1hr 45 mins and Rome - 3 hours. The drive from Rome is beautiful!
Bologna (Forli) - 3hrs.

Further details
The nearest shop, bank and restaurants are in Force, and there are many more locally. The Sibillini National Park offers beautiful scenery, walking, mountain biking, paragliding, horseriding, and rafting. Hot air ballooning, quad biking, wine tasting and cookery courses are available locally - just ask! There is an excellent open air opera in the ampitheatre in Macerata. There are many local festas throughout the year (usually revolving around food and wine), not least the excellent Quintana (medieval jousting festival) in Ascoli Piceno. The local restaurants are fantastic - both cheap and fabulous food and wine. We can arrange a spectactular private dining experience with Michelin star chef.

Booking notes
25% of the total booking fee is payable to secure the property. The remainder is payable 10 weeks before arrival. Security deposit is £400. Strictly no pets.

Why the owner chose a home in this location
Le Marche is an lovely part of Italy. The scenery is breathtaking and ever changing - there is something to look at all through the year! I also love the food - similar to the scenery there is always a speciality of the month or the season, and it is always local, and homemade with lots of care and attention. The area is fantastic for access to the coast and the mountains; there is a great mix of intriguing hilltop medieval villages and larger towns with great shopping (or people watching!) With Ancona and Pescara airports just over an hours drive from the house, as well as many more flight options within a three hour drive the access to the area is brilliant. Finally, the people are very friendly. Try speaking a little Italian and you will uncover a lot more about the area.

Unique benefits of the property
Our house in particular enjoys easy access to the coast and the mountains, and a good access road up to the house. Of course there is the fabulous swimming pool which is great for a cool off, and for burning off some of the many calories consumed while staying at the house! There are also a range of terrace areas so you can always find a quiet spot to read a book or have a nap. There is also a library of books, DVDs, Playstation 2 games and board games for guests to enjoy. The house is also a perfect layout for multi family holidays with the master suites at each end of the house affording each family privacy. There are also two living rooms - one for adults and another upstairs with a TV and games console where the kids can make themselves at home!
