The pool

This charming fully self-contained farmhouse is perfect for a relaxing holiday. The house is simply furnished and has been renovated to provide modern amenities while retaining many original features. Downstairs there are beamed ceilings and terracotta floors and upstairs the bedrooms are light and airy. The house is set into a hillside and looks down into a valley studded with woods and a patchwork of cultivated fields. It has stunning views over the valley to the hilltop village of Monte San Martino, with 3 or 4 other mediaeval villages visible in the distance. There is a beamed terrace covered with climbing plants which runs the length of the house for relaxing and outside dining; shade in the day and starlit skies at night. The pool has wonderful views over the valley, with a terracotta surround for sunbathing. There is a lawned area with olive trees and a shady tree. Private driveway with lots of space for parking.

Notes on accommodation
We do not recommend the house for small children or non-swimmers as the pool is quite deep (approx. 1.6m overall depth). Pool is open from the beginning of June to end September

Outside
Landscaped area to the front of the house, which is set into the hillside, with a small road at the rear of the house. Private drive to access the house with ample space for parking around an old olive tree. Large stone terrace with beams over, covered with climbing plants, runs the length of the house. Low stone wall of pergola provides seating/lounging area with direct access to pool. Terracotta path to the pool with bay hedge to ensure privacy. Pool is 10m x 4m approx and has 2 terracotta areas for sunbathing and a terracotta surround. A lawned area with young olive trees and a huge shady tree adjoin the pool. Large field to front of pool provides uninterrupted views of hilltop villages and valley. Stone barbecue. Not overlooked by other houses. Local farmer/key holder lives up the road and is happy to help out if needed.
Coast/Beach
A wide variety of sandy beaches on the Adriatic coast can be reached in 45 minutes, with excellent seafood restaurants right on the beach.
Travel
Ancona airport is only 1 hour 20 mins drive and has daily flights. Ryanair flies to Ancona from Stansted. New flight East Midlands to Rimini (about 2 hours 15 mins away). Also flights to Pescara (+/-2 hours), Rome and Bologna (+/-3 hours). Hire car essential. Or you can drive (+/-25 hours if you don't stop!) or an overnight stay half way. Or we usually put the car on the train in Holland, which takes you overnight in a sleeper to arrive refreshed in Bologna next morning.

Further details
Penna San Giovanni is a mediaeval village of great charm, virtually unknown to tourists and set at the top of a hill, with a beautiful walk to the summit for sensational 360 degree views of the area for miles around. There are all the usual facilities: bank, baker, restaurant, grocery store, mini supermarket, butchers, post office, 2 bars, etc. For larger supermarkets go down to Piane de Falerone where there are three. There are lots of lovely walks in the area and the Sibillini National Park and a lovely mountain lake, Fiastra, are about 45 mins drive. The famous Macerata Opera Festival takes place in July and August. There are Roman ruins to explore at nearby Falerone, where you can watch a play in a tiny Roman amphitheatre in the summer, and at Urbs Salvia. The many surrounding hilltop towns include Monte San Martino, which can be seen from the house, where Prince Charles visited the famous Crivelli paintings in the church and ate in the local village restaurant. The food in the Marche is local and delicious, and remarkably cheap. Good local wines include Verdicchio, Rosso Piceno and many others. In the summer there are many local festas featuring local food and wine, and dancing with live music well into the night.
