Ca' della Santina is a stylish villa developed from a large stone-built farmhouse dating back to the 18th century. Restored in the traditional style of the area, it is situated 1,500 ft above sea level and overlooks the rolling wooded hills of Tuscany and Umbria and the valley in which lies the village of San Leo Bastia. The property is divided into two houses with accommodation for 6 and 7 respectively. The owners only let to one booking party plus their friends at a time so that one or two houses can be used depending on the number of people staying. As a result there is no sharing with other guests. With terracotta tiled floors and chestnut roof beams, together with many typical items of local furniture, the house exhibits the local atmosphere of the region, and with homely touches reaches a high standard of comfortable living.

Notes on prices
Prices are for the property per week in UK Pounds. The price is for weekly rental of the lower house which sleeps six. Reductions are available for 4 or fewer people. Negotiation for shorter periods than one week is possible during the off-season. Rental of the upper house together with the lower house is double the price quoted above. Rental of an apartment only in the upper house is possible at a lower rental.
Changeover day
The changeover day is Saturday. Guests are requested to arrive after 4.00 pm and to depart by 10.00 am on the changeover day.
Notes on accommodation
A washing machine for clothes is situated in a separate room in the upper house with access from the garden. Both houses are centrally heated throughout. The house is cleaned once a week, including change of linen and towels (guests are requested to use their own towels at the swimming pool). A weekly cleaning charge of GB Pounds 70.00 is payable. The garden is tended daily by Domenico who readily provides local information and help, if needed. He cleans the swimming pool daily. Domenico also sells food of the season, wine and honey, all produced by himself. Pets may only be taken to Ca’ della Santina after specific agreement with the owners.

Not adapted for wheelchair users who would need some assistance.
Outside
The property is sited in 8 acres of land, partly wooded and around the house landscaped with lawns and flowerbeds. Two terraces with views over the gardens and valley. The garden is terraced down to the pool which lies below the house and is fully private. The swimming pool is 13m x 7m, has a terracotta paved surround and ample chairs, sunbeds, tables and shades.
Travel
Ryan Air services the closest airport at Perugia/Assissi as well as Forli (described as Bologna but much further to the East and closer to our house) and Rome Ciampino.
Both Florence and Rome Fiumicino airports are serviced by many airlines, both about a 2 hours drive to the house.
Distances
Local village with general stores is 1km away, the nearest town Trestina is 6kms distant with good shopping. Major cities with medieval centres and interesting sites include Citta di Castello, san Sepolcro, Cortona, Gubbio, Perugia and Assissi, all between 20 and 50kms driving distance. The Largo di Trasimeno is a 20 minute drive away over the hills above the house.
Further details
A substantial file is available in the house with information about the house itself, about shopping in the nearby towns and local markets, restaurants, sightseeing, emergency numbers and sports facilities. Horse-riding, tennis and golf (30 minutes car ride away) can all be pursued.
Guide books and maps of the region are also for the use of guests. The most famous places of cultural interest are Perugia and Assissi to the South, with Arezzo and Florence to the North and Siena to the West. Many medieval cities are close by including Cortona, Citta di Castello, Gubbio and Sansepolcro. The Trasimeno Lake is only 20 minutes away, while wine aficionados will want to visit Torgiano, South of Perugia, and Montepulciano, West of Lake Trasimeno.
Trestina, the nearest town, is only 15 minutes away by car and has two supermarkets, a post office, baker shops, butchers, bars, a chemist and internet access. Two general stores in the village of San Leo Bastia are excellent sources of hardware and food close by and are open every day (on Sundays via the bar!). A butcher who sells only guaranteed local meat is also available. There are excellent mobile phone connections from Ca’ della Santina.

Booking notes
Normal terms are for one week’s rental to be paid when booking with the balance due four weeks prior to arrival at the house. There is no deposit requirement. In the summer months we like a minimum rental period of two weeks unless there is a gap of one week between bookings.

About the owner
When I and my husband first saw Ca' della Santina, apart from its lovely name "House of the little Saint", our hearts sank looking at the ruins and the fallen trees and brambles in what was once its garden. But whether it was my husband's love affair with Italy (at least that's what he called it) or the magnificent site overlooking breathtaking scenery into Tuscany, we took the plunge and decided to rebuild the 300 year old farmhouse in the local style, landscaping the garden and pool area to fit the hillside location. The stonemason, Domenico, who worked on the restoration became literally part of the house He welcomes guests, offers them his wine, honey and eggs, and looks after the garden and pool with the ambition to make it the most beautiful property in the region. Una meraviglia!

Why the owner chose a home in this location
We were very lucky to have living in the neighbourhood a cousin who had experience renovating old properties in Tuscany and Umbria with a good eye for garden layout and what features from the old house to retain and emphasise. So we were able from abroad to follow the two year reconstruction phase and enjoy the creation of what became gradually a paradise out of the ruins of the house and garden.
Soon after arrival it is the stillness of the countryside, sitting on the terrace in the evening overlooking the valley, marvelling at the Milky Way while the fire flies hover around and listening to the nightingale's song which put you into a holiday mood of full relaxation. Then to wake up, breakfast under hanging vines and going for a swim in the pool, make the enchantment complete.
Unique benefits of the property
Anywhere in Italy is a good starting point, but Ca' della Santina stands between such medieval cities as Arezzo, Assissi, Gubbio, Perugia and Siena. So whether you are interested in art and architecture, good food and wine, swimming in the nearby Lago di Trasimeno, or venturing to the markets in Cortona, Citta di Castello or Umbertide, each day that you can drag yourself away from the comfort of the house and its large garden is filled with exciting experiences and places to explore.
You do need a car but shopping is easy in nearby Trestina or Citta di Castello and good eating places can be found everywhere from cheap pizzarias to up scale restaurants. And if something is missing at the last minute our village still has a bar, Gianni's, with general store where closing hours are unknown.
