Casa Civetta is a beautifully restored stone farmhouse set in a tranquil, rural location with staggering views of the mountains and hilltop towns. There is an 8m x 5m private pool set in an elevated position, a large terrace surrounds it with generous space for the sunbeds. Shaded areas are provided by both the pool and the house. The house is large and comfortable, perfect for 10 people. All rooms are generous in size & the beds are very comfortable. Kept cool by thick walls & shutters in the summer, central heating and a large wood burner ensure warmth and cosiness in the cooler months. A large garden provides plenty of space for games and activities, perfect for families and large groups. A panoramic terrace provides for outside dining and aperativi, you can relax here to absorb the views and glorious sunsets. The house is ideally located to enjoy this truly special area. In such an un-touristy location prices are not inflated. Rural and private yet only 10 mins from Amandola.

The changeover day is Sunday for weeks during the school holidays 2011. At all other times we can be flexible, please contact us.

Notes on accommodation
All bedrooms have louvred shutters which ensure that rooms can be kept cool. Beds in top rooms can be arranged as twin beds or doubles offering flexibility for guests needs. The house is well equipped for families or larger groups of adults. Mosquito nets and plug in provided. Extra blankets, duvets etc. provided. Large garden is ideal for family groups.
Accessibility
A hand-rail has been fitted to the staircase to assist with access to the first floor bedrooms and bathrooms. However, as with many properties of this age, there are level changes and steps between some rooms, therefore this property may not be ideal for those with material mobility problems.
Outside
There is a covered loggia at the back of the house facing the pool with long table and chairs. The house, pool and garden are set in an elevated position offering all day sun. Pool easily visible from house and terrace so offering peace of mind. Sun loungers and deckchairs, garden furniture all provided, lilos too. Large umbrella on sun terrace and new large wooden pergola by pool for shade. Barbecues provided. Plenty of room for ball games etc. in garden. Games provided. Aromatic lavender beds front of house, herb garden by kitchen. Garden at rear is more mown meadow than manicured lawn so no need to worry about energetic ball games. The local towns of Amandola and Smerillo have play areas for young children including swings, roundabouts etc and are a lovely place to gather in the cool of the trees and are positioned at the very top of the towns affording amazing views.
Coast/Beach
Le Marche has extensive golden sandy beaches on the Adriatic which are 45 minutes drive away. The beaches are well organised with parasols and sun-beds for hire, together with entertainment for children and a protected, gently sloping water-front. An abundance of beach-front restaurants serve fabulous seafood.
Unspoilt beaches can also be found, especially in the Conero national park.
Skiing
40 mins from good ski resort, not extensive but well organised.

Amandola nearest town 10 mins. Charming hill-top town with beautiful winding streets, plus full facilities: cashpoint, banks, shops, bars, markets, supermarkets. Smerillo, Monte San Martino, hill top villages good restaurants 5 mins, Lake San Ruffino good restaurant 6 mins. Beaches Porto Sant Giorgio 40 mins, San Benedetto 1 hr. Ascoli Piceno 45 mins. Assisi 1.30 mins. Loreto 1.00 hour.
Further details
The hill-top town of Monte San Martino houses some priceless works of art by the Crivelli brothers. Extensive restaurant guide in the house to help you. Lots of local information provided and help with booking if required. Babysitting may be possible.
Booking notes
A security deposit of £400 is requested at the time of booking and is returnable 2 weeks after departure. A booking is secured with a payment of 25% of the cost, the remainder is due 8 weeks before departure.

About the owner
I am an English girl who feels incredibly fortunate to have a share in one of Italy's great secrets. This is not "big business" for me as I only have this one property, I just like sharing my house. I go out to the house as often as I can & love it there in all seasons. In the early months of the year the mountains are covered in snow, they rarely look more stunning; Spring means a warmer sun, wild flowers, the first artichokes & new season lamb; the attractions of Summer are pretty obvious but I especially love, the first poppies emerging, the local food & harvest festivals & long lazy lunches; Autumn brings fabulous leaf colours and porcini & truffles!
I worked alongside the builders restoring the house so you could say it literally & figuratively contains my "blood, sweat & tears"!

Why the owner chose a home in this location
I wasn't looking to buy a house in Italy but friends needed help restoring a farmhouse in Le Marche so I went. I was exposed, for the first time, to the delights of rural Italy. The culture is family centred but at the same time open and receptive to outsiders. It is not a tourist region and so people are genuinely pleased and interested to meet foreigners; not because of the money they might spend.
The scenery is breathtaking; against the backdrop of the Apennine mountain range lie rolling fields & woodland with walled medieval towns perched high on the ridges. The food too is a great draw, it is both seasonal & local and truly special for those reasons.
Suffice to say, by the end of that summer I had found my own piece of heaven.
Unique benefits of the property
This part of Le Marche, south of Sarnano, remains pretty untouched by tourists and is all the more attractive for that in my opinion. My house stands at around 500m above see level and so commands great views of the mountains as well as the lake in the valley below. Whilst being remote and private it is easy to access the main road into the town of Amandola, or to head up the hill to Smerillo.
There are many trees in the garden but most of the area immediately around the house is open which ensures that fresh dry air can circulate during the heat of the summer; many houses can get muggy.
The house is spread over three floors and the rooms are all well proportioned which means that it is a comfortable house to be in with a big party of friends or family.
