Villa Pianarina lies on a hillside with fabulous views. It is peaceful and tranquil, despite being only a 15 minute drive away from the Florence-Rome motorway. Set in nearly 70 acres with private pool, vineyard, olive grove and vegetable patch. On the first floor are 5 large double bedrooms, all with en-suite bathrooms. Four of these can easily be converted to twins. On the ground floor you will find an enormous sitting-room with comfortable seating, a fireplace and a dining table. There is also a TV with satellite, a DVD player and a stereo. The kitchen has everything you will need if you feel like cooking! (If not there are restaurants nearby...) The second sitting-room contains a desk with a computer (free broadband connection) as well as a sofa. Outside there is a sitting area under a pergola, and a dining area near the Umbrian style BBQ, also in the shade of a pergola.

The living room is 80sqm. There are comfortable sofas and armchairs, French windows to the terrace outside. The dining table seats 16. Flat-screen TV with satellite connection, DVD player, stereo. Study/sitting-room with desk, computer, chairs and sofa. |
Cleaning/towels/

All bed linen and towels are provided. For stays of more than one week linen and towels will be changed on Saturday. Maid service (cleaning) three hours, three days/week included. Final cleaning included. |
Notes on accommodation
Solar panels make all the hot water in the summer. Children are very welcome, but very young children would need supervision. There is loads of space for the older ones to explore woodland and meadows on our own 70 acres. A professional cook is available if you wish. Please let us know when booking. Accessibility
Unfortunately, Villa Pianarina is not suitable for people with mobility problems.
Outside
The 6m x 12m swimming pool is private, not overlooked, and for sole use of guests at Pianarina. It is surrounded by deck-chairs and sun-loungers. Both from the house and from the swimming pool you have the most incredible views. There are two seating areas, one for dining and one for relaxing. The BBQ is huge and built by a local man the Umbrian way.

Perugia Golf Club, 18 holes, 40 kms.
Travel
Nearest village with supermarkets, shops, bars etc is Fabro, 12 kms away.
Airports: Perugia 40 kms, 50 mins. Rome Fiumicino 150 kms, 1h 40 mins. Rome Ciampino 130 kms, 1h 30 mins.
Train station: Fabro Scalo 12 kms, excellent service to Rome and Florence.
A car is absolutely essential.

Arezzo 80 kms.
Siena 100 kms.
Orvieto, Monte Pulciano and Lake Trasimeno are around a 40 minute drive away.
Further details
There are plenty of things to do, whether you like hiking, horse riding, visiting medieval hilltop towns, churches, museums, Etruscan tombs. The food is good, the local wine is famous, the sun shines most of the time. There are caves, lakes, mountains, and National Parks. English speaking owners live near Pianarina and will be more than happy to help and advise.
Booking notes
Deposit of 20% of total to be paid on booking (non refundable). Remainder payable no later than two weeks before arrival. A security deposit of 500 Euros due in cash on day of arrival.
