The owner offers her guests a unique mix of rugged Umbrian scenery with the warm hospitality of an English country house, sharing her knowledge of Italy, the pick of her vegetable garden and the company of her friendly dogs, always available for walks!

Capanna (Sleeps 2, 1 Bedroom)

You will love this romantic luxury cottage for 2, a little removed from the rest of the estate buildings and close to the pool. La Capanna has its own private terrace with superb views of the surrounding mountains and the restored medieval borgo of Santa Giuliana below. This is perfect accommodation for a honeymoon or just a romantic holiday. The cottage is on 2 floors with the bedroom and bathroom downstairs and the open plan living area on the upper floor to make the most of the views across the gardens, pool and hills beyond. The living room has a fully equipped galley kitchen and dining area. The bedroom has a double bed and en-suite bathroom. There are terracotta floors throughout with kilims and antique furniture. Directly outside the cottage is a large private terrace with table and chairs, loungers and sun umbrella.

Molino (Sleeps 2, Studio Apartment)

A romantic studio for 2 on the top floor of the 14th century olive mill. Il Molino has been cleverly designed to maximise the limited space and has a large private covered veranda that effectively doubles the living area. The open plan studio has a living area with a small but well equipped kitchenette, dining table and chairs and a comfortable sofa. The sleeping area is partitioned off from the living area by a wooden screen and has a very comfortable double bed. The bathroom has a bathtub with shower facility. There are terracotta floors throughout with kilims and antique furniture. Leading from the lounge area is a large covered veranda with a table, chairs and deck chairs. The veranda overlooks the central courtyard of the property and is a lovely cool place to dine or read. Down some outside steps there is also a small sun terrace with table, chairs and loungers that can be used by guests staying at Il Molino, with views across the valley.

Terrazza (Sleeps 4, 2 Bedrooms)

A large comfortable ground floor apartment with a very large (40ft) and private covered terrace and lawn beyond with superb views of the surrounding wooded hillsides. The apartment is on the ground floor of the old farmhouse with a private entrance off the terrace. The accommodation is perfect for a couple and the second bedroom is only recommended for two children or one adult. The apartment has a very large open plan living space with sitting area, dining area and a well equipped kitchen. There are 2 bedrooms, one with a double bed and the other with twins. The bathroom has a bathtub/shower. There are terracotta floors throughout with kilims and antique furniture. Directly outside the cottage is a very large private terrace with table and chairs, loungers and sun umbrella. The terrace is kept cool by a splendid trellis interwoven by vines, roses and jasmine. Just beyond the terrace is a small lawn with splendid views across the valley.

Casa Antica (Sleeps 8, 4 Bedrooms)

A very large two floor (duplex) apartment with 4 bedrooms and 3, this apartment is ideal for small groups with plenty of interior space and outside dining as well. The apartment consists of the top 2 floors of a 3 storey restored farmhouse, cool in the summer and warm in the winter - it is beautifully fitted out for up to 8 adults. The apartment has a large lounge on the top floor and a magnificent farmhouse kitchen/dining room downstairs, fully equipped and beautifully furnished. A charming small balcony leads off the lounge. There are 2 double bedrooms downstairs and 2 more upstairs plus 3 bathrooms, two of them en-suite. There are terracotta floors throughout with kilims and antique furniture. Outside the front door is a large terrace with table and chairs for dining alfresco under the fig tree, deck chairs and a sun umbrella. This apartment is perfect for a large group of 8 but can also be rented to families or groups of 4 wanting plenty of space, at a reduced rate.

Outside
The idyllic setting can be enjoyed from the 15m swimming pool or the terrace beside it with comfortable loungers and sun umbrellas, shared with other guests staying at the time. The gardens are delightful with fig trees, fruit orchards, roses and large terra cotta pots of hydrangeas. Prato di Sotto is almost like a tiny village with a central courtyard, paths meandering past 14th century buildings and through the gardens. The property is located on a hillside with truly wonderful views. Below is the restored medieval borgo of Santa Giuliana and the wooded hills create a beautiful backdrop. The surrounding countryside is a walker’s paradise and the setting is very peaceful. A fairly short walk brings you to a great vantage point where you can see Monte Subasio (with Assisi perched on its slopes). Or a longer, sometimes steep walk takes you to the monastery which has a superb position on the top of the mountain.
Travel
Prato di Sotto is located about 12km outside Umbertide off the road to Pantano, 5 km up an unmetaled but good condition 'strada bianca' in a very secluded position on Monte Corona. A car is essential and is best hired at the airport. For airports, Perugia is now open for Ryan Air flights and is only 35 mins away. Also Forli (90 mins), Ancona (120 mins), Bologna (130 mins), Florence (150 mins), Rome (150 mins).
Distances
Prato di Sotto is well placed for easy day visits to Assisi, Gubbio Perugia, Cortona, Lake Trasimeno and Sienna. There is a good train service nearby to Florence and Rome.
Further details
The local main town of Umbertide has an excellent supermarket, a good choice of other shops including a fresh pasta shop and delicatessen, restaurants, cafes, bars and a good weekly market. Whilst most of the town is modern it does have a charming historical centre based around a typical piazza. A great place to sip a glass of wine or a cappuccino and people watch. There are great country walks around the area. Borrow one or more of the dogs and take a ramble up to the Monastery on the top of the hill.
