The property is located just a few minutes drive from the medieval hilltop village of Force (25 mins North of Ascoli Piceno). Being only a few minutes drive on a good quality white road from the main Aso valley the house is well positioned for exploring the wonderful countryside and coastline of Le Marche. Sleeps 11 in 4 bedrooms (+ sofa bed) incl. two kingsize doubles with ensuites situated at opposite ends of the house affording a high level of privacy for multiple family occupants. 3 bathrooms plus groundfloor cloaks. Luxury fully fitted kitchen, small breakfast room, formal dining room, and large lounge. The furnishings are to a high standard offering a clever mix of contemporary and traditional. Notes on prices
We are now taking bookings for 2011 - just enquire via email for prices! All prices are per week in UK Pounds. Please note that rental charges do not include central heating. The house can be fully central heated on request but at additional charge. Long term winter lets at reduced rates considered. For pool opening and closing dates please check.
Changeover day
Changeover day is normally Saturday. However we are aware of the cheaper midweek flights and so this is open to negotiation, particularly out of season. There may be extra charges for midweek arrivals.

Notes on accommodation
All upstairs rooms and some downstairs windows have fly mesh panels at the windows so you can enjoy the breeze. All windows are double glazed. Fully central heated at additional charge. Pool is min 1 metre to maximum 2 metre depth. Please note the swimming pool is unfenced.

Outside
The large landscaped gardens provide an excellent vantage point for the stunning scenery. Several different terrace areas around the house offer excellent spaces for alfresco dining. The luxurious 10 x 5 metre swimming pool with Roman end offers the perfect spot for a cool down! There is a variety of outside seating and dining furniture, BBQ and nine foot traditional farmhouse table with seating for ten.
Coast/Beach
Adriatic coastal resorts famed for their long sandy beaches are 35 mins away. Some of the nicest are at Porto San Giorgio and San Benedetto both of which are an easy drive from the house and offer excellent facilities as well as beautiful towns.
Skiing
Skiing is available at Sassotetto near Sarnano. It is fairly cheap and not usually busy. There are about seven ski runs of varying degrees of difficulty.

Cheap flights are available with Ryanair to Ancona or Pescara airports - both 1hr 15mins drive.
Ryanair also fly to Rimini - 1hr45mins and Rome - 3 hours.

Further details
The nearest shop, bank and restaurants are in Force, and there are many more locally. The Sibillini National Park offers beautiful scenery, walking, mountain biking, paragliding, horseriding, and rafting. Hot air ballooning is also available locally. There is an excellent open air opera in the ampitheatre in Macerata. There are many local festivals throughout the year, not least the excellent Quintana (medieval jousting festival) in Ascoli Piceno. The local restaurants are fantastic - both cheap and fabulous food and wine. We can arrange a spectactular private dining experience with Michelin star chef.
Booking notes
25% of the total booking fee is payable to secure the property. The remainder is payable 10 weeks before arrival. Security deposit is £400. Strictly no animals.
