An imposing, stone built farmhouse, Caicresce is situated in a peaceful location near the medieval village of Montone in Umbria, the "Green Heart of Italy". Caicresce has recently been renovated. Throughout the property the work has been carried out with great taste and attention to detail. The house retains all its original features which, combined with modern amenities, creates an extremely comfortable home.

Living Rooms: Large open plan lounge and dining room with original arch and beamed and barrel vaulted ceilings. Dining room table seats 12. Comfortable sofas, armchairs, TV, DVD player with selection of DVDs, CD player. Woodburning stove for the cooler months.
Other: Upstairs lounge with spectacular valley views, bookcase with a selection of books.
Cleaning/towels/
linen/maid service:
Towels and linen included and changed weekly, cleaning once a week or more often as required. Pool towels supplied.
A cook can be arranged as required.

Notes on accommodation
The house is suitable for children. Two extra children's beds can be provided i.e. the two twin rooms can be converted into triple rooms if required. There is a selection of children's books, DVD's and board games.

Accessibility
One of the double bedrooms rooms is located on the ground floor.

Outside
Five acres of land surrounding the property ensure wonderful privacy. There is a tree lined drive providing shade to park your car and a covered well at the entrance to the property. A two bedroom guesthouse, currently not in use, is adjacent to the house. Surrounding the house and with French doors from the kitchen and sitting room, is a large terrace and lawn with magnificent uninterrupted views of the valley. Nearby there is a covered pergola for dining al fresco, and a path leading down to the swimming pool.The poolhouse has a wc and kitchen facilities. Behind and in front of the house are mature olive groves. At the rear of the guest house is a footpath which descends through an oak forest to a stream below. You may occasionally meet locals looking for truffles or out hunting. From the terrace buzzards can be seen circling overhead and on summer evenings fireflies dart around. Light pollution is minimal and the sky awash with stars.

Coast/Beach
Lake Trasimeno is 25 minutes by car. Windsurfing can be arranged.

Travel
Perugia Airport is 25 minutes by car. Bologna Forli is 1 hour 45 minutes, Pisa is under two hours. Rome is under two hours.
Car is essential.

Montone 5 minutes, Umbertide 5 minutes, Citta di Castello 20 minutes, Sansepolcro 30 minutes. Assisi 35 minutes, Spello,35 minutes. Perugia 25 minutes.

Further details
Montone, which in Italian means Aries or the Ram is a small medieval village unchanged throughout the centuries and beautifully preserved. It is surrounded by sturdy walls and has a network of narrow streets, alleys and stairways. Its origins date back to the 10th century and in recent years the traditions of the medieval period have been brought back to life during re-enactments of historical events. There is a selection of small local shops in Montone. A weekly market is held in Umbertide every Wednesday morning. Produce includes fresh fruits, vegetables, hams, fish, cheeses and other local specialities. In addition there are several large supermarkets, COOP being the best and nearby is a fabulous fresh pasta shop and Rosticceria. There are many fine local restaurants to enjoy. Montone
Ristorante Erbaluna. Directions: In the top square near the outdoor theatre, fabulous food and very welcoming. La Locanda del Capitano Directions: - From the main square in Montone (Piazza Fortebraccio) walk up Via Roma for about 50 yards. La Locanda del Capitano is on the left hand side. Info: Excellent food and wine coupled with a friendly atmosphere. Definitely one for a special occasion. Ristorante Taverna del Verziere. Directions: From the main square in Montone walk down Corso Garibaldi for about 50 yards. Turn left into viecolo Vizzieria and the restaurant is down some steps on the right. Info: Great food, lovely shaded terrace for lunchtime meals. Umbertide Zen Zero: Not far from the Co-op; part of a small parade of shops. Info: An unassuming entrance, but don't be put off as it serves excellent value Antipasto, Pizzas and Pasta. Outdoor seating. La Rocca. Directions: in the main square. Info: Fantastic fish based pasta dishes and complimentary home made limoncello after the meal! Other activities can be pre arranged: Horse riding. Private yoga tuition at the house. Scenic flights from Sansepolcro.

Guest comments
A fantastic holiday - very relaxing and the house is extremely spacious and comfortable. The children thoroughly enjoyed playing in the pool and it was all too tempting not to venture further than the local bakers for our morning croissants.
