Cruise on the lake and visit the charming islands for a relaxing day out. Locally, enjoy wine-tasting, good food, walking, cycling, tennis, fishing and horseriding. Lakes Chiusi (500m) and Montepulciano (2km) are protected environments of exceptional natural beauty. There are many historic towns nearby, each offering its own artistic/cultural features, gourmet events and markets. Changeover day
Saturday preferred, but we can be flexible - particularly as Ryanair has changed their schedule in recent times. Arrival not before 2.30pm. Must be vacated before 10am on day of departure please to allow for preparation for the next guests.

Accessibility
We have ground floor bedroom and bathroom facilities for any guests with restricted mobility. Just be aware that there is a tiny step between entrance hall and sitting room, and a step down from the kitchen into the utility room and downstairs bathroom. There is also a turn into the downstairs bathroom from this step which may make wheelchair access difficult.
Outside
There is a terrace with seating and dining space and an extensive garden with furniture. Our favourite spot is the dining table beneath our shady oak tree - affording open views of the lovely countryside around - and of Lake Chiusi too.
Mesmerising from dawn, when the mist rises over the lake - all day when the sun crosses the Tuscan hills opposite - and in the silence of the night, when you can sit amazed at the skies above you, the Milky Way overhead, and shooting stars too! Really an experience of true Italy - totally undisturbed!
Coast/Beach
There are various beaches around Lake Trasimeno, and a number of outdoor swimming pools available to visitors. A lovely twenty minute drive from the house brings you to a really good water park, with large pools, water chutes, and kiddies pool area. This is very much an Italian holiday destination, and prices are really good value.
Golf
The well-known Lamborghini golf course is within 30 mins drive, near Panicale.
Playing fees are around 30 euros weekdays or 35 euros Sat/Sun. A reduction to 260 euros for 10 rounds - valid one year - is available and anyone in the group may use during your stay. The course is in a wonderful setting with fantastic views of the wonderful Lake Trasimenon and close to the magnificent medieval town of Panicale with its superb restaurants. Skiing
Around 1 hour drive - giving fabulous vistas of the surrounding countryside - there are the ski resorts of Monte Amiata. Skiing was wonderful in 2010 but it is not as high as the Alps so cannot be assured. Lovely, quiet and family oriented resorts - really good value - and 1 hour from our door to the slopes!

Wine! ten minutes from house - a super wine producer - tasting - buy their excellent wine - all around is the Wine Route - La Strada del Vino.
Music and theatre - so many beautiful theatres and music festivals! Medieval palios are all around during the summer.
Travel
Ryanair fly to Perugia (35mins drive). Rome and Pisa (both 2 hours drive) are also served by budget airlines.
We are 15 minutes from the main Rome- Florence railway line -Chiusi station. From Rome Ciampino take airport bus to main station in Rome and direct train to Chiusi. From Pisa airport train in to Florence and then direct to Chiusi.

We love Chiusi! A fascinating town with features dating back to pre-Roman times - world famous for its Etruscan remains (tombs nearby and an exceptional museum). We are well-served by fast, direct trains (75 mins to Rome or Florence ), and car hire is available directly opposite the station. Castiglione del Lago is quite different - an Umbrian fortified medieval town and just lovely, sitting on Lake Trasimeno, one of Italy's largest lakes. (the scene of Hannibal's most famous victory against the Romans) Lakes Chiusi and Montepulciano are protected environments of exceptional natural beauty and biodiversity, and are world-renowned sites of ornithological interest. Permits for fishing are easily obtained for Lakes Chiusi and Trasimeno. Orvieto, Montepulciano, Siena, Perugia and Assisi are fascinating for their art, architecture, history and culture and are within easy reach. The wines of the region are, of course, exceptional, and wine tours are available on the "Strada del Vino". Magnificent Florence is about 80 miles to the north, directly along the A1 motorway. However, we would recommend going by train from Chiusi; a relaxing and scenic ride which transports you into the heart of this wonderful city. The spa towns of Sarteano and Chianciano Terme are close-by, and people have taken the waters here with reportedly miraculous effect since pre-Roman times.
Throughout the year, many interesting events leave on spoilt for choice of things to do and see; medieval pageants re-living historical fayres are characteristic of many towns in the region; gastronomic, horticultural, viticultural, sporting and artistic events fill the year; further details can be given on inquiry. Particular festivals of note, however, are the Siena palios (July, August); ballooning festival at Castiglione del Lago in April, and "Umbria Jazz", an international festival centered on Perugia in July. English-speaking help is available to guests.

Why the owner chose a home in this location
Having viewed many, many potential properties over the years, we found what we had hoped for - a wonderful, unspoilt location, yet not remote. The house had a good roof but that was all! Everything needed to be renovated, but we knew it would be worth the effort. We think we have restored a gem of a property, in a wonderful setting. The area is fantastic - the local village of Porto is friendly, and has a great 'Circolo' or village club. Each August they hold a Fish Festival - a great week of outdoor eating and dancing. We are fifteen minutes from the wonderful Etruscan town of Chiusi and in the other direction, the stunning Castiglione del Lago, on Lake Trasimeno. The land around us is like an Italian painting, and we even have a view of Lake Chiusi!

We offer you complete privacy - no shared facilities with other guests. Your only disturbance may be our local sheep passing by as they go down to graze morning and evening. You will love the complete silence in the evening as you gaze up at the fantastic display of stars in the Milky Way above. Neighbours are only minutes away, yet you have total privacy. This is real Umbria - you really can imagine what the life of the original inhabitants must have been like, living and working off the lands around. Only fifteen minutes from the motorway and from the main line railway station of Chiusi - where you can hop on a train to Florence (1 hour). Fantastic medieval cities and spas abound and in one hour you can ski in winter -or walk the fantastic trails of Monte Amiata in Spring and Summer.
