Just 25 minutes from Pisa (which has cheap flights from BA, Ryan Air and easyJet), it is set among olive groves and has shared use of a pretty garden and a stunning, 10m infinity pool. Beautifully restored, with exposed beams and original terracotta floors and ceilings, the apartment has its own private entrance, huge, south-facing windows and is furnished with a tasteful mix of contemporary classics and antiques. In a few minutes you can be in Cevoli, the medieval village you can see from the garden, or Lari, famous for its castle, or Casciana Terme, famous for its thermal spa. Within an hour you can be in Florence, Lucca, Volterra or Siena - or playing golf on one of the best golf courses in Italy, or swimming in the sea. This is a Tuscany that's amazingly unspoilt and amazingly accessible. From London to Pisa takes less than 2 hours.

Changeover day
Rentals run from Saturday to Saturday, arriving after 3pm and leaving before 11am. Weekend and midweek stays may be available by arrangement. Long lets at a reduced rate may also be available in low season.

Accessibility
The apartment is up a flight of stairs and therefore not suitable for wheelchair users or anyone with a serious mobility problem. It's also not suitable for pets, smokers or small children whose chief recreational activity is destroying antiques.
Outside
The apartment has shared use of a pretty garden on the edge of the hillside and of a stunning, 10-metre infinity pool. It has two sunloungers, an umbrella, a small bistro table and a couple of bistro chairs.
Coast/Beach
Livorno, a pretty port with lovely beaches, is a 40-minute drive away.
Golf
Within an hour you can get to two excellent golf courses: the Cosmopolitan Golf and Country Club and the Castelfafi golf course.
Travel
Pisa (which has cheap flights from Ryan Air, BA and easyJet) is 32km / 25 mins away by car. Florence72km / approx 45 mins away. Car hire is recommended, but not essential. Trains from Pisa to Pontedera take less than 15 mins and from there you can get a bus to Ripoli, or to Cevoli, which is a 10-min walk down the road.
Distances
The nearest village is Cevoli. Other towns and villages within a few minutes' drive include Lari, famous for its castle, Ponsacco and Pontedera, which are both good for shopping, and Casciana Terme, famous since the 12th century for its thermal spa. If you're looking for culture, there's Pisa (32km), Florence (72km), Lucca (50km), Volterra (35km) and Siena (70km). This is an area which offers a rich cultural and artistic legacy together with the peace and beauty of the Tuscan hills.
Further details
Ripoli is rural, but not isolated - a quiet hamlet, not a field. Just across the road there's a B & B which offers hearty Tuscan cuisine in its huge garden, and internet access on request. A few hundred metres down the road, there's Cevoli, a picturesque village which has two cafes and a shop which stocks freshly baked bread and local specialities. Down the road on the other side, there's a well-stocked supermarket, with a fabulous range of fresh fruit and veg.The nearest bank is at Casciana Terme or Ponsacco.
Booking notes
A deposit of 30 per cent of the total rent must be paid on booking. This is non-refundable if the booking is cancelled. The remainder is to be paid four weeks before arrival, together with a £100 returnable deposit against breakages. Rentals usually run from Saturday to Saturday (check-in after 3pm, departure by 11am), but weekend and midweek stays may be available by arrangement. Linen, towels and gas are included. An extra charge will be made for central heating, extra linen or pool towels.
