Notes on prices
Prices are for the properties per week in Euros.
From October to May we accept also shorter rentals, with any arrival day (not only Saturday to Saturday) to favour who wants to travel with low cost airlines flying to Pisa.

Changeover day
Check-in is between 3pm and 6pm. It is possible to arrange for a different arrival time upon advance notice. For weekly stays, the rental period is from Saturday to Saturday. The apartments must be vacated by 10am on the day of departure.

Edera apartment (1 Bedroom, Sleeps 2/4)

The “Edera” apartment is made up of 2 rooms, a large sitting room with kitchenette and a comfortable double bedroom, and a bathroom with shower. The kitchenette is equipped with everything needed to allow our guests to be completely self-sufficient. It has all major appliances including refrigerator and freezer, electric oven, filter coffee machine and toaster and is furnished with a table and 4 chairs. The sitting room has a television and a comfortable sofa which converts into a pull-out bed that sleeps 2 people. The double bedroom is furnished in Tuscan rustic style and has a double bed with bedside tables, wardrobe and writing table. An additional cot or baby crib are available upon request. The bathroom is decorated in a rustic style and is equipped with a shower stall, heated towel rails and a hairdryer. All of the rooms can be heated independently in the winter months or air conditioned in the heat of the summer.

Spighe apartment (1 Bedroom, Sleeps 2/4)

The “Spighe” apartment has a large sitting room/kitchen, a double bedroom and bathroom. The kitchen is equipped with everything needed to be completely self-sufficient allowing guests to cook as comfortably and easily as if they were at home. Appliances include fridge and freezer, electric oven, filter coffee maker and toaster. The sitting room has a television and a comfortable couch that converts into a double bed. The charming bedroom is furnished in rustic style with exposed wooden ceiling beams and terracotta floors. It has a large double bed, bedside tables and lamps, a wardrobe and a writing table. An additional cot or baby crib are available upon request. The modern bathroom has a shower stall and heated towel rails. A hairdryer is provided for the convenience of our guests. All of the rooms can be heated independently in the winter months or air conditioned in the heat of the summer.

Badia apartment (1 Bedroom, Sleeps 2/4)

The “Badia” apartment is made up of a sitting room with kitchenette, 1 double bedroom and bathroom. It has a private terrace. The kitchenette is equipped with everything needed to allow our guests to be completely self-sufficient. Appliances include refrigerator and freezer, electric oven, filter coffee machine and toaster. Guests can prepare easily delicious meals with fresh local Tuscan produce. The kitchen offers a wonderful view of the Tuscan countryside including the village of Civitella Marittima in the distance. The sitting room has a television and a comfortable couch which converts into a double bed. The bedroom, furnished in rustic style with exposed wooden beams, has a double bed in wrought iron, wardrobe and writing table. An additional cot or baby crib are available upon request. The bathroom has a shower stall and features heated towel rails and a hairdryer. All of the rooms can be heated independently in the winter months or air conditioned in the heat of the summer.

Notes on accommodation
Each apartment has air conditioning for the summer and heating for the winter months.
All the apartments are non-smoking. Pets and children are very welcome.
Il Passo degli Ulivi has a large in-ground swimming pool, barbecue and laundry room which is shared with the other guests of the agriturismo.
Bedroom linen, bathroom and kitchen towels are provided and are changed on a weekly basis.
The apartments are rented on a weekly basis, from Saturday to Saturday.
The villa is suitable for young couples, groups of friends, families with children, elderly couples and group of friends and in general for all those who wish to spend a relaxing holiday in the Tuscany countryside alternating 'lazy days' by the pool under the Tuscan sun and daytrips to the most popular destinations in Tuscany.

Accessibility
The apartments are on 1 level, but there are a few steps to get to the main entrance.

Outside
Il Passo degli Ulivi is surrounded by a vast garden which offers spectacular views of the Tuscan countryside. The hilltop village of Civitella Marittima is visible in the distance. The garden is dotted with olive trees and lavender plants grow around the patios leaving a fresh fragrance in the summer air. In the garden there is a stone barbecue for use by all of our guests. Guests can sit back, relax and enjoy the tranquility of the garden while you soak up the sun next to our inground swimming pool. The pool is equipped with diving board, reclining lounge chairs, tables and umbrellas for your comfort.The apartments at Il Passo degli Ulivi opens onto a covered, paved patio furnished with tables and chairs. Guests can lunch in the open during the beautiful spring days or enjoy a drink under the stars on hot summer nights. There is a large, sunny terrace available to all guests of the agriturismo. Outdoor spaces are adequately lit so that they may be enjoyed both day and night.

Coast/Beach
The nearest beach is that of the Maremma, in particular Marina di Grosseto, the Argentario and the Maremma Nature Park, Castiglione della Pescaia, Punt'Ala and Follonica.
Near the country villa there is a river, Farma, with natural hot springs, and the thermal baths of Petriolo. Saturnia is also easily reachable. 300m from the villa there is a farm with spa centre where our guests can rent the indoor Jacuzzi for 10 euros per person per hour.

Golf
The nearest golf course is in Gavorrano, 1 hours away.

Skiing
The nearest ski resorts are on Mount Amiata, 30 minutes away.

Special interest holidays
We can arrange wine tasting tours, olive oil tasting tours, lavender days, honey days, cooking classes, wellness treatments. We can also provide information on horseback riding and mountainbike rentals.

Travel
The nearest airports are Pisa (2h), Florence (1h30 min) and Rome (3 hours). The nearest stations are in Grosseto or Siena. A car is necessary. We recommend car hire because the villa is the perfect basis for daytrips throughout the amazing and world famous countryside of Tuscany, with rolling hills, cypress-lined dirt road, castles, stone farmhouses and old hilltop villages.

Distances
Siena is 35 minutes away, Grosseto is only 20 minutes away and the beach is 30 minutes away. Montalcino is 30km away. Monte Amiata is also 30km away. Other places which can be easily reached are Massa Marittima, San Galgano Abbey, Florence, San Gimignano, the Chianti area, Pienza and Montepulciano, Petriolo and Saturnia hot springs.

Further details
The area has many great restaurants, we will recommend the best ones. Paganico, the closest village, has 2 banks, 2 supermarkets and many shops. There is a great ice-cream shop right in the main square which sells home-made ice-cream. Nearby Civitella Marittima has the best restaurant in the area, but Monte Antico (home to an amazing castle) and Podere Santa Maria, few steps away, also feature 2 great restaurants. Civitella Marittima also has a beautifu flower and ceramic shop. For the lovers of typical Tuscan products, the Banfi Castle, one of the major producers of Brunello wine, is only 15 minutes away and 5m away, in Paganico, it is possible to purchase the best of the production of the local wineries and farms.

Booking notes
Non-refundable 30% of the total rental price is to be paid at the time of reservation. The remaining 70% in cash upon arrival. 100 euros security deposit upon arrival, return at the time of check-out. The reservation deposit can be paid by international bank transfer or via paypal - by money transfer or credit card.

We could not have been more lucky to find this beautiful apartment to rent in the Tuscan countryside via the internet. We loved everything about Il Passo degli Ulivi. First, the helpfulness of the managers was outstanding. Second, the location was perfect. Within an hour or two we saw most of the highlights of the Tuscan area. Third, the pool was wonderful after a full day of travel and on our rest days. The peacefulness of the country was fantastic. Fourth, the apartment alone was beautiful, modern, and just enough space for us. I can go on forever... the fresh bread delivered every morning, the excellent restaurant next door (so to speak). We dream of our return one day. Grazie!!
If you are looking for a peaceful vacation with privacy - this is the chioce for you. We are a family of 4 from Sweden and we have been visiting Passo delgi Ulivi the last two summers. No luxury but new, clean and peaceful with all you need. And a large pool to play in.
