Notes on accommodation
An adventure playground with swing, slide, tree house, monkey bars and climbing wall. Lots of children's toys, inflatables, baby alarms, we know what it's like holiday with children of all ages and the house is equipped to make it feel like home. Central heating and roaring log fires makes it great in spring, autumn or winter while elegant outdoor living makes it a wonderful summer home. There is one portable air conditioning unit.
Accessibility
Wide open staircase in the house, easy ground floor access, ie no steps. Steep steps down ot the pool terace however. The house is a mile down a white road but only 10 minutes from the autostrada.
Outside
Perfect combination of sunshine and shade. 13 meter, kidney shaped swimming pool amidst olive trees and amazing views over the valley. Wonderful loggia, outdoor traditional pizza oven, large lawns, swings under the walnut trees, surrounded by amazing wildlife - short toed eagle, bee eaters, pine martens, weasels, three species of owl, even a porcupine! Wonderful base for wildlife lovers.
Coast/Beach
Within an hour of central Italian lakes, Bolsena and Trasimeno, where you can swim. Two hours to the beach in Lazio.
Skiing
Skiing at Terminillo near Rieti one hour away.
Special interest holidays
For musicians the house has a Broadwood 6 foot Grand Piano and both electric (Fender Squire Stratocaster) and acoustic guitars for the use of guests. San Gemini has a music festival every summer and you are in easy reach of the Perugia Jazz Festival and the Spoleto and Narni music festivals.
Travel
Roma Fiumincino or Ciampino 90 minutes, Perugia (Ryan Air) 45 minutes, Bologna 2hrs.
Distances
10 minutes to San Gemini with shops, restaurants, bars and a supermarket. Rome 90 mins, Todi 20 mins, Assisi 45 mins, Orvietto 40 mins and Spoletto 30 mins.
Further details
You are in easy reach of Assisi, Rome, Orvietto, Todi and other major cultural centres. The Cisteen Chapel, The Vatican, Coliseum, Tivoli Gardens all within 90 mins drive with good rail links as well. Ancient Roman and Etrusan ruins, Carsulae is 5 mins drive, the strange stone statues of Bomarzo. The wildlife is wonderful, excellent for birdwatchers - Oriels, Bee Eaters, Short Toed Eagle, Fan Tailed Warblers and much more.

The house is owned by a UK media company and business rentals can be invoiced through Ltd company (+VAT).

We loved the house and immediately felt at home in it, not least because so much thought had gone into ensuring all potential needs were catered for. We have never stayed in such a well-equipped holiday property. The location was very peaceful and we were disturbed by no one.
