The estate dates back to the 14th century and for generations has been part of the Santini`s property, who used to be farmers in former times. The apartments, as well as the lovely one-room-house, were once barns for the cattle. Now it has been restored by the Santinis with much love and care. With the cosy house (40qm) and the bright and luminous apartments (55 and 65qm) providing a beautiful setting it allows you to enjoy a relaxing holiday with your friends or family - up to 4 people (or up to 8 if you rent both flats, situated in the same house, or up to 12 if you rent the two apartments and the house). The garden of the property complete with BBQ is just perfect for taking time out and lounging about while sipping on glass of local wine while children play: maximum relaxation in the company of birds and squirrels. Your private area with its tables and seats makes romantic outdoor dinners possible. The property has wide grounds and there are many things for kids to explore.

Notes on prices
Prices shown are for the property(s) per week in Euros.
The price includes electricity/gas costs, cleaning of the house at the beginning and end of your stay, your consumption of water (for shower and washing, etc), towels and sheets (2 week stay includes changing of towels/sheets at beginning of the second week)-
In the months you need heating (usually from November to February) there is an extra cost of 50 Euro per week for heating.
Except this, there are NO extra costs.
Changeover day
Check-in: Saturday from 3pm onwards.
Check-out: Saturday before 11am. Please let us know in advance what time you intend to check in.
In the low season you are welcome to ask for other days as check-in and check-out!!

„La Salvia“ (55qm) is situated in a cosy one-floor-house, which dates back in the 14th century. It has been restored 2006 and has been furnished with much love and care. Couples in the search for a romantic and private place will love this small paradise as well as friends or families which will be our guests. The main entrance is through the kitchen/dinning room, where you will find everything required for you to cook your favourite dishes. Here you find also a comfortable sleeping couch. There is a beautiful bathroom with shower, toilet, washbasin and Bidet up to your use. From the sleeping room with its double bed you have another direct access to your private terrace, where a candle-light dinner under the Tuscan sky is a must. Your private area with its tables and seats makes romantic outdoor dinners possible. |

La Malva: Apartment (1 Bedroom, Sleeps 2/4)

'La Malva' (65qm) is situated in a cosy one-floor-house, which dates back in the 14th century. Couples in the search for a romantic and private place will love this paradise as well as friends or families which will be our guests. From the terrace you enter the flat though the main entrance. In the lovely entrance room you find a comfortable sleeping couch in the case you are in three or four people. From here right hand side you go into the kitchen/dinning room. This room has another extra entrance door from where you have direct access in the garden area of the Santini´s estate. While you are sitting on a comfortable chair in the kitchen, your “amore” will you prepare a lovely dish - everything for preparing it he/she will find there. Left hand side is situated you romantic bedroom, from which you have another direct access to the terrace. Also left hand side is the main bathroom (washbasin, shower, WC, bidet). In a second bathroom you can enter from the kitchen. |

Notes on accommodation
The property is situated in a charming area, which is still far away from traffic and tourism. All the beautiful things to explore are still considered as insiders: “Celsa” - the beautiful castel, “La Cava” - the mystic quarry and so much possibility to do some walks in the unspoilt nature or to do some biking. From some parts of the walks you have a beautiful sight for the medival town of Siena.
Also for the culinary aspect people love to stay with us. One kilometer away you find a hidden restaurant “La Montagnola”, where you can still taste tipical Tuscan dishes for low prices. Or try the “Astronave”, where everything is still cooked over open fire.
Six kilometers away at Sovicille you can do your little purchases, take petrol or take an “espresso” at the bar. For banks, big supermarket and any other service you might require - you will find everything at Siena (12km)!
For a golf-course or going on horseback, you find the possibility some kilometers away.
Outside
The estate is attracting people mostly for its peace in the middle of the nature.
The grounds of the property are made for maximum relaxation in the company of birds and squirrels. Your private area with its tables and seats makes romantic outdoor dinners possible. A BBQ is also up to your use.
The property has wide grounds with or without shadow, where there is much to see and to explore for children.
Coast/Beach
Within one hour by car, you reach the fantastic sea of Tuscany. There are many romantic beaches in this area, which is called "Maremma".

We are happy to go for walking with you -show you some hidden jewels of the region - this is a free service, guided by Signor Santini! From the very moment you arrive we are always ready to offer you a wide range of special services in order to make you feel at home and make your holiday as relaxing and entertaining as possible. We can organise pickup from the airport/train station in Siena or Florence, a trustworthy baby-sitter, car/motorbike rental, excursions with horse or bicycle, or visits to cellars and oil-presses, trips to the hidden jewels of Siena, tickets for uniquely Tuscan events such as the ‘Palio di Siena’, theatre, concerts, festivals, etc.courses in cooking or learning the beautiful Italian language.
Travel
Motorway A1 "Milano-Napoli“. Exit “Firenze - Certosa”
Take the highway (4 corsie) “Firenze-Siena”, direction Siena. Take "Siena Nord" exit. At the top of the exit ramp bear left. After 50m turn sharp right ("Firenze SS1" ) - continue for 2 km and then take a left turn("S.Colomba" & "Pian del Lago" ). Take this road down to a T junction after 1 km, bear left onto SP 101 and immediately right direction "S.Colomba" - continue on this road in the direction of "Celsa" for 9 km. Benvenuto a Sortoiano

The estate is only some minutes from Siena, 1 hour from Florence and 3 hours from Rome.

Further details
We are sure you will never forget the tasting excursions in Chianti, the land of wine and olive oil as well as the most important events in Tuscany - such as the famous "Palio di Siena".
You can bike ride, walk, go horseback riding or enjoy excursions in Siena, Florence Montalcino, and Pienza.
If you want to it would be a pleasure for us to organize tours to cellars and oil-presses or trips to the hidden jewels of Siena.
Booking notes
Once you did your reservation, we kindly ask you to do a bank transfer of 30% of the whole renting amount (as an deposit) within one week.
The other 70% you pay with your arrival.

Me and my husband have spent our honeymooning in February at the Santini´s estate. We rented the one-room-house and we just loved it: maximum privacy and we will never forget this beautiful nature, we did not expect such a charming place in the middle of the nature.
Mr. Santini was mostly helpful and gave us many hints, for restaurants, walks, etc.
