On the top floor there is a bathroom with shower cubicle wash basin and WC. There is an identical bathroom on the lower floor. |

The kitchen area is located on the middle floor, it has a gas cooker with electric grill and oven a large fridge/freezer and a large pantry set into the wall all the pots pans and crockery that you are likely to need are provided. |
| Utility Room: |
The utility room is located under the rear of the property. Access is via a door from the lower living room down some steps to the parking area, it houses a washing machine ironing board and iron. |
| Living Rooms: |
The property has 2 living rooms. 1 being on the middle floor this is a large room with ample seating and the dining/kitchen area from this room there is access to the balcony on the lower floor the living room has a double sofabed and more seating. |
Cleaning/towels/
linen/maid service: |
All towels and linen are supplied and changed on a regular basis. Beach towels can be made available for a small extra charge. |
Notes on accommodation
The property was fully restored and opened in 2005 as we have tried to keep it as near to the original as possible the stone stairs are steep with some limited headroom therefore making the property unsuitable for very small children and people with limited mobility. Gas fired central heating has been installed for the winter months for which a nominal charge will be made there is also a wood burning stove in the main living area. We are gradually building up a collection of easy reading books for your enjoyment also games and cards also a selection of CDs their are 2 portable radio CD players, 2 hairdryers, portable fan, windows and doors are fitted with insect nets. We have made available tourist information from the regional tourist board along with some of our own suggestions of places to visit and places to eat.

Accessibility
Unfortunately the property is not suitable for wheelchair users due to its layout.
Outside
The property has a large balcony at the rear of the middle floor this allows you to enjoy the magnificent panoramic views over the surrounding countryside with Fermo in the distance in one direction and Petritoli in the other and Monte Rubbiano approx 4 kilometres away immediately in front of you. On the balcony you will find a large table with a total of 6 chairs and also there is a large parasol for those who wish to stay in the shade a small Italian style charcoal grill can be found in the utility room.
Coast/Beach
The Adriatic coast is full of blue flag beaches the nearest being at Porto San Giorgio with its many beach bars and excellent bathing facilities for those interested in boats it has a large world class marina with boats of all shapes and sizes as well as the local fishing fleet all only 20 minutes away by car.
Travel
A car is essential due to the location.
Ancona airport, 75 kilometres, 1 hour by car.
Pescara airport, 110 kilometres, 1.5 hours by car.
Rimini airport, 110 kilometres, 1.5 hours by car.
Forli airport, 150 kilometres, 2 hours by car.
Rome airports, 260 kilometres, 3 hours by car.
All these airports are served by the cut price carriers
Approximately 1600 kilometres from channel ports depending on exact route.
Distances
4 kilometres to Petritoli for shops and restaurants.
18 kilometres to Porto San Giorgio for larger shops the beach and weekly market.
12 kilometres to Fermo the Cathedral is a must as is the Piazza.
Further afield there is Ascoli Piceno with its magnificent Piazza at 75 kilometres, Assisi is 150 kilometres, Macerata for the opera lovers is only 45 kilometres, Sarnano a ski resort is only 45 kilometres. In the immediate area all the local villages have their own character.

Booking notes
A deposit of 40% is required at time of booking with the balance to be paid in full 8 weeks before arrival at this time a security deposit of £150 is required this is fully refundable subject to breakages and damage to the property after final inspection.

A charming house tastefully restored the best ever facilities we have had in self catering breathtaking scenery and a very enjoable stay Geoff & Suzy Lobb, Essex.
The house is a little gem so lovely with absolutely breathtaking views. The neighbours are so friendly and charming company. The beach is lovely and not too far away and we spent a few evenings having a meal on the balcony just taking in the view'' food for the soul''.
