Notes on prices
Prices are for the property per week in euros. Preference is given to bookings for exclusive use of the entire villa and its grounds and the price for this may be negotiable in low season. Please enquire. Depending on availability, it is also possible to book the apartments individually. There are additional charges for extra beds, heating, cots, daily or inter-weekly cleaning, use of the dining room and details of these are supplied on request. Please note: fully booked July 19 until August 16
Changeover day
In high season, preference is given to Saturday-to-Saturday rentals, but flexibility is possible at other times of the year. Please enquire.

Two sections of the house each have two large double bedrooms and the third section has one double bedroom. There are three living areas with very comfortable divan beds, if required. Cots are also available. Three beautifully fitted bathrooms with shower, toilet, bidet and basin.
The three kitchens have generously sized marble work tops, cooker, hob, fridge, dishwasher and are fully equipped with cooking and dining equipment. All fittings are new and in top condition. There is a laundry for guest use with washing machine, iron and ironing board.
The three attractively furnished living/dining rooms each have TV, working fireplaces, security system and an independent entrance. There are divans that can be converted into proper beds with slat bases and fullsize mattresses (not fold-out sofabeds).
There is a large additional room for breakfasts and communal lunches and dinners. Catering can be provided on request.
Linen, including pool towels, is provided and changed weekly.

Notes on accommodation
The elevated position (500m above sea level) means that even in mid-summer the air is clear and there is a light breeze. The interiors remain cool, thanks to the 60-centimetre-thick stone walls. In cooler weather, the property has full central heating and working fireplaces (additional charge).
Outside
The free-form pool is large (14m x 7.5m, depth from 60cm - 190cm) and extremely well maintained. Guests have exclusive use of the pool. It is surrounded by flagstone paving and lawn and there is also a large paved area surrounding the villa with a generous supply of outdoor furniture. The loggia on the upper level is a charming, shaded seating/dining area with great views. There is a private parking area for guests with an electronic gate. The grounds are well illuminated for safety and to add to the night-time beauty of the garden.
Coast/Beach
Lake Trasimeno is within half an hour's drive and offers water sports and ferry trips to the islands for walking, beaches and restaurants.
Special interest holidays
The villa would be ideal for special interest tours (painting, yoga, walking etc) because of the large communal room at guests' disposal.
Travel
The nearest airport for guests from the UK is Perugia (45 minutes), served by Ryanair from London Stansted. Other suitable airports are Rome Fiumicino, Rome Ciampino, Florence, Pisa, Ancona and Forli, which are 2 - 3 hours away. Guests can also arrive by train to Terontola station (near Cortona) and pick up a rental car there, only 20 minutes from the villa.
Distances
It is only a few minutes' drive to the neighbouring villages of Mercatale and Lisciano Niccone, which have a full range of food stores, restaurants and services. The scenic Niccone valley begins at Mercatale and has several good restaurants and a vineyard that offers wine tastings and Umbrian cuisine in the vineyard's restaurant. Within easy reach are many top tourist destinations: Assisi, Perugia, Todi, Spoleto, Montepulciano, Siena and Gubbio. Florence and Rome are an easy day trip by train.
