Podere Settefrati is a delightful farmhouse which dates back to the 17th century. It is spacious and has most of its original features preserved. Its whitewashed walls, exposed beams, terracotta floors and fireplaces take you back to a nostalgic and romantic past. Situated in the Chianti Hills, in a landscape rich with olive groves, vineyards and cypresses. Secluded from the main road, but not isolated only 1 mile from the Mura a small hamlet, and 2 miles from the pretty hilltop village of Montaione with shopping, banks, post office, pharmacy, and petrol stations. Podere Settefrati consists of 2 floors, a living area on the ground floor and 3 further bedrooms on the first floor. Attached to the side is a large games room (ideal on a rainy day) a private garden and patio off the kitchen overlooking the countryside. It is very well furnished inside and out for maximum comfort. Swimming pool size 7m x 14m. Our cellar and kitchen garden are open to our guests.

Refundable damage deposit of 200 euros, paid in Italy.
Changeover day
Changeover day is Saturday, departure is before 10:00 hours
and arrival between 16:00 to 19:00 hours.

The utility area has washing machine, ironing board, iron and drying facilities. It is between the kitchen and bathroom on the ground floor. |

Dining room with long table, chairs and bench, credenza and fireplace. The lounge has fireplace, and 3 sofas, satellite TV, coffee table. |

All windows in the bedrooms have screens, shutters and curtains. |
Cleaning/towels/
linen/maid service: |
The house is found clean with a supply of linen (sheets, pillow cases, face towels, bath towels and swimming pool towels, tablecloths and tea towels). Maid service is available on request paid locally. Chef is also available if requested, also paid local. |
Notes on accommodation
The house is ideal for a single family or a small group holiday, it can sleep up to 10 people comfortably. It is child friendly with a playground in the garden and games room, with ping pong and other games when tired of playing, in the swimming pool. The house has 2 woodburning fireplaces, no central heating or air conditioning. It is a working farm, with vineyard and olive grove where guest are welcome to help with the harvest.
Fresh bread is delivered every day by the local baker who makes a round of the local farmsteads.
5 minute drive from the farmhouse is the pretty hilltop village of Montaione with shops, bakery, banks, doctor, pharmacy and petrol station. Walking distance is a marvellous restaurant with a private path through our vineyard.
Neaby we have tennis courts, stables, fishing we can also arrange for bikes. The golf course is 10 minute drive from the house. The nearest train station is 15 minutes by car.

Outside
The swimming pool is perched on top of the hill, overlooking the countryside. It is surrounded by a large patio and lawn, trees for shade, a large gazebo with table, chairs and barbecue. Around the swimming pool there is also parasols, low tables, loungers and shower. To the front of the house there is a covered patio with table and chairs and a play area with swings, slide, and mary go - round for young children.
To the side of the house off the kitchen there is a fenced and gated garden with covered patio with large table, chairs, barbecue and some lounges and secular Pine trees that give wonderful shade. On the estate we have ancient cellars where the monks used to store their provisions.
Coast/Beach
The coast is 1 hour from the house, the nearest seaside resort is Tirrenia.
Golf
A golf course is less than 10 a minute drive.
Special interest holidays
Private cooking lessons are available 1-to-1 or in small groups.
Travel
Pisa and Florence airports are 1 hour from the house.
Bologna is 2.5 hours.
Rome is 3 hours.
Distances
The nearest village is Montaione, 5 minutes away. The historical town of San Gimignano is 30 minutes away. Certaldo and Castelfiorentino are 15 minutes. Volterra is 40 minutes. Florence, Siena and Pisa are 1 hour, Lucca is 1.5 hours.
Further details
We have many restaurants a short drive, from small trattoria to Michelin star. The town of Castelfiorentino has a supermarket and many small shops and boutiques, banks, market and hospital.
We have stables. A fishing lake is within walking distance.
Booking notes
We rent from Saturday to Saturday. We require a 30% deposit at the time of booking and the remainder paid 8 weeks prior to departure. A damage deposit is required and paid in Italy refunds on departure if there is no breakages.

June 10, 2007 Back home again, I thought I would just drop a line tosay how much we enjoyed our stay once again. It was every bit as good as I remembered it from our last visit.
Luigina and Loreno once again looked after us well and somehow we both managed to communicate despite the lack of language.We will be back in a year or so but New Zealand beckons again in the meantime. Michael & Margaret Barry
