Casa Colibri is a traditional stone-built village house, built into the original walls of the historic centre of Preggio, an ancient but thriving hilltop hamlet which lies at almost 2000ft above sea level. The spectacular views from the house and garden reach across green wooded valleys to distant castles on the Umbria/Tuscany border. This is the ‘green heart’ of Italy, a land of rolling hills, vineyards, olive groves and woods of oak and chestnut, where little has changed since St. Francis of Assisi preached here in the Middle Ages. The four-storey village house has been immaculately restored using local craftsmen to offer the best of modern luxury and traditional charm, combining handmade terracotta tiles and solid oak flooring, hand-painted furniture, many antiques, original paintings and top quality appliances.

| Utility Room: | In the cellar, you'll find a newly refurbished laundry with sink, washing machine and tumble dryer, a chest freezer and an extra fridge. Also, there's a traditional "legnaia" or woodstore, which also serves as the 'cantina' or wine cellar. |
| Living Rooms: | In the cosy living room there are two large, luxurious sofas (one a double sofa-bed), a LCD TV and DVD player, a quality CD music system and Ipod/MP3 connection, a wide range of music and books, road and walking maps, chess, card games and art materials. |

Notes on accommodation
The old stone walls of the house, which in parts are a metre thick, are perfectly designed for the Umbrian climate, keeping the house cool in the summer months and warm in the coldest months of winter. A brand new central heating system can also be supplemented by, or substituted for, the more traditional, and romantic, wood-burning stove, with its own supply of wood in the cellar.
Accessibility
This 4-storey village house has some steep steps and low doorways to both the attic and the cellar, and a certain degree of care and mobility is needed when entering these areas. The attic, although converted for use as a 'chill-out' area, is not permitted for use as accommodation. The terrace, with its panaromic views and elevated position, although guarded by iron railings, undoubtedly represents a risk to young children.
Outside
The terrace and garden, with truly spectacular views across the valley and to distant castles, makes the perfect place for dining "al fresco" at the amply-sized stone table with iron chairs, in the shade of a vine and jasmine-covered gazebo. There are comfortable sunloungers for relaxing on the lawn in the warm Italian sunshine or enjoying the glorious sunsets over the hills on the Umbria and Tuscany border…
Casa Colibrì’s high position and uninterrupted views to the south and west make it ideal for bird watching, from the dare-devil formation displays of the swallows in early summer, to the many and varied birds of prey which soar serenely on the thermals at eye level across the valley.
Picnic backpacks are provided for days out in the Umbrian countryside, Lake Trasimeno or a city expedition.
Coast/Beach
Lake Trasimeno, the fourth largest lake in Italy, offers several beaches with swimming, sailing, and wind surfing. From Passignano you can enjoy a cruise of the lake or take a "traghetto" to visit Isola Maggiore, the only inhabited island, with its fishing village, excellent restaurant and community of lace makers.
Golf
Perugia Golf Club is an 18-hole, par 72 course, and is around a 30 minute drive away.
Travel
The closest airport is Perugia (30 mins) served by Ryanair from Stansted. The airports of Bologna, Ancona and Rimini (2 hrs) Florence, Pisa and Rome (2-2½ hrs) are served by British Airways, Easyjet, Jet2.com and Ryanair. Perugia and Umbertide 15 mins both have good rail links with Rome or Florence. A car is essential and can be hired easily at all airports.
Distances
The village is within easy reach of many of the region’s most beautiful and interesting places to visit. The medieval hill towns of Assisi, Perugia, Gubbio, Spoleto, Cortona and Sansepolcro are under an hour’s drive; Orvieto, Todi, Siena and Florence make perfect day-trip destinations whilst Lake Trasimeno and the busy market town of Umbertide are both a 15-20 minute drive.

Preggio itself is a busy community and has two small shops, a excellent restaurant, post office and two bars. For music lovers, there is the Preggio Music Festival and the internationally renowned Umbria Jazz Festival in Perugia both taking place from July to August. For wine lovers, Preggio lies on the Strada Del Vino, within the D.O.C. region of ‘Colli del Trasimeno’. For sport lovers there is a world-class fishing facility on the River Tiber at Umbertide, tennis, pony-trekking and the For nature lovers and those who prefer simply to walk or cycle, the local landscape makes an idyllic setting for a gentle stroll or a mountain-bike ride fit for an enthusiast. The wildlife is varied and abundant – from the dazzling displays of the summer swallows and the fascinating hummingbird hawk moths(falena colibrì), to the magnificent, soaring birds of prey, the skies are full of surprises. The woodlands are home to wild boar, deer and porcupine, and can occasionally be spotted at night from the road.
For Italian food lovers, the local area offers a wealth of excellent restaurants whose seasonal menus feature the local specialities of funghi porcini, truffles, wild game and delicious pasta dishes. During the Autumn, several of the region’s villages hold traditional ‘sagre’, seasonal food festivals, to celebrate the local specialities such as the chestnut (Sagra della Castagna - Preggio, in October), woodland specialities such as the prized truffles, mushrooms, honey, wild boar (Sagra del Bosco – Montone). A ‘must’ for all chocoholics is the annual Perugia Chocolate Festival, held in the historic town centre during October. Shopping in the area is a delight whether you choose the vibrant traditional local markets, the atmospheric streets of the ancient town centres or even the large retail parks and designer ‘outlet’ centres. The famous antique markets and shops of Perugia, Città di Castello and Arezzo are close-by and well worth a visit.

This is a fantastic base, a real home from home, and we found it superbly located for exploring the places we came to see - Siena, Orvieto, Assisi and Todi. All so beautiful we need to come again to get to see Spoleto, Arrezzo, Gubbio and not forgetting Perugia. Think we'll need longer next time! The Goodwins and The Jones', Derbyshire.
