Casa Felice is situated in a beautiful valley, surrounded by farmlands and mountains. It is situated approx 5 kms on a country road and therefore provides ultimate peace and quiet. The house has been divided into 2 large and spacious apartments and the gardens have been planted with local shrubs and plants. Pathways lead to the pool that is situated away from the apartments to give privacy to guests.

Spacious one bedroom apartment with bright open plan lounge / dining area, fully fitted kitchen, large double bedroom and bathroom with shower. Steps from the car park lead through landscaped gardens to the ground level to a large terraced area and private garden with path to the swimming pool. The entrance is through French doors from the garden to the main living area. A light spacious room with stunning views across the valley includes a modern fully fitted kitchen with granite work tops, Smeg electric oven with 5 gas hobs, dish washer and refrigerator. Dining room with seating for 4 and living area with 2 seater sofa and 2 single sofa beds. A door and corridor leads to the spacious bedroom with large double bed and ensuite bathroom with WC, sink and shower. |

Notes on accommodation
Both apartments are fully central heated and are provided with hairdryers, stereo with CD and radio and DVD.
Each has its own private terrace with umbrellas and outdoor furniture.
A washing machine is available for use by both apartments.
Accessibility
This property is not suitable for wheelchairs or people with mobility problems.
Outside
Each apartment has its own private terrace with furniture for 6 or 4, umbrella and own barbeque.
Each terrace has been paved with terracotta tiles but there are also wonderful grass areas to enjoy outside the apartments.
The swimming pool is 12 metres by 4.5 metres and terraced with terracotta tiles. The pool is shared by both apartments.
The owners have a house next door and they also use the pool when they are in residence.
The swimming pool is not heated and therefore only open in the warmer months of the year.
Coast/Beach
Lake Trasimeno is approx 30 minutes drive, where there are a number of beaches around the shore and there are also beaches on the 3 islands in the lake.
Golf
Antognolla Golf Club, has an 18 hole Championship course and is a 10 minute drive from Casa Felice. There is a club house and bar and golf clubs, trolleys and golf cars are available to rent. Contact us for bookings.

Car hire is essential.

Distances
The property is situated 5kms down a white gravel road but the nearest village, San Giovanni Del Pantano is only 10 minutes drive. The local market town of Umbertide is 20 minutes drive and the city of Perugia is 20 minutes drive.
The property is well situated to explore the numerous towns of importance in the area or both Tuscany and Umbria, including Assisi, Gubbio, Cortona and Arezzo.
Further details
There is a non-smoking policy inside all properties but smoking outdoors is permitted.
Children are welcome.
There are English Managers living 10 minutes drive from the property and they are available to answer questions on the local area and will sort out any problems encountered with the property.
There are many wonderful restaurants in the local area and information on these is given to guests on arrival.
There is a comprehensive guests information booklet that provides information on nearest shops, markets, banks etc. It also gives a long list of possible activities to do in the area and places to visit. This information can be provided on request on booking.
Booking notes
25% deposit is required on booking and the remainder 5 weeks prior to the arrival date.
A €250 euro security deposit cheque is required on booking and refundable at the end of the booking, subject to any breakages or damage.
