Set in the wonderful countryside of Le Marche on the edge of the Sibillini national park. Scenic walks, cycling trails, tennis, horseriding, swimming and more available locally or within a short drive or sun loungers for those lazy days. The university town of Macerata is 30 mins away offering stunning architecture and the world famous open air opera. Stunning lake Fiastra is a short drive away or the sea is a little further. Within an hours drive you will find the spectacular Frasassi caves and historical Asissi. Excellent restaurants are available within the local area or superb fish restaurants on the coast.

The large open plan living area has double aspect windows onto the meadow.
The kitchen section is fully equipped with full size cooker, fridge and all cooking utensils. The dining/lounge area is furnished with 3 seater sofa, TV/DVD, table & chairs.
The bedroom is furnished with a double bed and side tables.
The bathroom/dressing room is large with shower cubicle (no bath), toilet, bidet and wash basin + wardrobes.

The loggia is perfect for 'al fresco' dining with table, chairs & BBQ.

Over an acre of grounds and plenty of parking for all to use.

Large ground floor apartment accessed from the front of the house. The living/dining room has wood burning fire in feature stone fireplace. 2 piece suite, dining furniture, TV/DVD etc.
The kitchenette has full size cooker, fridge and all cooking utensils.
The large bedroom has king size bed, triple wardrobes and bedside tables. Shower cubicle in corner of room.
The bathroom has toilet and wash basin. The inner hallway can be made into a single bedroom if required.
Outdoor furniture for 'alfresco' dining under the shade of the grape vines.
Over an acre of grounds and plenty of parking.

 

Notes on accommodation
The property has a gas combi boiler for constant hot water and occasional use of washing machine. The windows are fitted with fly screens and the floors tiled for comfort and coolness in summer months.

Coast/Beach
The Adriatic coast with it's blue flag beaches is only a 40 minute drive away and offers some excellent beach front facilities (lockers, loungers, toilets etc). Superb selection of fish restaurants to choose from.

Golf
18 hole coarse on the Conero peninsula approx 1 hrs drive. Driving range approx 20 min drive. Pitch and put on our field.

Skiing
Ski slopes approx 30 min drive. Ski pass and access bus available in Sarnano.

Special interest holidays
Truffle hunting, hot air ballooning, paragliding, horse riding, wineries etc are all available locally. The area has an abundance of wildlife and flora to satisfy any enthusiast. Mountain walks & bike trails for all levels and abilities.

Travel
Ancona airport is approx 105kms - 1hr 15mins drive - Ryanair offer flights from Stansted. Pescara airport is approx 2hr drive - Ryanair Stansted. Bologna Forli airport is approx 2hrs 30mins - Ryanair Stansted and Birmingham. Rimini airport approx 2hrs - Ryanair East Midlands, Stansted and Liverpool. Rome is 3 hrs drive and serviced by most UK airlines and airports.

Gualdo 5 min drive. Sarnano 10 min drive. San Ginesio 15 min drive. Macerata 30 min drive.

Gualdo has shops, PO, bakers, cafe's, restaurant and bank. San Ginesio has shops, banks, PO, swimming pool and tennis courts, panaramic park/picnic area. Lovely main square with bars and restaurants. Sarnano has bustling market, supermarkets, cafes, restaurants, swimming pool, tennis courts, crazy golf, play ground and spa. Macerata has stunning arhitecture, churches, university, theatre, cafes, restaurants and the world famous open air opera (July and August). Owners live on site and are available for help and assistance if required. Pets welcome.

Booking notes
All payment to be made in £ sterling. 25% deposit required to confirm booking. Balance payable 6 weeks before departure. £100 security bond required and payable in advance with balance. If holiday within 6 weeks of departure the balance and bond are payable at time of booking. Payments can be made by bank transfer, paypal (fee to be added to hol) or cheque. Holiday cannot be taken until funds received and cleared. Bond returned within 2 week of holiday ending by either bank transfer or cheque.

Great place, really comfortable, peaceful and relaxing. Weather great, locals very friendly even though I don't speak Italian. Can't believe I saw a family of wild boar trotting across the road near the house - what a sight! Hope to go back next year, see you then M (UK).

About the owner
We are a very hard working, down to earth Yorkshire couple (Anthony originates from Wales) who are trying to realise the dream. We currently divide our time between Italy and England - Karen in Italy making sure our guests and property are well taken care of and Anthony in Italy for the summer and England for the winter working were ever he can. We hope to make the move permanently to Italy in the not too distant future. We are very keen to develop some of our land into a small holding so we can be as self sufficient as possible.

Why the owner chose an apartment in this location
We fell in love with Le Marche instantly, the natural unspoilt beauty is breathtaking and we never tire of looking at it - if we ever do then it will be time to move on. The rural location offers peace and tranquility - and as one guest (and now good friend) described "when you drive through the archway of trees you enter your own little world where you feel totally relaxed and a million miles away from the stresses of the world"

Unique benefits of the property
The property is surrounded by some of the most beautiful and historic hill top towns and villages. The Sibillini mountains and the treasures they offer are a short drive away as are the blue flag beaches of the Adriatic coast. We provide guests with everything needed for a day out - picnic set, wind break, umbrella, ball games etc or if you prefer to stay in then sun loungers, BBQ set, DVDs, books etc are also provided. We offer guests a taxi service (which is charged by the M) and babysitting service (charged by the hour).
